Welcome to “Luxe on Front,” a newly renovated two-story home offering 1800 sq ft of stylish comfort in the heart of downtown Traverse City. The home blends original charm with fresh furnishings, thoughtful décor, and modern conveniences. With four bedrooms, two full bathrooms, a fully stocked kitchen, outdoor seating area, and six parking spaces including an ADA ramp, this home is designed for relaxed gatherings, family vacations, and pet-friendly stays.

We are Pet-friendly! Pet fee is $200 per stay. A maximum of 2 dogs 50 lbs each are allowed. Please let us know if you are bringing a fur friend so that we may get your pet amenities prepared for your arrival. We try our best to keep hair and allergens away, but guests with dog sensitivities should be aware. Please use our provided sofa cover and 'retired' towels for your fur friends. Booking guests will be responsible for any pet damage. Pets have to be on leash when outside the backyard.

Please Note: Quiet hours begin at 10pm, and no unauthorized parties are allowed to ensure a peaceful neighborhood setting.

~~ BEDROOMS ~~
Three bedrooms are located on the main floor:

• Bedroom 1: King bed
• Bedroom 2: Queen bed
• Bedroom 3: Twin-over-full bunk

The fourth bedroom upstairs includes a full pull-out sofa with a mattress topper. A Pack ‘n Play and high chair are provided for families. With four sleeping spaces plus infant gear, the home comfortably hosts up to 9 guests and a baby, which is a rare find in downtown Traverse City.

~~ BATHROOMS ~~
Two full bathrooms provide ample convenience. The first-floor bath includes a walk-in shower. The second-floor bath features a deep soaking tub along with a washer and dryer. Both are stocked with quality amenities.

~~ KITCHEN ~~
The main-level kitchen is fully equipped with updated appliances, a gas stove, dishwasher, blender, and dedicated coffee station with coffee and tea. Children’s dinnerware and a high chair are included, along with pet supplies for your four-legged companions.

~~ UPSTAIRS KITCHEN ~~
The upstairs kitchen offers a bright and practical space for simple meal prep or relaxed morning coffee. White cabinetry, plenty of counter space, and hardwood floors create a warm and inviting setting. Guests will find a full-size refrigerator, dishwasher, double sink, microwave, and toaster oven, along with basic cookware and dinnerware.

A dedicated coffee station with a Keurig and a full carousel of pods is included for easy mornings. The small café style table by the window provides a cozy spot for two to enjoy breakfast or a quiet work session. This space is perfect for light cooking, reheating leftovers, or keeping snacks and drinks handy during your stay.

~~ DINNING ROOMS~~
A formal dining room offers generous seating for group meals. Additional seating and a grill can be found on the front porch for outdoor dining.

~~ LIVING ROOM ~~
Settle in with plush seating, a Smart TV with Hulu and app access for your own logins, plus a selection of board games, children’s books, and toys for added entertainment.

~~ PARKING ~~
You will have space for up to six vehicles in the private lot located directly behind the house. This makes arrivals easy and provides convenient access throughout your stay.

- Check-in/out: Please note during our peak season (June-September) we discourage late check-outs and early check-ins due to the tight turn-around schedules of our cleaning teams. We are happy to allow for an early check-in or late check-out if our cleaning team is able to accommodate the request and still allow the rental to be cleaned to our quality standards and specifications. All early check-ins and late check-outs will be charged a $100.00 additional fee. We are able to accommodate early check-in and late check-outs during our off season (October-May) for a fee of $100.00, please contact us for further information.

- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee. 

- Security deposit: Please note that 3 days before check in time, we will place a temporary pre-authorization hold of $500 on your card. This hold verifies fund availability and covers potential incidental expenses during your stay. The hold will be released 7 days within check-out, pending no outstanding charges or damages. Your privacy and security are paramount, and all card information is handled confidentially.

- Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund, a credit card processing fee will be deducted.

Experience a delightful getaway in this beautifully maintained home, ideally situated just minutes from downtown Traverse City and local beaches, offering a perfect blend of comfort and convenience. Guests consistently praise the spacious, well-stocked accommodations and the attentive service, creating cherished memories for families and friends alike.

We had a great stay at Jason’s place. It was in a very central location that was easy to access all that Traverse City has to offer. The space was very clean and perfect for our large group. We would definitely stay again!

Beautiful spotless place. Would definitely recommend. Great location and an easy drive up to Suttons bay and vineyards.

House is great, as advertised. No surprises.

Walking distance to restaurant, bars, stores. Plenty of parking.

Older style house, well maintained with new appliances & fixtures.

We had family in and out of town for 2 weeks and this was the perfect place to stay. Central location, large space, room for everyone to gather or separate and have privacy. Its beautiful and cozy. We will stay here again, for sure! Great hosts, problem free!

My family stayed for 4 days at the end of April and very much enjoyed the house.  It was clean, comfortable and very well stocked with everything we needed.  Communication with host was great.  Would definitely stay again.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
&nbsp;
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

PETS. The Host does allow pets, the home is stocked with supplies for dogs including bed, bowls, toys, treats, furniture coverings, towels and waste bags. The Pet Fee must be paid in advance of your arrival, the fee covers up to 2 pets, no more than 50lbs. All rules and guidelines must be followed during your stay, failure to follow rules and guidelines will result in cancellation of this Agreement and any Security Deposit shall be forfeited.&nbsp;
Your animal should not be left unattended at any time. Should that become necessary, you *must* have and use a crate for your animal at all times while you are gone and provide them with sufficient food and water. 
Please use the labeled pet towels/sofa/bed cover/sheets for your pet's cleaning needs and separate them from the towels/sheets provided for guest's use.
You are responsible at all times for your animal's behavior. While we reasonably expect that your pets or specialty animal is well-trained, should any damage occur, you are responsible for the cost of any cleaning, repairs, or replacements.
Your animal should have a collar, harness, or microchip with identifying owner information attached, should it become lost.
Your animal must be under control of verbal or sight commands that they follow at all times.
Your animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.
We can ask you to remove your animal and/or leave for excessive barking, aggressive or damaging behavior, or obvious lack of sanitation.
Please walk your animal for bathroom needs. Indoor piddle pads are not allowed.
Please clean up defecations immediately.
Please keep your animal off the furniture and counters unless it is specifically needed for your disability.&nbsp;
&nbsp;
SMOKING POLICY. Smoking on the Premises is prohibited.
&nbsp;

SUBLETTING. The guest does not have the right to sublet the Premises.
&nbsp;
INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
&nbsp;
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
&nbsp;
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
