Nestled in a peaceful, wooded setting between Custer and Hill City, this spotless, well-appointed cabin features floor-to-ceiling windows with stunning views, a fully stocked kitchen, spacious living areas and a large deck for relaxing by the trees and stream. Comfortable, thoughtfully decorated rooms, family-friendly extras and attentive hosts create a relaxing, convenient home base for exploring Mount Rushmore, Custer State Park and the best of the Black Hills.

Great communication and great condition of property

Y’all! When I say this place is perfect, I mean just that! It’s nestled off a highway a bit and you can just go and hike right out the door. It was like visiting Narnia! The views from the bedrooms lure you into the forest where the wild life abounds! The location is close to many parks as well as Mt. Rushmore and Crazy Horse monument.  The beds are so comfy and even though we visited in the winter, it was so cozy and felt like home. We would be blessed to be able to stay here again sometime!

As someone else mentioned, I hesitate to even write a review and expose this true gem of a property! Our family of five with three young kids (ages 6, 3, and 1) fell in love with the space and settled in right away for our week in the hills. The kids loved exploring the very accessible creek area and woods behind the property. There were puzzles, games, and toys that were age appropriate and kept our kids busy. Our oldest even mastered the bunk bed ladder- a huge accomplishment in her book! Small touches like local coffee, water in the fridge, and plenty of plush towels made us feel right at home. Thanks for sharing your space!

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on between the following:

1. THE PREMISES:The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Hos

2. LEASE TERM: The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”). The guest should read the guidebook sent prior to arrival. 

3. REFUND POLICY: The Host does not issue full or partial refunds without first investigating any concerns raised. Guests must allow the Host an opportunity to inspect and address any issues during their stay. Should a guest leave the property without notifying the Host or without granting access for investigation, no refund will be provided.

4. QUIET HOURS : Quiet hours are in effect from 10:00 PM until sunrise. During this time, outdoor noise must be kept to a minimum, and music or loud activities are not permitted, out of respect for neighbors.

5. OCCUPANCY: The total number of guests allowed on the Premises is {{number_of_guests}}. Exceeding the agreed-upon guest count may result in immediate termination of this Agreement. Please ensure all guests are included in your reservation so adequate towels and supplies can be prepared.

6. BOOKING &amp; CANCELLATION POLICY: The total rental amount is due as outlined during the booking process. If the Guest cancels, the Host will uphold the cancellation policy stated at the time of booking. For VRBO or direct bookings, any applicable credit card processing fees will be deducted from the refund amount.

7. SECURITY DEPOSIT: A security deposit may be held and will be refunded within 7 days after checkout, provided no damage or excessive cleaning is required. Deductions may be made for damages, missing items, or if the property is left in poor condition.

8. PET POLICY: No pets are allowed on the Premises. If pets are found on-site, the Guest will forfeit any security deposit and the Agreement may be terminated immediately.

9. SMOKING POLICY: Smoking is strictly prohibited anywhere on the Premises.

10. SUBLETTING: The Guest may not sublet or assign this Agreement to any third party.

11. MAIL: Maildelivery to the property is not permitted. Guests are responsible for making alternative arrangements if needed.

12. INSPECTION &amp; TERMINATION: The Host reserves the right to inspect the Premises with appropriate notice, as allowed by law. If the Guest violates any terms of this Agreement, the Host may terminate the rental immediately, and the Guest must vacate the Premises. No refund will be issued in such cases.

13. MAINTENANCE &amp; DAMAGE: The Guest agrees to maintain the Premises in good condition and will be held responsible for any damage beyond normal wear and tear. Costs for repairs or replacement will be deducted from the security deposit.

14. TRASH DISPOSAL: All trash and recycling must be disposed of as instructed in the guidebook or by the Host.

15. NEIGHBORHOOD CONDUCT: Guests are expected to act respectfully and in a neighborly manner. Loud parties, disturbances, or disruptive behavior will result in immediate termination of the stay without refund.

16. HOST LIABILITY: The Guest assumes full responsibility for any injury or loss during the stay. The Host is not liable for accidents, injuries, or loss of personal property. Guests are encouraged to carry their own insurance coverage if desired.

17. USE OF PREMISES: The Premises may only be used for residential, short-term vacation purposes. Commercial activity of any kind is strictly prohibited.

18. ILLEGAL ACTIVITY: Any illegal activity—including drug use, violence, or inappropriate behavior—will result in immediate termination of this Agreement without refund.

19. LEFT BEHIND ITEMS: The Host is not responsible for personal items left behind. Reasonable efforts will be made to return lost items, but unclaimed items may be discarded or kept after 14 days.

20. SECURITY AT CHECKOUT: Guests are required to secure all windows and doors upon departure. Failure to do so may result in financial liability for any resulting damage or loss, including theft, water damage, or weather-related events.

21. GOVERNING LAW: This Agreement shall be governed by the laws of the state and jurisdiction in which the Premises are located.
