Basic Rules:
At our vacation rental, we like to provide our guests with some useful supplies as a starter pack, which you can use during your stay. You can find the complete instructions for most everything in our Welcome Book. Please also read the full house rules as well located on the listing page in “house rules” section in order to avoid any danger or deductions from your security deposit upon check-out. 

Must be at least 24 years old to rent this property due to insurance reasons this home cannot be rented to anyone under the age of 24. We do not allow 3rd party bookings. You must rent the home for yourself and your guests. This will cause immediate cancellation to your stay.

Outdoor cameras located front and back of all our properties. Devices record 24/7 for security purposes and can be used to check occupancy, rule breaks and “quiet hours” compliance. (Guest(s) may not disconnect or tamper with exterior Security Cameras. If disconnected/tampered with, the contract will terminate immediately with no refunds.)

City Quiet time is defined as 10:00 pm to 8:00 am. City law enforcement in the area that keeps track of any excessively loud noises in the area. No excessive noise should happen during that period. If law enforcement shows up during your stay due to any disturbances (including but not limited to; loud music, fireworks, etc) this will be immediately reported to our “Bad Guest List” which will not let you rent any of the properties within our insurance.

We require that you respect the reservation you committed to and only have the same number of people stay in the house as listed in their reservation. All guests must be included in the reservation no matter time and length of their stay this is for your safety and is required by all booking sites. Any extra guests not disclosed that are brought into the home will cause immediate cancellation of your stay and your party will be escorted out by security along with a $500 fine.

Pets shall not be allowed without the prior written consent of the Lessor.  A fine of $500 per pet will be charged if rules are broken

House Rules
1. **Check-in & Check-out**
- **Check-in**: After 4:00 PM 
- **Check-out**: By 11:00 AM 
- Early check-ins and late check-outs are subject to availability but not guaranteed.
- Before leaving for more than 6 hours, ensure all doors, windows, and sliders are locked, and lights and **AC are set to a higher temperature**.
- We are not responsible for lost or forgotten items and do not ship them.
**Summer Guidelines**
- **Thermostat Settings**: Keep the thermostat at or above 75°F between 11 AM – 6 PM to avoid power or AC issues.
- **Home Insulation**: Keep windows, doors, and curtains closed to maintain a cooler indoor temperature.
- **Stay Hydrated**: Drink plenty of water and limit caffeine or alcohol consumption.

2. **Deposits & Payments**
- The property will be inspected upon checkout. Any damages caused by guests will be charged accordingly.
- Guests are responsible for any fines incurred due to violations of local vacation rental ordinances (up to $2,000+).

3. **Occupancy & Conduct**
- Primary renter must be at least 21 years old and provide a government-issued ID.
- No third-party bookings—the reservation must be for the person booking and their guests.
- All guests must be listed in the reservation prior to check-in. Over-occupancy will result in immediate eviction without refund.
- Security cameras are placed around the exterior of the property and record 24/7 for security, occupancy monitoring, and quiet hours enforcement. Guests may not tamper with or disable cameras.
- Guests must comply with all community rules and respect neighbors. We reserve the right to inspect the property and evict guests violating these terms.
- Children must always be supervised, especially in the backyard.
- If you experience any issues or concerns with the home, please notify us immediately.
  - Many vendors are closed on weekends and holidays, so early notice allows us to address concerns as soon as possible.
  - We are always available to assist you. Please refer to our listing details and guestbook for guidance on navigating the home.
- **VRBO and Airbnb** have strict no-party policies, which we fully enforce. Violations will result in immediate eviction without a refund.
- Absolutely **no fireworks** are allowed on the property at any time.

4. **Pets**
- Pets require prior approval. Unauthorized pets will incur a $500 fine per pet, plus any damages. 

 5. **Parking**
- Use only the driveway and/or garage (if available) for parking. Some of our properties do not allow street parking—please check your listing for specific rules.
- City regulations may **limit the number of vehicles allowed per stay**. Please refer to the listing for details.
- Parking is self-park and at your own risk. We are not responsible for theft, damage, or any other issues related to vehicles.

6. **Ordinances & Compliance**
- Guests must comply with all local, state, and federal laws while on the premises.

 7. **Property Care & Maintenance**
- Guests are responsible for any damages caused by themselves or their visitors.
- No modifications, painting, or alterations to the property.

 8. **Outdoor Furniture & Items**
- Strong winds can occur unexpectedly. Guests are responsible for securing outdoor furniture. Unreported damage may result in replacement charges.

9. **Guest Responsibility**
- The primary renter assumes full responsibility for all guests complying with these house rules.

10. **Cleanliness & Departure**
- Guests must maintain cleanliness throughout their stay and leave the property in good condition.
- Excessive mess may result in additional cleaning fees.

11. **No Subletting**
- Subletting or assigning the rental to another party is strictly prohibited.

12. **No Smoking**
- **No smoking inside the home.** A $2,000 fine applies for violations.
- Smoking outside far from any open doors or windows is permitted if cigarette butts are properly disposed of. A $150 fine will be charged for butts left on the property.
- Illegal substances are strictly prohibited—violations will result in immediate cancellation without refund.

13. **Backyard Use**
- **BBQ & Fire Pit**: Guests must turn off the gas line after use. A $50 cleaning fee applies if the BBQ is left excessively dirty.
- Do not leave fire pits or gas features on for more than 4 hours.
- Avoid using glassware outside.

 14. **Pool Heat & Hot Tub (If Applicable)**
- Hot tubs are for guests 18+ only and must be used responsibly.
- Guests with medical conditions or those consuming alcohol should not use the hot tub.
- Fines for misuse (e.g., leaving it uncovered, running jets while not in use, spills, broken glass) start at $150.
- Some of our properties require an additional fee for pool and hot tub heating due to the high cost of propane, gas, or electricity. Please check the listing for pricing and availability.
- We make every effort to ensure hot tubs are operational upon arrival. However, if a paid heating service is unavailable during your stay, you will be refunded the amount paid for heating.
- No refunds will be provided for inoperable pools or hot tubs unless heating was specifically paid for.
**Important Notes**:
- (For pool and hot tub combos) You cannot heat the pool and hot tub at the same time. When the hot tub is activated, the system redirects heat to it. You can manually switch back to pool heating when finished.
- Hot tubs are for use as needed, not continuous operation. Unlike hotel hot tubs, they are not kept heated 24/7. They will not be preheated upon arrival; please turn off when not in use.
- A pool is not a hot tub. For safety and to maintain proper chemical balance, pool temperatures should not exceed 88°F. Heating a pool can take **5–16 hours** (some pools **require** 2 days' notice prior to arrival) depending on outdoor temperatures.

15. **Owner Access**
- We reserve the right to enter the property for maintenance, inspection, or emergencies.

16. **Legal & Liability**
- This rental agreement is governed by California law. Any legal disputes will follow state jurisdiction.
- Guests waive liability claims against the property owner and management for any injuries, accidents, or damages incurred on-site.

17. **Trash & Waste Disposal**
- Trash must be stored in designated bins and placed out on collection day.

18. **Force Majeure**
- No refunds for issues beyond our control, including power outages, weather, pests, or city construction.
- You may encounter bugs or wildlife during your stay. While we regularly treat the property for pest control, insects and wildlife **are a natural part of the environment**.
- No refunds will be provided for the presence of bugs on the premises.

19. **Cancellations**
- Our cancellation policy is as follows:
  - **Free cancellation** within 48 hours of booking, including all service fees.
  - **100% refund** (minus service fees) if canceled at least 14 days before check-in.
  - **No refund** if canceled less than 14 days before check-in.
