Getting Around
Everything in town is walkable (5–10 min to most cafés, markets, tour desks). Dominicus Beach is a 5–7 min drive. La Romana Airport (LRM) ~20 min; Punta Cana (PUJ) ~55–70 min; Santo Domingo (SDQ) ~1.5–2 hrs. Taxis and tour shuttles are easy to arrange; guaguas (local buses) run to La Romana.

Essentials
Mini-markets, pharmacies, ATMs, and bakeries are within a few blocks. Larger supermarkets are in La Romana (~20–25 min). The area is known for clear, calm water—great for families and first-time snorkelers.

Bright, modern and spacious apartment in a secure condominium, offering a clean, comfortable retreat with a standout pool and an easy, restaurant-filled location close to public transport. Hosts and staff are responsive and make for a relaxing stay, though occasional construction noise, a few missing kitchen basics, and rare cleanliness or maintenance oversights may require a brief note to the team.

A brand-new apartment in a modern condominium -  spacious and cozy. The host was always quick to respond, and the staff promptly addressed all our requests.
A minor downside. 
there’s construction across the street: the noise is noticeable from 7 a.m. until noon, mainly in the bedroom, but it wasn’t too loud and didn’t cause us much discomfort.

El alojamiento es igual a las fotografías, muy amplio, fresco y bonito. Sector tranquilo, con muchos restaurantes y locomoción a la salida. Solo tiene algunos detalles para mejorar: El lavamanos del baño en suite desprende un olor a alcantarillado, encontramos restos de comida y articulos de los huéspedes previos en el sofá, no había secador de pelo y a pesar de notificar no nos llegó, faltaban distintos articulos como: aceite, sal, pimienta, té (porque el que había estaba con hongos), fósforos para prender la cocina, etc. Jason respondió prontamente a lo solicitado, excepto al secador de pelo. Les recomiendo hospedarse, pero el primer día estar atentos a las cosas que incluye el alojamiento y que podrían faltar.

Very good stay. However, some of most basic things are missing in the kitchen.  When we entered there was no electricity for a few hours, so we were left in the dark. The security guard very very pushy to book tours with him, please ignore him.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

Guest: {{guest_name}} (“Guest”), and

Host: {{host_name}} (“Host”).

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

ACCEPTANCE OF TERMS. By making a reservation or entering the Property, Guest acknowledges and agrees to all terms of this Agreement, which is binding upon all members of the Guest’s party.

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

SMOKING POLICY. Smoking on the Premises is prohibited.

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall initiate a claim for any damages if Guest causes damage to the Premises or its furnishings.

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.

QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

ASSUMPTION OF RISK AND LIABILITY WAIVER. Guest acknowledges that use of the Property and any related facilities is at their sole risk. Guest agrees that Skyline Vacation Rentals LLC, the property owner, any property management company, and the property developer (collectively, the “Released Parties”) shall not be liable for any injuries, damages, or losses to persons or property arising from or related to Guest's stay, including but not limited to:
• Slips, trips, or falls
• Accidents on the premises or nearby
• Acts of nature
• Use of balconies, pools, hot tubs, gyms, or other amenities
• Exposure to allergens, mold, or environmental factors

HOLD HARMLESS &amp; INDEMNIFICATION
Guest agrees to indemnify, defend, and hold harmless the Released Parties from any and all claims, demands, damages, losses, liabilities, or expenses (including reasonable attorneys' fees and costs) arising out of or resulting from:
• Personal injury or death
• Loss or damage to property
• Violation of this Agreement or applicable laws
• Actions or negligence of the Guest or their invitees
This clause survives termination of the rental.&nbsp;

MEDICAL WAIVER. Guest agrees that the Released Parties are not responsible for any medical conditions, allergic reactions, illnesses, or injuries occurring during the stay. Guest is solely responsible for seeking appropriate medical attention.

WAIVER OF LIABILITY FOR PERSONAL PROPERTY. The Released Parties are not responsible for loss, theft, or damage to any personal belongings, luggage, valuables, or vehicles brought onto the Property.

ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.

USE OF PREMISES. Guest agrees to use the Property in a safe and lawful manner. Guest shall not:
• Engage in illegal activities on or near the Property;
• Exceed the maximum occupancy as listed in the booking platform;
• Sublet, assign, or otherwise transfer the reservation without prior written consent from Manager;
• Tamper with, disconnect, or obstruct any security devices, Wi-Fi routers, surveillance systems, smoke detectors, or utility controls;
• Violate any house rules, including but not limited to noise limits, smoking restrictions, pet policies, parking rules, trash disposal procedures, or HOA regulations provided at check-in or listed in the listing description or guest manual.
Any violation of house rules or the above terms may result in immediate termination of the stay, removal from the Property, and forfeiture of all payments.

ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

JURISDICTION AND VENUE. For any matters not subject to arbitration, the Parties agree that Broward County, Florida shall be the exclusive jurisdiction and venue. This Agreement shall be governed by the laws of the State of Florida.

ARBITRATION CLAUSE. Any dispute, claim, or controversy arising out of or relating to this Agreement shall be resolved by binding arbitration under the rules of the American Arbitration Association. Arbitration shall take place in Broward County, Florida, and the decision of the arbitrator shall be final and enforceable in any court of competent jurisdiction.

SEVERABILITY. If any provision of this Agreement is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.

ENTIRE AGREEMENT. This Agreement constitutes the entire agreement between the Parties with respect to the short-term rental of the Property in addition to, and not in substitution of, any terms, conditions, or policies agreed to by Guest through third-party booking platforms such as Airbnb, Booking.com, VRBO, or others. In the event
of a conflict between the provisions of this Agreement and the terms of the booking platform, the provisions that provide greater legal protection to Skyline Vacation Rentals LLC and the Released Parties shall govern to the fullest extent permitted by law. No verbal statements or prior written material not specifically incorporated herein shall be of any force and effect. Any amendments must be made in writing and signed by both parties. By booking or entering the Property, Guest agrees to be bound by all terms of this Agreement.
