With the sound of crashing waves and the smell of salty air greeting you each morning, you'll find that life in Sea Coast Gardens II 307 is everything you dreamed it would be. Located not far from New Smyrna's non-driving shore, this condo is privy to a sweeping view of the Atlantic, the pristine pools, and the well-kept complex grounds. Treat yourself and three others to an unforgettable stay in this two-bedroom, two-bathroom retreat.

As you set your bags on the Spanish tile flooring, you'll be immediately intrigued by the eclectic yet home-like ambiance. The entire condo is furnished with plenty of seating that, while different in style, share the same trait of plush comfort.

Once you've worked up a hearty appetite from playing outdoors, prepare a quick lunch in the kitchen. This space mimics the beach in its colors with sandy-hued cabinets, golden tan countertops, and white appliances. Whether you opt for a toasted sandwich, smoothie, or a gourmet entrée, the kitchen is fully equipped with a toaster, blender, drip coffee maker, and all the cooking necessities you should need.

Adjacent to the open pass-through window sits the dining room table for four. This wooden table draws eyes as its unique shape and vintage, rolling chairs are reminiscent of the mid-century modern style. If you're kicking off vacation with a bottle of your favorite red wine, you'll find the nearby china cabinet holds plenty of drinkware for the occasion.

Before you head back into the sunshine, rest up for the upcoming fun in the well-furnished living room. The living room hosts two decadent leather couches, two reclining armchairs, and several cushioned ottomans for sitting. No matter which spot you choose, you'll find they all look onto the sweeping balcony view and the large flat-screen TV. The TV is equipped with a DVD player and a DVR so that you never miss an episode of your favorite show.

As the day draws to a close, spend the evening chatting to an ocean view on the balcony. There are enough outdoor chairs for four others to join you and a small table to hold drinks and snacks. With your favorite people, a grand view of the ocean and complex grounds, and the warm Florida breeze, you'll wish everyday ended like this.

When you're ready to retire you won't have to go far as the balcony has a private entrance into the master bedroom. Besides a cozy king bed, the room holds extra amenities such a private desk, comfy armchair, and flat-screen TV, that will make you want to linger longer. Adjoining the bedroom is the master bathroom that accommodates with a walk-in shower with a moveable showerhead, a white vanity, and plenty of bath towels.

The two others in your party will find their nighttime rest in the second bedroom. This bedroom holds two twin beds, a cushioned rocker, and a TV to drift asleep to at night. The nearby guest bathroom also has a walk-in shower with a moveable showerhead, a white vanity, and bath linens for everyone.

The condo is equipped with plenty of linens, towels, beach chairs, and all the conveniences of home to make your stay comfortable. There is cable, a DVD player, DVR, free wireless internet, a drip coffee maker, and an assigned parking space.

Don't forget to bring:

While we provide an initial supply of toilet paper, paper towels, hand soap, and trash bags to get you through the first 24 hours, we recommend you bring the following: toilet paper, paper towels, trash bags, napkins, dishwashing liquid, laundry soap, coffee and coffee filters, beach items, and anything else you may need for the perfect vacation.

You'll be just as happy inside a Sea Coast Gardens Condo as outside. Inside you'll find beautiful one- and two-bedroom accommodations. At only five stories, every condo is easily accessed. On the outside, you'll enjoy two seasonally heated pools, a clubhouse with free Wi-Fi, shuffleboard courts, an expansive beach deck and private access to the one of the most peaceful areas in New Smyrna Beach. The complex was built in 1973 and has 85 units in Sea Coast Gardens II and 85 units in Sea Coast Gardens III.

This complex is prized for its getaway appeal because it is located on the non-driving portion of New Smyrna Beach. This New Smyrna Condo complex offers the ultimate experience for water lovers with its beach view condos, oceanfront condos and spectacular sunset views.

This agreement serves as a contract between guest renting a vacation property, hereinafter “You” or “Your” and Great Ocean Condos and Homes, LLC, hereinafter “MANAGER” or “Us” or “We”, acting on behalf of the OWNER of the property you are renting, hereinafter “Property”. Please review the terms and conditions relating to your reservation. By remitting your down payment you acknowledge, agree and accept all rental terms and conditions contained herein of Great Ocean Condos and Homes, LLC.

Reservations: A minimum of 30% down per reservation is required at time of booking and is non-refundable from Great Ocean Condos and Homes. Final payment is due in full 30 days prior to arrival. In the event of cancellation, refunds must be obtained from Red Sky Travel Insurance (if you elected to purchase travel insurance) and are subject to their policies and conditions. To protect against the loss of your rental payments, travel insurance is strongly recommended. 

Rental Contract: You will receive a digital rental contract via email. Please read and sign with 48 hours of booking. Please note that a signed rental agreement is required prior to your check in date in order to access the property you reserve. 

Accidental Damage Repair Service: Great Ocean Condos and Homes reservations require guest to pay a non-refundable Accidental Damage Waiver which is a one-time charge per reservation that pays for accidental damage reported by the guest prior to check-out. 

Damage to the property: Damage Protection: Great Ocean Condos and Homes reservations require guest to pay a non-refundable Accidental Damage Repair Service which is a one-time charge per reservation that pays for accidental damage reported by the guest prior to check-out. Damage to the Property: This fee pays for unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The cost of this program varies by property, for coverage up to $1,500 of unintentional damage. Any damages that exceed the $1500 will be charged to the credit card on file that you provided. Damages from negligence or reckless acts will be the lessee’s responsibility. 

Travel Protection Insurance: Great Ocean Condos and Homes has partnered with Red Sky Travel Insurance to provide Sun Trip Preserver coverage for our guests. Sun Trip Preserver provides cancellation and interruption services as well as emergency assistance and travel services. Protect yourself in the event of hurricane evacuations and family emergencies such as illness or death in the family. The travel insurance is optional and the cost is 7.75% of your total reservation stay.

Cancellation Policy: If you cancel your reservation for any reason, you will forfeit the 30% advanced payment. Should you cancel your reservation less than 30 days prior to your arrival, you will lose the total amount paid. No Exceptions. Once you have booked your dates, they will be locked in. We cannot accommodate date changes or reduce your length of stay. All cancellations must be made in writing stating that you understand you will be forfeiting your payment. Refunds for cancellations, changes or shortened stays due to actual or anticipated hurricanes, tropical storms or other inclement weather will not be issued under any circumstances. Refunds for natural disaster damage that make the property un-occupiable will not be issued under any circumstances. Refunds for events that may render the unit, area and/or amenities unavailable (to include but not limited to; natural or man-made disaster, technical glitch, maintenance, pandemic, endemic, travel bans, health concerns, state of emergencies, ordered evacuations, local venue closure, community amenity closure, beach closure and/or the property remaining as a Great Ocean Condos and Homes rental at the time of the guests stay) will not be issued under any circumstances. 

Occupancy: The total number of persons allowed in the property at any time is restricted to the stated limit for each property. Eviction without refund is the penalty. We are very serious about maintaining a family atmosphere for the quiet enjoyment of all our guests. We will rent to family groups and responsible adults only. MINIMUM AGE REQUIREMENT IS 25 YEARS OLD, AND HE/SHE MUST PHYSICALLY OCCUPY THE PREMISES FOR THE FULL TERM OF THE RESERVATION. Any reservation made under false pretense will result in forfeiture of rent and eviction.  

No parties, weddings, or gatherings are allowed without prior written permission from Great Ocean Condos and Homes. Absolutely no house parties will be tolerated. 

All accommodations are governed by appropriate Florida Laws pertaining to Florida Landlord and Tenant Act, and also Rules and Regulations that are applicable to said premises. Occupancy of common areas shall be quiet and peaceful so as not to disturb others. These Rules and Regulations, where applicable, will be enclosed in your arrival packet along with any required parking permits and/or pool keys/passes for the condominium complexes, so be sure to go through them thoroughly. 

Hurricane Policy: If a mandatory evacuation is issued by the National Hurricane Center or our local governing officials due to a tropical storm or hurricane threatening our area, refunds will be given by Red Sky Travel Protection if you purchased coverage before the storm was named. Great Ocean Condos and Homes will not issue refunds of any rent payments. 

Payment: The rental payment is due in full 30 days before the day of check in. Reservations made less than 30 days before arrival must be paid in full immediately to be secured and are not refundable. Bank money order, check, or Visa/Master Card/Discover will be accepted as payment. Your final payment will be charged automatically 30 days before your reservation date. If you elect to pay your final payment by check, you must notify us when you book the reservation, and the check must arrive by the due date, which is 30 days before your reservation date. If your final payment check is more than 5 days late, we reserve the right to cancel your reservation without refund. Optional services provided by outside agencies such as car, nannies or furniture rentals must be pre-arranged and paid for by guest through the agency of their choice. If you want a card charged other than the CARD ON FILE for your final balance, you must notify us via email or phone before the final balance is due. 

Check In/Check Out: Check-In is 4:00 P.M. CST or later. Due to our high standard of cleanliness, there is a possibility that your vacation rental may not be ready at 4:00 P.M. especially during peak seasons. Please do not enter the unit prior to the 4pm check in time unless approved by Great Ocean Condos and Homes Management. Failure to do so may result in a fee (unless early check in is prearranged, when possible). Check-Out time is promptly by 10:00 A.M. To avoid an extra cleaning charge; please wash the dishes, take out the trash, and leave the property in a neat and orderly condition. 

To avoid additional cleaning charges, please do the following before departure: 
Remove all food from refrigerator. 
Load dirty dishes into dishwasher. 
Leave furniture arranged as you found it. 
Remove all garbage and put in the outside receptacle. 
Close and lock all windows and doors. 
Please leave the property neat and orderly. 
 
Late Night Arrivals – Please be considerate of your neighbors if making a late night arrival. Please ensure you have all necessary directions, door codes, parking passes, and/or security gate combinations. If you have trouble with the codes, call 386-478-7863 and leave message for on-call manager. 

Your condo will be supplied with:
4 bath towels, 4 hand towels, and 4 washcloths per bathroom 
4 dishtowels and 4 dishcloths in kitchen 
1 roll of toilet paper and 1 bar of soap per bathroom 
1 trash bag for every trash can 
Bed linens 
Kitchen is stocked with pots, pans, silverware, dishes, and glassware. Along with major appliances, a blender, coffee maker and toaster. 
 
What to bring: paper towel, toilet paper, dishwashing detergent, dish soap, all-purpose cleaner, trash bags, laundry detergent, bath soap, shampoo, coffee pot filters, hair dryer, beach items (towels, chairs, umbrellas, sunscreen). Don’t forget your camera! 

Lockouts: If you lock yourself out of your property after office hours, you will need to call 386-478-7863. If the lockout is found to be user error, a charge of $25.00 may be imposed for office meetings. A charge of $50.00 may be imposed for a unit meeting and must be charged to the reservations at time of event via credit/debit card. 

If you lock yourself out of your property during office hours, of course we will be happy to come and let you in at no charge. 

Parking: Most complexes have parking permits that you will receive at check-in. There is a maximum of 2 permits per unit. Additional vehicles will need to be parked in a public parking lot. Display the permits on your dashboard or rearview mirror at all times.  Most condos/townhomes prohibit boats, trailers, jet-skis, motor homes and buses. 
 
Maintenance: The property owners and management work hard to ensure that the rental property and its amenities are in place and in good working order. Management will be available to handle questions, complaints and supervise maintenance issues. In case of a maintenance problem, management will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, telephone, television or cable service, appliances, plumbing, internet service, etc. It would be greatly appreciated if you would report any problems or damage immediately to management. **Please note** If you report a maintenance issue and it is deemed that nothing is wrong with the appliance or item you are reporting, you will be charged for the service call from either our maintenance group or the service contractor. 

Garbage Removal: Please place household trash in appropriate receptacles (trash chutes, dumpster, or covered outside containers provided). 

Grilling: Management and fire codes prohibit charcoal or open fire grilling on or under decks or balconies, or within ten feet of any structure. Please check property for designated grilling area. 

Balcony: Do not hang towels or other items off of balcony. Do not throw items from balcony (minimum $50.00 fine and require litter pick up). 

Owner Closets: Each property has a locked closet that has personal property of the owners. These locked closets are not to be tampered with or entered into. If evidence is found of disturbance/tampering into the owner closet, the penalty is $200.00 charged to the authorized credit card on file with your reservation. 

Substitution: We reserve the right to substitute comparable accommodations without notice or liability in the event of a sale of the rental property or if the property becomes unavailable. In these rare instances we will try to notify you of the change. Units may not be sublet. 

Indemnity: Great Ocean Condos and Homes will not be liable for any damages to rental property or furnishings, nor for injuries resulting from any accident that may occur in or on the premises during the guest’s occupancy. Great Ocean Condos and Homes will not be held responsible for acts of theft or vandalism or other damages to the guest’s personal items left in the unit. 

Items left in property: Great Ocean Condos and Homes is not responsible for personal items left in a property. A $20.00 service charge plus shipping costs are required if you request PBP to pick up and mail the items back to you. Any items otherwise unclaimed will be considered abandoned after five days from your departure. 

Pets: While our pets are important to us, unfortunately we cannot accept them in our rental properties without previous permission. You will incur an additional charge if any evidence of a pet is found in your unit or on the premises. Having a pet in a rental unit without previous permission will void the contract and therefore be subject to eviction and forfeiture of any rental payments. 

Units for Sale: In the event a property you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time, so we do not disturb your vacation. 

Monthly Rentals: Some of our rentals do offer monthly rates which are available for the months of November, December, January and February.
