J&J Ponderosa Mile house is a great location to easily explore RC and Keystone. The property app is amazing with a lot of good info. The house looked like the photos and the layout worked perfect with the 3 main bedrooms upstairs and game/theater rooms downstairs. We didn't need the lwr bedrooms but would be nice for larger parties. The kitchen & BBQ was great for homecooking. We were the 1st short term renters so there were some items missing normally at ABBs and some dog fur from the vents due to the previous long term tenants. However, the guest services team were quick to respond, accommodating & pleasant to work with. Jeff, the property manager, was awesome and came right over to provide missing items & help. He was respectful, kind, and worked quickly. He addressed our concerns so I don't think it'll be an issue for the future. The location on the golf course was a plus for our golfers as well as the beautiful view from the back deck. We would rent again if visiting the BH area!

Our whole group  really felt at home, a home away from home.

The house was amazing and the view was perfect!

Fabulously homely place!!
Positive: Loved the location! Right on the edge of the "wilderness"! Lots of wild life. Seen? deer! Heard? Coyotes! 
Stunning vistas, tons of fresh air and so beautifully quiet and peaceful!
Negative: Prob the only disconcerting thing was, the nest of baby swallows at the top of front door. The handle of the front outer door was totally obscured by bird excrement as was a good portion of the porch. We were of course very mindful of the swallows but it meant feeling obligated to use that entrance as little as possible. We feel it only fair that the next visitor should be pre-informed there might be "shared" accommodation. 
 Also, we are big on using air conditioning as little as possible, preferring lots of ventilation. In an ideal world, rather than solid glass, we would have enjoyed the front outer door being a secure screen door, that could have afforded a cross breeze. But perhaps weather in that region dictates that most of the time you'd be trying to retain warmth . . ?

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on between the following:

Guest: {{guest_name}} (“Guest”), and

Host: {{host_name}} (“Host”).

1. THE PREMISES:The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Hos

2. LEASE TERM: The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”). The guest should read the guidebook sent prior to arrival. 

3. REFUND POLICY: The Host does not issue full or partial refunds without first investigating any concerns raised. Guests must allow the Host an opportunity to inspect and address any issues during their stay. Should a guest leave the property without notifying the Host or without granting access for investigation, no refund will be provided.

4. QUIET HOURS : Quiet hours are in effect from 10:00 PM until sunrise. During this time, outdoor noise must be kept to a minimum, and music or loud activities are not permitted, out of respect for neighbors.

5. OCCUPANCY: The total number of guests allowed on the Premises is {{number_of_guests}}. Exceeding the agreed-upon guest count may result in immediate termination of this Agreement. Please ensure all guests are included in your reservation so adequate towels and supplies can be prepared.

6. BOOKING &amp; CANCELLATION POLICY: The total rental amount is due as outlined during the booking process. If the Guest cancels, the Host will uphold the cancellation policy stated at the time of booking. For VRBO or direct bookings, any applicable credit card processing fees will be deducted from the refund amount.

7. SECURITY DEPOSIT: A security deposit may be held and will be refunded within 7 days after checkout, provided no damage or excessive cleaning is required. Deductions may be made for damages, missing items, or if the property is left in poor condition.

8. PET POLICY: No pets are allowed on the Premises. If pets are found on-site, the Guest will forfeit any security deposit and the Agreement may be terminated immediately.

9. SMOKING POLICY: Smoking is strictly prohibited anywhere on the Premises.

10. SUBLETTING: The Guest may not sublet or assign this Agreement to any third party.

11. MAIL: Maildelivery to the property is not permitted. Guests are responsible for making alternative arrangements if needed.

12. INSPECTION &amp; TERMINATION: The Host reserves the right to inspect the Premises with appropriate notice, as allowed by law. If the Guest violates any terms of this Agreement, the Host may terminate the rental immediately, and the Guest must vacate the Premises. No refund will be issued in such cases.

13. MAINTENANCE &amp; DAMAGE: The Guest agrees to maintain the Premises in good condition and will be held responsible for any damage beyond normal wear and tear. Costs for repairs or replacement will be deducted from the security deposit.

14. TRASH DISPOSAL: All trash and recycling must be disposed of as instructed in the guidebook or by the Host.

15. NEIGHBORHOOD CONDUCT: Guests are expected to act respectfully and in a neighborly manner. Loud parties, disturbances, or disruptive behavior will result in immediate termination of the stay without refund.

16. HOST LIABILITY: The Guest assumes full responsibility for any injury or loss during the stay. The Host is not liable for accidents, injuries, or loss of personal property. Guests are encouraged to carry their own insurance coverage if desired.

17. USE OF PREMISES: The Premises may only be used for residential, short-term vacation purposes. Commercial activity of any kind is strictly prohibited.

18. ILLEGAL ACTIVITY: Any illegal activity—including drug use, violence, or inappropriate behavior—will result in immediate termination of this Agreement without refund.

19. LEFT BEHIND ITEMS: The Host is not responsible for personal items left behind. Reasonable efforts will be made to return lost items, but unclaimed items may be discarded or kept after 14 days.

20. SECURITY AT CHECKOUT: Guests are required to secure all windows and doors upon departure. Failure to do so may result in financial liability for any resulting damage or loss, including theft, water damage, or weather-related events.

21. GOVERNING LAW: This Agreement shall be governed by the laws of the state and jurisdiction in which the Premises are located.
