SUNRISE SHORES RETREAT:  Located on beautiful Whitefish Lake (part of the 28 Chain of Lakes), Sunrise Shores is a fun-filled Northwoods family retreat in Three Lakes, WI.  It has 4 bedrooms, 1.5 bathrooms and a game room.  Lots of private yard space and parking for up to 5 vehicles.  

HIGHLIGHTS:  We have four kayaks and a pedal boat for outdoor family fun! Gather around the firepit and marvel at the stars while roasting some s'mores.  Reclining sofa, game/puzzle table, foosball, ping-pong and darts promise hours of entertainment. The fully equipped kitchen has all the extras including crockpot, blender, electric fryer, griddle, regular drip + Keurig coffee makers - or cook outside on the grill. Linens and washer/dryer also provided.

PETS:  This home is dog-friendly, so enjoy your vacation with your furry friend, too! We allow a maximum of 2 dogs for $20/day (a max of $120 per stay).  Be sure to select the pet option when booking your stay.

LAKE:  Whitefish Lake is 199-acres and part of the 28-Chain of Lakes.  Fish include Musky, Panfish, Largemouth Bass, Northern Pike and Walleye. There is a small decline down to the lake from the house - not too steep. The lake is swimmable from the shore, has a sandy bottom, and gets gradually deeper. The boat launch is about 1 mile away and there is a Marina on the Chain just 3 miles away.  Note that from the launch, your boat must pass through a large culvert to get to this home.  Most speed, fishing, and small pontoon boats under 20' (and that have a collapsible top) should fit through the culvert.  This culvert connects Whitefish Lake to the rest of the 28 Chain of Lakes.  Please ask if you have questions about boat access to the property.

AREA:  Sunrise Shores is 10 minutes to downtown Three Lakes and 20 minutes to Eagle River. The marina is just a few miles away for boat rentals, and there are snowmobile rentals across from the marina.  Downtown Three Lakes provides the old-fashioned charm of a store-front community. Its main street is lit by antique lampposts and lined with unique shops and restaurants.  This home is located right on the ATV/UTV Trail, where riders can cover a variety of terrain in the area, from paved roads to dirt routes.

PLEASE NOTE:  The living room fireplace is NOT operational - but fires can be made in the outdoor fire pit. There are 2 security cameras in the parking areas. Bring your own lake towels.

WEEKLY REQUIREMENT:  Due to Oneida County regulations, this property requires a minimum 7-night stay.  Shorter stays are not permitted, and we are subject to penalties for non-compliance.  Therefore:
Summer (Memorial Day to Labor Day): 7-night stays only, check-in and check-out on Fridays.
Fall/Winter/Spring: 7-night stays with flexible check-in and check-out dates. While the booking is for 7 nights, we understand you may not need the full duration. These weekly rates are priced equivalent to a 3-night stay.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount, while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. We do offer travel insurance. [PLEASE NOTE:] Online travel agencies (Airbnb, etc.) may have different cancellation policies and supersede our policy. My husband & I spent a week here with our 2 adult sons, daughter in law, granddaughter, & 2 dogs. The positive: there was plenty of space for us all to spread out; the kitchen & dining room are beautiful; the carpeting in the living room/bedroom is very soft & cushy; the view of the lake from the house & the dock are amazing; very easy check in/out instructions which was much appreciated. The not so positive: it smelled awful (VERY musty) upon arrival, likely because the basement door was open (took 2 days of burning our own candles to clear the smell); there was a big dead fly in the refrigerator so unknown when it was last cleaned; there were so many spiders & cobwebs in most corners & along walls/baseboards/ceilings that I had to spend over an hour vaccuuming just to feel at ease with it; most of the windows were so full of dead flies & debris that we didn't even use them; the bathroom floor was noticably dingy (grout was white along wall & brown everywhere else) & the shower curtain had pink and black mold as well as the ceiling (no ventilation/fan); no bathmat & since no fan, the tile floor was very slick so after showering the first time, I slipped getting out & twisted my knee so had to go buy our own bathmat to use; very strong sulfur & iron smell to the water but at least it didn't taste that way (use the water out of the fridge dispenser, it tasted great!); the paddleboat had a broken pedal so only one person was able to pedal; beds were quite uncomfortable (dil actually got bruised hips sleeping in upstairs queen bed); lr furniture was so worn out we all had a hard time getting up & out of it & the foot rests are nearly impossible to kick up & then to close; pictures of the basement are misleading - it's 3 separate sections which are all sketchy & so many spiders down there we barely used the space at all; outdoor cushions on chairs had black mold. The house needs a very thorough cleaning & new furniture/mattresses for it to be enjoyable. Sorry to say. :(

Had a great time!  Well appointed kitchen, lots of seating options, basement games, fishing dock, lots of outdoor toys.  Appreciate all the indoor fans!  

Very happy with the property conditionsd, being on the lake, privacy, and space. Management very responsive to questions and other contacts.

Rental Agreement: Guest Rules & Regulations

1.	CHECK-IN TIME is AFTER 4 p.m. and CHECK-OUT TIME is 10 a.m local time. We do not grant early check-ins or late check outs. Guests are not allowed to arrive at the property prior to 4 pm as our staff will be busy preparing for your stay.  Check in and check out times are strictly enforced. This agreement does not create a tenancy or residence. Guests are expected to depart at the appropriate time.

2.	MAXIMUM OCCUPANCY: Note that the maximum occupancy allowed is noted at the top of this document. Please do not exceed the maximum occupancy. You will be charged $25 per day per person if you exceed the maximum occupancy (children 5 and under do not count towards the maximum occupancy).


3.	SUPPLIES: Upon arrival, the property will have several days supply of toilet paper, paper towels, dishwashing liquid, dishwasher soap, laundry detergent (if applicable), bar soap, shampoo and liquid hand soap in the kitchen. If you are missing supplies upon arrival, please contact us. If you run out during your stay, please purchase more as required.

4.	CLEANING FEE: A departure cleaning fee has been charged. However, if the property is left exceptionally dirty/trashed and additional cleaning time is required beyond the norm, you will be charged for the additional time. Please ensure that all dishes are put in the dishwasher and start the dishwasher the morning you depart. In addition, please start a load of towels the morning you depart.


5.	NO SMOKING: This is a non-smoking property (marijuana or tobacco).

6.	PETS: Pets are not permitted, unless the home is pet friendly, and the $40/day pet fee (Max $250) has been paid. Please note the maximum number of pets is two (2).  Pets are not allowed on furniture and are required to be properly crated when the guests is not on the premises. Guests are responsible for cleaning up after their pets outside of the home.  If pet waste is left guest will incur additional costs associated with the cleanup. In properties where pets are not allowed. You may be subject to a fine of $500.00 if you bring a pet and may be asked to leave.  

I understand that if I do not adhere to the no smoking/no pets policy, then I am financially responsible for any damage incurred to the property due to this negligence, including but not limited to the professional cleaning of all the floors, carpets and upholstery.

7.	MINIMUM AGE: We will not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent.

8.	EVENTS: Events such as weddings, reunions, rehearsal dinners or any type of gathering of more than 150% of the properties sleeping occupancy are not allowed without prior written authorization from Premier Vacation Rentals Group.

9.	Friendly Neighbor & Quite Hours: All of our properties are located in a neighborhoods or multi-family complexes with full time residents. Please respect their privacy and quiet time. Abide by all rules for any community areas such as patios, pool and hot tub.
Please abide by all neighborhood rules and speed limits on county and private roads.

10.	WEAPONS: To ensure the safety of all of our guests, guns are forbidden on the property at all times, even if the guests has a concealed-carry permit.

11.	CANCELATIONS: A payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay, that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty
(30) nights, the cancellation policy above increases to sixty (60) day prior to the arrival date. We do offer travel insurance.

12.	TRAVEL INSURANCE: Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at with coverage questions. We strictly adhere to our Cancellation Policy as stated above and strongly suggest you consider purchasing travel insurance. We know that no one ever plans to NOT come. Unexpected events occur all the time. We hate saying, “Sorry, we cannot refund your money” when a guest must cancel unexpectedly, and they did not purchase travel insurance. Be sure you’re covered.

13.	SUBSTITUTION: In the event that the property reserved becomes unavailable for any reason, Premier Vacation Rentals Group will make all reasonable efforts to accommodate Guest in a comparable or superior property. If no alternative property is available that is suitable for your needs, Premier Vacation Rentals Group will refund all payments and deposits in full and no further obligation expected of either party.

14.	DAMAGE WAIVER FEE: Covers unintentional damages to the rental unit that occur during your stay up to a maximum of $2,000. Any damages that exceed $2,000 will be charged to the credit card on file.

15.	FALSIFIED RESERVATIONS: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.

16.	INCLEMENT WEATHER POLICY: Though we wish you a wonderful stay with wonderful weather, it cannot be guaranteed. No refunds will be given in the event of inclement weather, lack of snow or poor skiing conditions.

17.	 RELEASE AND INDEMNIFICATION. Guest hereby waives and releases Owner and Company, to the extent permitted by law, and covenants not to sue, for any claims related to Guest or its invitees use of the Property, and expressly including Guest’s use of any amenities or Owner provided recreational equipment (bikes/kayaks/paddleboards, etc.). Guest shall indemnify, defend, and hold Owner and Company, Company officers, directors, employees, and agents harmless from and against any and all claims, liabilities, damages, and losses arising out of any injury to or death of any person including Guest, and any damage, loss, or destruction of any property occurring in, on, about, or to the unit/home, from any cause whatsoever, or from or against all other acts by Company pursuant to the execution of its responsibilities under this Agreement, unless any such injury or damage is caused by the gross negligence or willful misconduct of Owner, Company or Company agents, representatives or employees.

18.	MAINTENANCE AND ACCESS: PVR (or its designated agent) has the right to enter the Home at any time during the guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time or if the Home is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

19.	DAILY MAID SERVICE: There is no daily maid service. We can provide daily maid service for an additional fee.

20.	DISPOSAL: Please do not put potato, carrot, onion peels etc. in the disposal.

21.	WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.

22.	COVID 19 WAIVER AND RELEASE: Renter/Guest is aware of the Coronavirus/Covid 19 pandemic, its risks and recommended safety guidelines, and desires for PVRG to book the home for the Renter/Guest’s use. Renter/Guest is staying at the property entirely at its own risk. Renter/Guest acknowledges that PVRG has not and is not able to independently inspect or test the properties for the presence of Covid 19 and is unable to otherwise verify that any property is free from the Covid 19 virus. Renter/Guest hereby waives any and all claims against, covenants not to sue, and releases PVRG, PVRG's agents, or the Owner of and from any and all liability related to Covid 19.
