Good location and well kept place and property

Location was amazing!!! Also the pool area was awesome, not as over crowded as other hotels. I requested early check in and they had the unit ready by 1pm. We will definitely be booking the same unit in the future. We travel to Fort Lauderdale at least 3 times a year.

The place is a branded residence apartment in one of beach side building, over all a great place, clean, convenient access to beach and nice gym and pool on site. The hosts are responsive and provided instructions to us. 
But we had some issues too, the dish washer never worked (even after the host sent someone to look at it), so we had to wash our dishes with hand. We had also trouble with internet and the internet connection on TV, so we could not watch a single movie during our stay. We reported all of this to the hosts and they actually tried quickly to resolve these, but unfortunately none got resolved. We did receive a very small gift card from the hosts, but for what we have paid and the inconvenience caused by the dish washer and TV, that gift card is just too little.

The unit at the Ritz is amazing. We stayed with 2 adults and 2 kids and it was the perfect set up for us. The host service is also the best we have encountered. Easy to communicate with, very responsive and accommodating. We would highly recommend this unit and host!

Parties
This Short-Term Rental Agreement ("Agreement") is made by and between {{guest_first_name}} {{guest_last_name}} (“Guest") and {{host_name}} ("Host", including owners, agents, affiliates, and representatives). Host is authorized agent of the property located at {{address}}, (“Property”), acting under authority of the owner of the Property ("Owner"). By booking the Property through VRBO, Airbnb, Booking.com, Google, Expedia, our direct booking website, or any other platform (each a “Platform”, and collectively the “Platforms”), the Guest agrees to the terms outlined in this Agreement, which terms are in addition to any terms applicable to the Platform through which the booking was created. For convenience and confirmation, this booking was created through {{channel_name}}.
Dates of Rental
This Agreement is valid for the rental period starting on the booking start date on the booking as specified on the Platform (the “Start Date”) and ending on the booking end date as specified on the Platform (the “End Date”) (the “Rental Period”).
Rental Fees, Additional Fees and Taxes
The total Rental for the Rental Period is the total amount of the booking as specified on the Platform. Payment is to be made via the booking Platform unless otherwise agreed upon by both parties. In addition to the Rental, Guest agrees to pay any and all applicable fees and taxes, which may include, but are not limited to, sales and/or use taxes, lodging and/or transient stay taxes, booking fees, resort fees, management and/or community fees, amenities fees, insurance fees, cleaning fees, security deposits, parking costs, and any other applicable charges or taxes that may arise from the Rental or during the Rental Period. These Additional Fees and Taxes may vary depending on the location, duration of stay, and specific requirements related to the Rental. These Additional Fees and Taxes may be charged and collected concurrently with the payment for the Rental, which may occur at the time of booking or any time thereafter, or may be charged separately, and some portion of such fees and taxes may be charged by a third party, such as a resort or hotel operator or parking services provider, as applicable.
Security Deposit, Damages and Additional Fees
A security deposit may be required to protect against any damages to the Property, at the discretion of the Host. Any such security deposit, if required, will be returned within fourteen (14) business days after the Rental Period, minus any costs for necessary repairs or replacements. If a security deposit is required, Host will notify Guest within 24 hours of booking. Whether or not a security deposit is required, Guest shall be responsible for all damages which occur during the Guest stay and agrees to compensate Host, whether by deduction from the security deposit, if any, direct charge by Host to Guest payment method on file, or by paying an invoice for any such damages upon presentment by Host, at Host's sole and exclusive option and discretion. Guest shall also be responsible for any additional fees incurred during their stay. Such additional fees may include (if applicable), but not be limited to: pool heat, noise or other disturbance citations, costs related to or arising out of complaints filed by neighbors, which may include lost revenue due to suspension from booking platforms for behavior of Guest during the Rental Period.
Rules and Regulations
Certain rules and regulations pertaining to the Property will apply, as posted on the Platform and as will be communicated in messaging from the Host to the Guest via email, the Platform messaging system, text or other means (“Messaging”). By booking the Property, Guest consents to all messaging from Host regarding the booking, use of the Property, rules and regulations or any other matters deemed necessary by the Host it its sole discretion.
1.	Check-in/Check-out: Your dates of stay are {{checkin_date}} at {{checkout_time}} through {{checkout_date}} at {{checkout_time}}. Standard check-in time is {{checkin_time}}, or, if other, the time specified on the Platform for the booking, and check-out time is {{checkout_time}}, or, if other, the time specified on the Platform for the booking. Guest may request either early check-in or late check-out. Host may consider such requests and if any such requests are approved, Host will communicate to Guest any such approval via Messaging.
2.	Occupancy: The Property is to be used only for vacation purposes and can only be occupied by the number of people specified in the booking.
3.	Pets: No pets are allowed unless explicitly agreed by Host. Violation of this rule will be subject to a $500 fee per occurrence.
4.	Smoking: Smoking is not permitted on any Property premises, either inside or outside. This Smoking restriction applies to all methods or materials, including but not limited to cigarettes, cigars, pipes, cloves, marijuana, e-cigarettes, vapes or any other method or means of smoking or vaping. Violation of this rule will be subject to a $500 fee per occurrence.
5.	Noise and Parties: Guest is required to adhere to local noise regulations and respect neighbors. In particular, Guest must comply with any ‘quiet hour’ policies as posted on the Platform or contained in the booking or as may be communicated via Messaging. There shall be no parties allowed in the Property at any time and there shall be no more occupants in the Property than the listed occupancy in the booking, but in any case, no more than as specified by local ordinance. Guest are not to harass, interact with or otherwise disrupt neighbors, either directly or indirectly. Violation of this rule will be subject to a $500 fee per occurrence.
6.	Parking: Parking is available as specified in the booking.
7.	Cleaning: The Property will be cleaned before your arrival and should be returned in the same condition. Guest will be charged a cleaning fee, as posted on the Platform, which shall be prepaid.
8.	Utilities: Basic utilities (water, gas, electricity) are included in the rental fee unless otherwise stated.
9.	Other: Messaging sent to Guest from Host will contain important information, rules and guidelines. Such Messaging is/are part of this Agreement and are incorporated herein by reference.
Cancellations
Cancellations will follow the cancellation policy of the Platform through which the booking was made and the details applicable to the particular booking. If not otherwise stated on the Platform, Cancellations more than 30 days before arrival will receive a full refund less processing fee. Cancellations within 30 days of arrival will receive a 50% refund less processing fee, for all Cancellations up to 7 days before check-in. Cancellations within 7 days of arrival will receive no refund and will be charged the full amount of the stay (including fees and taxes).&nbsp;
 Liability, Waiver, and Hold Harmless Agreement
Guest acknowledges and agrees that the use of any and all features and amenities located in, on, or around the property—including but not limited to the pool, spa/hot tub, slides, water features, view deck, bunk beds, stairs, decks, balconies, indoor and outdoor furniture, appliances, recreational equipment, and any other facilities or structures—is entirely at the Guest’s own risk.
The Host shall not be liable for any accidents, injuries, illnesses, or deaths sustained by Guest, Guest’s invitees, or any members of Guest’s party, regardless of age, resulting from the use or misuse of any part of the Property or its amenities. This includes, but is not limited to:
* Drowning, slipping, or other water-related injuries in or around the pool, spa/hot tub, or water features;
* Falls or injuries related to the use of bunk beds, including improper use or unsupervised access by children;
* Burns, heat-related injuries, or infections related to the hot tub/spa;
* Injuries caused by furniture, appliances, stairs, or flooring;
* Exposure to allergens, insects, rodents, pests, or natural elements;
* Improper use, negligence, lack of supervision, or disregard of posted instructions or warnings.
Guest further acknowledges that certain amenities (such as bunk beds and hot tubs/spas) may pose elevated risks, especially for children, elderly individuals, or those with health concerns. Supervision of minors is the sole responsibility of the Guest at all times. No lifeguard or attendant is provided by the Host.
Guest agrees to assume full responsibility for their safety and the safety of all members of their party, and expressly waives and releases the Host (including owners, agents, affiliates, and representatives) from any and all liability, claims, or demands arising from injury, loss, or damage to persons or property, including loss or theft of personal belongings.
By entering into this agreement and/or by entering and occupying the Property, Guest agrees to indemnify, defend, and hold harmless the Host (including owners, agents, affiliates, and representatives) from and against any and all claims, actions, suits, damages, losses, liabilities, judgments, costs, and expenses (including attorneys’ fees) arising out of or resulting from Guest’s use of the Property and its amenities, whether caused by the negligence of the Guest, the Guest’s party, or otherwise.
This waiver and release shall be binding upon all persons in the Guest’s party, their heirs, assigns, and legal representatives, and shall survive the termination of the Guest’s stay.&nbsp;&nbsp;
Governing Law
This Agreement is governed by the laws of the State of {{listing_state}}. Any legal action related to this Agreement shall be filed in the jurisdiction of {{listing_county}} County, {{listing_state}}.
Amendments
Any amendments to this Agreement must be written and signed by both parties.
Entire Agreement
This Agreement constitutes the entire understanding between Guest and Host. By making the booking and paying the rental fee, the Guest agrees to abide by all terms and conditions listed.
