Introducing the Red Roof Retreat, where summer vacation memories are made to last a lifetime! This home features a newly renovated main living area and kitchen, an outdoor kitchen on the waterfront balcony, a private dock with lily pad, swim steps, and fire table, all situated perfectly in a no-wake cove, perfect for swimming and floating without the worry of boat traffic! The dock features a large mooring area on the side to accommodate any size boat plus two PWC floats!

Kitchen and Dining Area

This kitchen features stainless steel appliances, a large dining table with a bench and barstools, and all the essentials you need to prepare meals.  

Living Room 

The living room features a couch, sleeper sofa, recliner, and a flat screen TV. (Fireplace not operational) 

Master Suite

The master bedroom is located on the lower main level and features a king-sized bed, TV, nightstands, dresser, and closet. 

Bedroom 2

The second bedroom is located on the upper level and features a King-sized bed, nightstands, dresser, and walk in closet. 

Bedroom 3

The third bedroom is located on the upper level and features a King-sized bed, queen-sized bed, dresser nightstands and a flat screen TV. 

Bedroom 4/Loft

The fourth bedroom is a loft area with a queen-sized bed, nightstands and a flat screen TV.

Bathrooms

There are two bathrooms in the home, each with a single vanity sink and a tub/shower combo. 

Outside

Outside on the spacious waterfront balcony you will find an outdoor kitchen complete with a gas BBQ grill, outdoor sink, and plenty of seating to enjoy views of the lake with family and friends. Down at the dock you will find several seating arrangements as well, including a gas fire table. The dock features a swim step, two PWC floats and a large mooring area on the side of the dock perfect for any sized boat. 

Neighborhood Description 

This home is located in a quiet, no-wake cove in Rocky Mount, conveniently located just 20 minutes from Jolly Roger Grub n Grog, 25 minutes to the Bagnell Dam Strip, and 30 minutes to Osage Beach.

Please be advised that you will be asked to sign a rental usage agreement that governs the terms of the stay. You will also be required to pay a refundable damage deposit of $500 before check-in. By completing the reservation, you agree to the following:

•        You agree to be bound by our rental terms and conditions.
•        You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
•        You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
•        You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
•       You understand that your check-in instructions might be withheld until you have added a payment method in your guest portal for the damage deposit.

Experience a tranquil getaway in this spacious property, featuring a beautiful dock and covered deck perfect for gatherings, along with stunning views and a peaceful no-wake cove. We had a great time at this home and Shores was great at communicating!

Was a great home for my friends and I to spend the weekend! Inside was incredibly clean! We enjoyed using the dock and all of its amenities. We would love to come back anytime!

We spent 3k for a weekend here and I had high expectations for the property I feel that’s a given for 3k. The interior of the property was as expected and clean. The two issues we had inside was the fridge was very dirty and towels were mildew and were under the sink. As for the exterior of the property was very unkept in terms of cleanliness and outdoor maintenance. The back patio and grill were both very dirty and unkept. Two people from our group spent about 3 hrs cleaning to make it acceptable for the stay. I reached out to shores vac. Rental and they offered a cleaner but was to late at that point we were getting situated, and had cleaned majority already. They offered to return a cleaning fee but we did not feel that was good enough. Being we should have had to clean it in the first place and we spent three hours making it what it should have been upon arrival. I’d recommend they find a better cleaning company. Beautiful view and peaceful cove. Just not worth 3k at all.

This is a great place for a family vacation! We had two kids under 3 and one under 8 and there was something for everyone to do! The house was very clean and was stocked with some basic essentials. The outside porch/grilling area was perfect with the weather. There was plenty of space for the kids to run around and everyone to have their own area. I recommend this place and hope to book again in the future!

Wonderful property that we as a group of 10 truly appreciated. The dock setup offered it all, with the ability to make a day out of good conversations and amenities to relax with. Each "living space" had room fro many to gather in with plenty of room to spread out. The top deck grill was a highlight with the view and abundance of cooking space.

SHORT TERM RENTAL AGREEMENT

 

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

Guest: {{guest_name}} (“Guest”), and

&nbsp;

Host: SHORES Vacation Rentals

&nbsp;

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

&nbsp;

Hereinafter known as the “Premises.”

&nbsp;

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

&nbsp;

QUIET HOURS. Quiet hours begin at 11:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If complaints arise, this Agreement will be subject to termination by the Host. 

&nbsp;

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

&nbsp;

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

&nbsp;

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

 

LATE CHECKOUT FEE. Unless permission is specifically granted by The Host, Guests who fail to check out by the Checkout Time will be charged at a rate of $100 for the first hour and $100 for every hour after. 

&nbsp;

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

&nbsp;

SECURITY DEPOSIT. The Guest shall be obligated to pay the following security deposit as follows:

&nbsp;

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest understands that if they booked via Airbnb, a payment method must be added to the Guest Portal before check in. The security deposit will held via pre-authorization hold on the card. The Security Deposit shall be returned to the Guest within the State's requirements (14 business days) after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

&nbsp;

PETS. (UNLESS OTHERWISE STATED) The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited unless otherwise specified by Host. 

&nbsp;

SMOKING POLICY. Smoking inside the home is prohibited. Smoking inside will result in a $500 charge.

&nbsp;

SUBLETTING. The guest does not have the right to sublet the Premises.

&nbsp;

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

&nbsp;

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

&nbsp;

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. Trash left in home will result in extra fees. 

&nbsp;

QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

&nbsp;

HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.

&nbsp;

ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.

&nbsp;

USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

&nbsp;

ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

&nbsp;

IMDEMNIFICATION AND ASSUMPTION OF RISK : The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guest shall indemnify and hold harmless The Host, the Owner, and any of The Hosts’s affiliates, employees, agents, representatives, sub-contractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever arising from, related to, or in connection with the Guest’s use of the Rental Unit and/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damage or loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period. &nbsp;

 

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

&nbsp;

GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

 

RENTAL RULES. Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any Visitors tot he Rental Property shall:

1. Maintain the Rental Unit at all times in good and tidy condition.

2. Not smoke inside the Rental Unit and shall dispose of any cigarette butts outside of the Rental Unit in a safe manner. 

3. Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building in which the rental unit is located. 

4. Not bring pets or other animals into the Rental Unit without the express advanced consent of the Host. 

5. Not move or rearrange any furniture or appliances inside of the Rental. 

6. Comply with all Applicable Laws. 

7. Leave the Rental in the same condition of cleanliness in which they found it. 

8. If the rental grants access to a pool, ther is no running, swimming, smoking, or glass allowed in the pool area. 

9. If the rental grants access to a hot tub, any extra cleaning or draining of hot tub due to negligent misuse will be at the expense of the guest. &nbsp;
