Guest Interaction:
Sailport is a private resort made up of 240 units. While your condo is entirely private, you'll encounter other resort guests in the common area.

Access:
Guest have access to the entire resort and its amenities. As a private condo, we do not have control over any of the amenities and therefore are not in a position to guarantee they're all working at all times. If an issue arises, simply notify us so we can contact the resort.

LAUNDRY FACILITY: Located on the 3rd level, the guest laundry with washer and dryer is next to the elevator. It is open 24 hours and coin operated. The price per load is $2 unless updated. Quarters are accepted, and cards are also accepted for payment.

Neighborhood:
Rocky Point is a tourism spot with hotels, condos, and some restaurants and bars. It's safe, fun, and very friendly! 
The Resort on the water.  Ben T Davis beach only a 15 minute walk or 3 minute drive.

Transit:
Lots of restaurants and bars are within walking distance (ask for recs). We also have a small, on-site convenience store with basic supplies like snacks, wine & beer, toilet paper, coffee, etc. Note, we do not manage the store and therefore cannot guarantee supply.

This home is professionally managed by the Tampa Vacation Collection, a 24/7 premium vacation rental management company. We're available at all hours, every day of the week. When you book, you'll be contacted by our 813 concierge number. This number is monitored 24/7 by our staff and is the best means of communication including for receiving instructions.

Prior to booking, we ask that you review our entire listing including amenities and house rules. If you have any questions, concerns, or special requests please do not hesitate to ask! We do not issue refunds outside of the normal cancellation & refund policy for issues with the rental agreement, ID & verification photo provisions, or the house rules.

Every reservation includes our Damage Waiver Program — you’re covered for up to $500 in accidental damage during your stay. Just relax and enjoy your trip knowing little mishaps are taken care of. (Note, this is not insurance and does not replace travel or liability insurance; this self-funded protection covering up to $500 in accidental damage to contents only. Examples included linens, towels, and wine glasses.)

- By booking, you authorize Awaysis Rentals, LLC to send text messages and emails with details regarding your reservation information and other offers. Message/data rates may apply. Consent is not a condition of purchase.

- All the amenities outside of the unit (pool, grills, gym, convenience store, laundry, etc.) and the internet/Wi-Fi are managed by the resort. Therefore we do not guarantee nor are we are not responsible for their cleanliness or availability. If there are any issues please reach out to us. We do not issue refunds if amenities outside of the unit are unavailable for any reason.

House Rules:

✔Minimum Age: The booking guest must be at least 18 years of age to check-in. Security will request an ID upon arrival. 

✔ CHECKOUT/CHECK-IN PROCESS. Check-in time is 4PM EST and checkout times are 11AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 11:45AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in or late checkout. For early check-in and late checkout requests, the fee is $20/hour when approved in advance and paid before check-in/checkout. As a reminder, we do not guarantee early check-in or late checkout *ever*. It depends on our booking calendar and cleaning schedule. 

✔ SMOKING. No smoking or vaping is allowed inside any of our rentals. If cleaners determine smoking has taken place, whether by observation or smell, we reserve the right to charge a $250 penalty. If smoking is observed during the course of an active stay, we reserve the right to cancel the reservation without any refund and charge a $250 penalty.

✔  LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200.

✔ Fees Breakdown: 
- Cleaning fee (maintenance and housekeeping)
- Service fee helps cover the cost of secure transactions, product development, and 24/7 customer service. 
- Resort fee usually covers the cost of providing certain amenities to guests, such as the pool or fitness center, Wi-Fi, toiletries, and other property maintenance costs.
-Taxes such as VAT, city and sales tax.
* Please note that fees may not be included in the total when booking through third-party platforms. We reserve the right to collect these fees separately "IF" they are not reflected in the initial booking total.
✔ PAYMENT PROCESSING FEE. ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable. 

- Sailport permits Emotional Support and Service Animals with prior notice, written approval from the Manager, and supporting documentation provided to security upon arrival. A $100 pet fee applies. Pets are not allowed on beds or couches. Unauthorized pets incur a $250 penalty per pet and possible reservation cancellation without refund. Guests must clean up after pets; failure to do so results in a $50 penalty. Regular household pets are not allowed. Manager reserves the right to remove any pet for inappropriate behavior.

✔ ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $15 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed.

✔ WEAPONS. Unless requested and approved in advance in writing, we do NOT ALLOW any lethal weapons on our properties. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. If granted permission, the weapon must be licensed and safely secured at all times.

✔ We reserve the right to approve date changes requested outside the full refund window. If approved, a "date change fee" of 10% of the total reservation (including fees and taxes) or $100—whichever is less—will apply, with a minimum fee of $35. This applies only to stays of 5 nights or less. Longer stays may have different fees and restrictions.

✔ NOISE POLICY:
Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding.

✔ TV Subscriptions & Apps
Guests are required to log in and out of their own accounts when accessing streaming services or smart TV apps. Please refrain from launching or purchasing any new subscriptions on the TV. Any unauthorized subscriptions or charges will be billed back to the guest at the cost of the subscription plus a $25 service fee.

✔ A/C Instructions:
Please keep the thermostat set to “AUTO” mode and do not set the temperature lower than 71°F to prevent system issues.

The resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $500 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver.
