Unit 1212

This professionally decorated two bedroom and two bathroom unit has great sweeping views of the beach and the gulf and has wonderful furnishings and art work.  In the Kitchen, all the major appliances have been updated with fresh white beachy finishes. The countertops are a granite with a stunning stone back splash. Under counter lighting create an ambiance of warmth and comfort. 

The Living Area includes a cream-colored leather sleeper sofa and two blue swivel rockers.  A 55” flat screen television is located on top of a distressed painted wood storage cabinet. Inside this cabinet is a Blue Ray DVD player and board games.  The Master Bedroom has a king-size bed with a white painted headboard flanked by a pair of over sized matching three-drawer nightstands.  Master Bedroom has a 42” flat screen television mounted on the wall. The private master bathroom has a marble counter top and a large easy in/out shower.  The Guest Bedroom has a pair of full-size beds a coastal white wood nightstand with three drawers. There is also a white wooden four-drawer dresser topped with a 40” flat screen television and blue ray DVD. 


Phoenix X is located in Orange Beach on the gorgeous Gulf of Mexico and is very convenient to the Flora-Bama, fabulous restaurants, grocery stores, shopping, theaters, and the Alabama Gulf State Park which features several fun activities for the whole group from zip lines to great fishing off of the HUGE Gulf State Park Pier!  There are plenty of water-sports to enjoy close-by such as jet-skis, parasailing, deep sea fishing, and scuba diving just to name a few. 

Phoenix X boasts great amenities including, but not limited to: large gulf front outdoor pool area with an adequately sized 1' deep kiddie pool and large sunning deck surrounding the pool with plenty of lounge chairs, gulf front outdoor charcoal grill and gazebo covering a table with seating, large indoor heated pool, 3 indoor hot tubs, sauna, indoor racquet ball court, indoor fitness center, and a great lobby with large fountain, multiple tables, chairs, sitting areas, television, coffee area and all with a Gulf front view!

Directly across from the Condo is the Flora-Bama Marina.  From the Flora-Bama marina you can take a dolphin cruise, rent a boat, rent a Jet Ski,  rent paddle boards, and  rent kayaks.

Parking: You must purchase your parking passes upon arrival. You are allowed two with this property. Parking passes are around $60 each. Ike’s Beach Service is in charge of the tent space on the beach and guest can call them for a spot at 

* Due to the Covid-19 crisis, all comforters have been removed from beds.  We have replaced with a quilt that is washed with each stay.  If you prefer heavier bedding, you may want to bring extra bedding.  We want to do our best to offer a  sanitized clean bed for your stay.

Please Note: After reservation, you will receive a digital rental contract that can be signed electronically. This is a mandatory part of the booking process.

Your remaining balance will be charged to the card on file unless you notify us otherwise if your stay is less than 14 days.
Reservations including stays 14 days or longer must be paid in full 90 days before your arrival and are due by check to avoid an additional 3% credit card processing fee. This also includes Winter stays lasting 14 days or longer.
An additional 3% processing fee will be applied to reservations lasting 14 days or longer that are paid with a credit or debit card.

With a fantastic location and spacious accommodations, guests can enjoy a welcoming environment that enhances their overall experience. While some amenities could benefit from improvements, many guests appreciate the property's charm and the responsiveness of the management team, ensuring a pleasant stay.

Policies and Procedures
CHECK-IN

Check-In time is after 4pm. Check out time is before 10 A.M. We strive to
have your property cleaned and inspected by 4pm, but during peak seasons your property may not be ready
by 4pm due to high traffic of guests checking out the same day and our quality assurance inspections which
includes maintenance of the property. We will accomodate your requests to the best of our abilities. If you
need to check in after 5pm, please let us know so we can make arrangements for you to pick up your keys
and finish the check-in procedure. You will check in at the address stated above, which is our office. If you
need directions then we will be glad to provide them for you.

You will be provided with your parking pass(es) and 2 keys to the property. When you arrive to our office to
check in, there will need to be someone at least 25 years old to pick up the keys, parking passes, sign the
Rental Agreement (this person will be responsible for the preservation of the property and the care of
everyone staying in the unit or guest thereof), and provide a credit card for damages, missing items, and/or
excessive cleaning. This credit card may have a $250.00 hold placed on it until check out, which is our
discretion. If there are any damages to the unit, excessive cleaning is needed, and/or things are missing from
the property, then the credit card on file will be charged for full reimbursement of the damaged property,
missing items, and/or excessive cleaning. THERE ARE NO REFUNDS.

When you check in we will provide you with directions to your property and answer any questions you may
have to the best of our ability.

We provide you with the following linens and disposables to use:
· All bed linens,
· A minimum of 1 bath towel and 1 washcloth per number of persons the property accommodates
· 1 bathmat per bathroom
· 2 hand towels per bathroom and 1 hand towel for the kitchen
· 1 roll of toilet paper per bathroom
· 1 roll of paper towels in the kitchen
· 1 dishwasher soap
· 1 dishcloth
(If any bed or bath linens are missing and or damaged after you checkout then the card on file will be charged
for reimbursement)

Some items you may want to include while packing are listed below:
· Toilet Paper
· Paper Towels
· Trash Can Liners
· Extra Bath/Shower Towels and Washcloths
· Beach Towels
· Laundry Detergent
· Dishwashing soap and/or dishwasher detergent
· Toiletries (Body Soap, Shampoo, Conditioner, etc.)

Checkout is at 10am on the date of departure. You will need to check out and drop off your keys and parking
passes at our office, which is located at the address stated above; the same location where you checked in.

Vacation Rental Policies
LENGTH OF RENTAL
-Some minimum lengths of rental (i.e., three nights) apply during summer and peak summer seasons.
- Other minimums also apply during non-summer seasons.
-Monthly reservations are available November through March.

INITIAL RESERVATION PAYMENT
- Initial Reservation Payment is $400.
- Initial Reservation Payment is payable via MasterCard, VISA, or Discover at reservation time.
- The Initial Reservation Payment is a portion of your rent and will be applied to your grand total; therefore, it will
NOT be refunded following your departure.
- Payment in full at time of reservation, which includes a non-refundable processing fee, is required if arrival occurs
within 30 days.

TAXES AND FEES
- A nonrefundable processing fee, to cover expenses associated with the initial reservation, is due at reservation time
and applies to all reservations.
- Lodging tax varies by property location.
- Cleaning fees vary by size of property

FINAL PAYMENT
- Final payment (balance due after Initial Reservation Payment has been paid) is required at 12:01 a.m. 30 days prior to
arrival.
- Payment may be made by MasterCard, VISA, or Discover
-Final payment may also be paid by cashier's check, money order or certified funds (if received 30 days prior to
arrival).

CONFIRMATION
A confirmation listing rules, regulations, dates of visit and property information will be emailed to you after your
Initial Reservation Payment is processed. Carefully CHECK your confirmation for accuracy and email White
Shores Realty immediately if any corrections are necessary; otherwise, it will be assumed correct.

CHANGES AND PROPERTY SUBSTITUTION
- Rates, descriptions (including bed sizes), furnishings, amenities (including pools, hot tubs, etc.) and availability are
subject to change WITHOUT NOTICE. No refunds will be issued for changes made by individual property owners
or unavailable amenities.
-Substitution of comparable properties may be made without notice or liability, should the property you reserved
become unavailable for rent. You may choose comparable available property at the published rate or receive a
refund of your Initial Reservation Payment and prepaid funds (excluding processing fee).

CANCELLATIONS, DATE CHANGES AND PROPERTY CHANGES*
- 30 days minimum notice for condominium rentals. You must cancel by 12:01am 30 days prior to your arrival.
- 90 days minimum notice for monthly rentals. You must cancel by 12:01am 90 days prior to your arrival for monthly
rentals.

Cancellations, date and property changes occurring less than stated minimum days required notice will result in
forfeiture of Initial Reservation Payment, rent, taxes and fees.

Please note: White Shores Realty’s cancellation policy does not provide refunds for unforeseen
developments such as illnesses, mandatory hurricane evacuations, and similar events that can affect
your trip.

REFUNDS
-Refunds are only issued for cancellations OUTSIDE of the cancellation date range (30 days for nightly and weekly
rentals and 90 days for monthly rentals). Refunds do not include nonrefundable processing fee or the cost of the
insurance.
- NO REFUNDS are issued for cancellations or early departure due to inclement weather or personal circumstances
inside the cancellation date range.

FURNISHINGS
- Décor, style, color schemes and inventory vary since properties are individually owned. Some internet photos may
differ due to owner updates or changes.

MANAGEMENT
- All rental properties are privately owned and White Shores Realty has a contractual relationship with property
owners who employ us to act as their agents. We treat all parties (owners & guests) honestly, fairly and in good
faith.
- WE RESERVE THE RIGHT to refund Initial Reservation Payments, refuse rental, or to discontinue occupancy if, in
our judgment, your occupancy is detrimental to the property.
-We reserve the right to enter the premises at any time for the purpose of inspection, repair, management or showing
to prospective buyer.
-Property may not be used for any unlawful purpose.
- By renting a property you are assuming all risk of and liability for any damage done to person or property, agents,
employees or visitors occasioned by the present or future condition of the premises both latent and manifest. In the
event damages occur during your occupancy you agree to authorize White Shores Realty to charge the cost of
such damages to the credit card guaranteeing payment. You also agree to be responsible for and reimburse the
property owner for any applicable costs and attorney's fees incurred for collection of damage. Neither White Shores
Realty nor the owner will be responsible for accidents or injury to guest or loss of money or valuables of any kind.
RENTAL OCCUPANCY*
-The listed "LIMIT" number indicates the maximum number of occupants allowed in a property at any one time.
(Exceptions for infants under age 2 only.) · Condominiums listing a range, such as "Limit 6 or 8," refer to varying
bedding arrangements provided by the individual property owner. The website description provides details.
-Atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained at all
times.
-All rules and regulations at each property must be strictly observed.
- Only adults 25 years or older may contract for rental. Legal renter named on the rental agreement must occupy
property during dates listed on the agreement. Identification must be furnished upon request.
-Absolutely NO PARTIES ALLOWED.
*Please Note: Violations of rental occupancy restrictions are grounds for IMMEDIATE EVICTION
AND FORFEITURE OF RENT.

Please Note:
Sofa sleepers and berth bunk beds are best suited for children and may be uncomfortable for adults.
Locked owners' closets are not included in your rental.

Garages do not have guaranteed access for guests. Most are for owner usage only and are not included in
your rental.

Fireworks are strictly prohibited by law at all properties.

Firearms are prohibited at all White Shores Realty’s facilities and White Shores Realty-managed rental
properties.

MAINTENANCE
- ISSUES: Report all maintenance issues promptly by calling 251.968.4316. Just as might occur at your own
well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct
the situation; however, no refunds or rate adjustments will be made for mechanical failures.
- DAMAGE: Report any damage or breakage upon occurrence by calling 251.968.4316 so the matter can be settled
before departure. Damages found by inspection crews upon departure will be billed and full payment for repairs will
be collected via credit card.
-NO GUARANTEES: Working condition of pools, hot tubs, air conditioners, cable, phones, internet service, TVs,
VCRs, DVDs, appliances, elevators, etc., are NOT guaranteed. No guarantee that pools will be heated. NO
REFUNDS or rate adjustments will be made for mechanical failures and malfunctioning equipment. These amenities
are extras provided in addition to the beach house or condominium rental. Although all attempts will be made to
correct the situation, some breakdowns cannot be prevented or repaired during your occupancy.
-MAINTENANCE VISITS: Maintenance technicians and vendors may access the property for purposes of repairing
previously reported issues. A form identifying the action taken will be provided at the time of the maintenance visit.
- PROPERTIES FOR SALE -- If a property is for sale, the owner reserves the right to have the property shown to
prospective buyers. A real estate sales associate or White Shores Vacation Rentals representative will contact you
to make arrangements to schedule the showing at a convenient time.
-CONSTRUCTION -- The continued growth of our area is evidenced by new construction that may be adjacent to or
near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but
construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations.
Refunds or relocations cannot be considered.

Check-In Time
-Check-in begins at 4:00 p.m.
- Early check-in is not possible; therefore, we encourage you to enjoy our public beaches and attractions if you arrive
in the area early.
- Our housekeeping standards may require extra cleaning time for some properties, which may delay check-in.
- Although keys may be released at 4:00 p.m., no guarantee is made that properties will be cleaned by 4:00 p.m.

Check-out time is 10:00 a.m. An early departure key drop box is provided at our office.
Departure Responsibilities
- Leave property reasonably clean and in reasonable order (Note: Additional cleaning charges may apply)
- Leave kitchen items (dishes, cookware, etc.) clean.
- Sweep all floors of trash, sand, and food particles
- Dispose of all trash in proper outside containers
- Lock all doors and windows
- Leave all beds unmade and linens on the floor
