Neighborhood:
Sosúa’s main strip, Pedro Clisante Street, closes off to traffic after dusk and is the hub of nightlife in this beach town. Bars, lounges, and nightclubs lining the street continue on late into the night. Live music is usually on the menu at least once a week, including variations of rock and blues at a number of expat-owned establishments.

Transit:
Conveniently located between Pedro Clisante (main strip) and Dr. Alejo Martinez (with restaurants such as Captain Bailee, Margot, Bologna, etc.), our condo is a perfect vacation spot for solo traveler or couples looking to have fun in Downtown Sosua, walking distance to almost every point of interest.

MUST PAY 20 USD AT YOUR ARRIVAL TIME FOR ELECTRICITY DEPOSIT

Electricity is  included in the rental cost and is the main source of consumption for the A/C and hot water heater. We provide a generous amount of kilowatts included in your reservation, allowing you to use the air conditioning throughout the night and at certain times during the day. If you exceed the allocated amount, any additional kilowatts will be charged at $0.45 USD each.

DEPARTURE TIME 
Check-out is at 11:00am. If the renter or their guests want to vacate the leased premises later than the time indicated in this contract, they must request permission to the host.

SMOKING 
Smoking is just allowed in the OUTDOOR areas, if the cleaning team finds out that a tenant was smoking INSIDE the unit the guest will have a penalty of $200.  

RESPONSIBILITY OF DAMAGES 
As a guest, you're responsible for your visitors' conduct and all damages caused by either, excluding wear and tear.  


ANIMALS AND PETS No pets or animals are allowed on the premises of the property. Any unauthorized pet or animal cause for immediate termination of the contract and all money paid will be forfeited.

MAXIMUM OCCUPANCY 
Please respect the specified maximum capacity to ensure a comfortable and secure environment for all participants.

LOSS OF KEY 
The replacement cost for each key card is $50. All keys will be delivered to the tenant whose name is registered to this Contract and this person is responsible for their care and return.  

CHEF SERVICES 
You can only use chef of the property. Due to other inconvenience with external chef we decided only to use our authorized chefs. Penalty cost $150  

EMERGENCIES 
Tenants understand that inevitable events and emergencies can occur as well as gas leaks, malfunctioning appliances, pool maintenance, air conditioning problems, etc., and if these events occur the host is obliged to rectify emergency issues as soon as possible. 

DISCLAIMER 
Tenants will use the house and its grounds, in its entirety, including the garden, pool areas, balconies, and common areas of the house at your own risk and agree to hold harmless the property owners or agents of any claim. Swimming pools can be dangerous, children should always be monitored, and adults when alcohol is consumed around a pool or Jacuzzi.  

NOISE LEVELS 
- Respect other tenants who want to rest and relax at night. No parties, loud music, or noise are allowed after 7 pm.
- Music is not allowed after 7 pm to ensure a peaceful atmosphere during daytime hours.
- Please refrain from loud talking in common areas or on balconies late at night, especially with consideration for neighbors.  

PARTIES
Parties are not allowed at any time. This includes but is not limited to gatherings with loud music, excessive noise, and disruptive behavior. The event or venue is intended for a respectful and controlled atmosphere.

JACUZZI
- The Jacuzzi is available for guests who have it included in their rental. It can only be used from 9 am to 6 pm.
- No loud music is allowed around the Jacuzzi area during these hours.
- The Jacuzzi is exclusively for the use of the guest who rented the apartment. Outside guests are not allowed inside the Jacuzzi.
- The Jacuzzi water temperature is set to normal temperature. ( No hot water)
- If you have Private Jacuzzi included in your apartment, you can used whenever you want to and with hot water included.

IMMEDIATE CANCELLATION 
The Host has the right to terminate any lease without refund for guests who engage in activities that violate local laws (e.g., fighting, violent crime, destruction of property) or if third parties invited to the property cause destruction(guests, friends, tour guides, and other related).  

NO RESPONSIBILITY OF THE OWNER 
The owner will not be responsible for the infractions that THE TENANT may commit within the property given for rent, such as carrying and possessing illegal firearms, abuse of minors, sexual violations, domestic violence, consumption and drug trafficking and any other infraction sanctioned by the criminal laws of the Dominican Republic, so that in the event that this occurs, it will be the sole responsibility of THE TENANT.  

RESPONSIBILITY OF THE TENANTS. 
THE TENANTS are responsible before the Dominican authorities and third parties, for their personal actions and for the actions of their relatives, employees, representatives, agents, or any other person for whom they must respond, or for events within the property under their care, and none of these actions may be attributable to THE OWNER by virtue of this rental contract, therefore THE TENANTS now release and exempt THE OWNER from any infringement or action generating civil criminal liability or of any kind that eventually THE TENANTS may commit within THE PROPERTY or its surroundings during the term of the contract.  

DENIED ACCESS
Condo Marie may not allow access to some individuals known to have caused problems on premises in the past, to ensure best experience for our guests.
