The stay was perfect for our family vacation to Orlando, with Eduardo going out of his way to meet our needs. The value could not be beat!

We loved our stay at Edouardo's house. The place was very spacious and adequately clean. The nearby club house was at a 2min walk and had everything you'd need for a resort like experience. Edouardo purchased a high chair for us which was much appreciated. We were arriving late for check in and had ordered groceries to be delivered at the airbnb. Edouardo offered to put groceries in the fridge and cabinets for us, everything was there for us at our arrival! One of our best airbnb experiences. Thank you so much!

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

1.	PROPERTY. The property is located at:

2. The property is fully furnished and includes a complete kitchen, with a washer machine, microwave, refrigerator, and oven, full cutlery, linens, towels, TVs in the living room and each bedroom, cable boxes, one hair dryer per bathroom, iron, vacuum cleaner.&nbsp;&nbsp;
3. LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).
4. OCCUPANCY: The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.&nbsp;

 5. RENTAL RULES: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.&nbsp;&nbsp;
6. ACCESS: The Host has the right to inspect the Premises with prior notice by State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately following State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.&nbsp;
7. QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
8. BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.
9. INSURANCE: We encourage all renters to purchase traveler insurance.&nbsp;

11. SUBLETTING. The Guest does not have the right to sublet the Premises.
12. MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only carefully and lawfully. The Guest shall leave the Premises in a ready-to-rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition.
13. TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. <ins>No trash should be left inside the house upon check-out</ins>.&nbsp;
14 . QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company quietly and respectfully to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
15 . HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury, or loss. The Guest expressly recognizes that any insurance for property damage or loss that the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase their own insurance for their guests if such coverage is desired.
16. ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
17. USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
18. ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
19. POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of the Premise’s location.

<h2 style="text-align:center;">EXHIBIT A - RENTAL RULES&nbsp;</h2>
1. Smoking is not allowed 
2. Minimum age for rental: 24 years old.&nbsp;&nbsp;
3. Parties and events are not allowed&nbsp;
4. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of the Guest.&nbsp;
5. All of the units are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.&nbsp;
&nbsp;6. Keep the property and all furnishings in good order&nbsp;
7. The owner's locker should not be opened. It is designated to store the owner's personal belongings.&nbsp;&nbsp;
8. Only use appliances for their intended uses&nbsp;
9. Pets are not allowed.&nbsp;
10. Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.&nbsp;
11. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.&nbsp;&nbsp;
12. Pool: No children under the age of 12 are permitted in the clubhouse pool at any time without adult supervision. When using the pool, remember there is a certain health risk associated with this facility. Use at your own risk.&nbsp;&nbsp;&nbsp;
13. Cleaning and Hygienic Products: Basic cleaning products will be provided by the Owner for immediate use. Guest must provide additional in case they need as well as Hygienic Products (such as toilet paper).&nbsp;
14. Extra costs: all costs are included in the daily rate. Although, there are some cases in which additional payment is necessary.&nbsp;
Cases for the additional payment: long distance calls, lost code door, special cleaning after smoke inside home (as well as a USD250.00 fine), excessive cleaning and/or garbage disposal, late check-out, property damage, pets (USD300 fine)&nbsp;
15. Water and Septic: The property is on a well and septic system. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clogged the septic system, you could be charged damages of up to USD250.00.&nbsp;
16. Trash: trash must be disposed of in plastic bags in one of the three containers in the community area. By any circumstance, garbage can be left outside the house (a fine could be applied by HOA).&nbsp;
17. Storms:&nbsp;
If there is a storm or hurricane, no refunds will be given unless:&nbsp;&nbsp;
· The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or&nbsp;&nbsp;
· A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.&nbsp;&nbsp;
· The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:&nbsp;&nbsp;
§ Any unused portion of rent from a guest currently registered;&nbsp;&nbsp;
§ Any unused portion of rent from a guest who is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and&nbsp;&nbsp;
§ Any advance rent collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.&nbsp;&nbsp;
