This incredible lakefront home sleeps up to 20 people and features Million Dollar views in a quiet cove, three waterfront balconies, vaulted ceilings, and a custom concrete fire pit with tons of seating to enjoy your evenings around the fire. Make memories that will last a lifetime on the private oversized dock that features a large sun deck with lounge chairs, hammock swings, youth kayaks & adult kayaks, a flat screen TV, swim step, and 12x36 boat slip for guests to use! This home has undergone major renovations in the spring of 2024, including new decks and railings! 

Kitchen and Dining Area
The open concept kitchen and dining area is located on the lower level and feature stainless steel appliances, gorgeous granite countertops, a large island with a breakfast bar with seating for 5, and a large farmhouse style dining room table with seating for 12. The kitchen is stocked with all the essentials you need to prepare meals for the entire family. 

Living Room
The living room features beautiful, vaulted ceilings, a wood burning fireplace, a flat screen TV, tons of windows overlooking the lake, and French doors opening up to one of three waterfront balconies. Seating in this room includes one couch, one sleeper sofa, and an oversized chair.

The kitchen and living areas of the home are located on the lower level, and all the bedrooms are located on the upper level which requires walking up a flight of stairs, but bedrooms can also be accessed from the street level. There are 5 bedrooms and 3 full bathrooms, plus a half bath on the lower level. Three of the bedrooms feature King sized beds! 

Bedroom 1
This bedroom features a king-sized bed, flat screen TV, dresser, nightstands, large closet, and sliding glass doors opening up to the top floor waterfront balcony. 

Bedroom 2
This bedroom also features a king-sized bed, TV, dresser, nightstands, large closet and sliding glass doors opening to the top floor waterfront balcony. 

Bedroom 3
This bedroom also features a king-sized bed, nightstands and sliding glass doors opening to the second waterfront balcony. 

Bedroom 4
The fourth bedroom features two queen sized beds, private bathroom, TV, dresser, and nightstands.

Bedroom 5
The fifth bedroom features two sets of queen-sized bunk beds, and one full sized bed. This bedroom has its own bathroom with single vanity sink and tub/shower combo. This room also has sliding glass doors that open up to the second waterfront balcony.

Outside
Outside you will find 3 waterfront balconies to take in the views and enjoy your mornings watching the boats and sipping coffee. You will also find a gas BBQ grill, an outdoor sectional, a beautiful patio dining table, lounge chairs, and tons of other seating options for the whole family. On the side of the home, you will find a large custom concrete firepit with lots of seating to spend your evenings around the fire. 

Dock
Enjoy access to the incredible oversized dock that features a large sun deck with lounge chairs, swim step, hammock swings, youth kayaks & adult kayaks, a flat screen TV, and a 12 x 36 boat slip for guests to use. 

Neighborhood Description 
This home is located at the 5 Mile Marker on the North Shore of the Lake of the Ozarks in Lick Branch Cove, just 15 minutes from The Bagnell Dam Strip and 20 minutes to Osage Beach. No tolls required! By water this home is just minutes away from some of the lakes most popular lakefront bars and restaurants including Shady Gators, H-Toads, Neon Taco, Jolly Rogers, and Coconuts! This home is located in the same cove as LOTO Marina which features a gas dock, slip rentals, and convenience store. 

To abide by all legal requirements and building security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check.

Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.

Please be advised that you will be asked to sign a rental usage agreement that governs the terms of the stay. You will also be required to pay a refundable damage deposit of $500 before check-in. By completing the reservation you agree to the following:

•        You agree to be bound by our rental terms and conditions.
•        You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
•        You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Guests consistently rave about the stunning lake views, spacious outdoor areas, and the welcoming atmosphere fostered by attentive host Whitney, making it an ideal retreat for families and large groups. The property offers a comfortable and relaxing experience, perfectly suited for enjoying quality time together, while minor upkeep could elevate the stay to even greater heights.

This place is perfect for anybody looking to spend some time on a beautiful lake with tons to do. Great open space for a get together with multiple different hangout areas, as well as a private giant dock with everything you could ask for. 
The AC  in the home is great, and keeps every room the perfect temperature to sleep in during the hot summer months. Every bed was comfortable, and clean. Every room has access to a patio deck overlooking the lake. It is a 10 minute boat ride to Shady Gators, and less than 20 for a few other great restaurant on the water options. 
I would 100 percent recommend getting a boat, as with how this lake is, everything is a 30 minute+ car ride. There are a few popular restaurants and a party cove that are even around an hour long boat ride because of how large this lake really is. So be prepared for that. 
All together this was such a great bnb to stay at, and is exactly what I was hoping for. It made the trip.

Live bugs on counters.  Hair and toothpaste in sinks.  Exposed electrical wires on outlet. Loose boards on deck. Guest's foot fell through ramp to dock. Couldn't get French door to lock.  Breaker kicks in power to dock.  Not user friendly for guests with physical challenges - 27 steps to climb from living and kitchen area, to second floor with bedrooms.  Horrible cleaning. Owners have told airbnb that these issues don't exist. Property management tried to remedy all of this with a $500 refund.  IF this is all fixed,  it would be a fantastic property. Do your homework before renting this property.

The property was beautiful & accommodating for big groups and the host was responsive & easy to communicate with. There were several safety issues. The back door handle was loose when we arrived & fell off many times during our first night. I reported this safety issue & was promptly responded that her husband would be out to fix the door later that day. He came about 30 minutes later with no notice to a house full of women. The deck out the kitchen was warped & buckling. The walkway to the dock had several rigged, broken panels, that dropped & one of the guest’s foot fell through. The provided broom had a knife blade that came out of the top of the uncapped broom. Other than safety issues, we had a few more concerns. For a house that advertised for 15+ ppl, we were given 2 TP rolls per bathroom, so 6 TP for 3 nights & 15 women. The place was very dusty & the floors were dirty. Overall, our stay was fine. Due to the safety issues & the cleanliness, we will not be staying here again.

Lovely cabin tucked on the Ozark lake shore! The location of the cabin is so perfect to view the lake from patio. The cabin had everything needed for our group to prepare meals, play games and enjoy days. The cabin had a very cozy feel, made us feel welcome.
The cabin doesn't disappoint and lives up to the listing: beautifully situated, fully stocked. We had everything we needed. Lovely decor and linens, as well. 
Firepit and the chairs outside the house made us to enjoy the late night with more warm.
Access to the lake and water toys are something added more fun to our stay.
Parking is so comfortable and spacious. 

The Host was so nice and responsive and helpful. We’ll be back!

SHORT TERM RENTAL AGREEMENT

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

Guest: {{guest_name}} (“Guest”), and

Host: SHORES Vacation Rentals
&nbsp;
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
&nbsp;

Hereinafter known as the “Premises.”
&nbsp;
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).
&nbsp;
QUIET HOURS. Quiet hours begin at 11:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If complaints arise, this Agreement will be subject to termination by the Host.&nbsp;
&nbsp;
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

LATE CHECKOUT FEE. Unless permission is specifically granted by The Host, Guests who fail to check out by the Checkout Time will be charged at a rate of $100 for the first hour and $100 for every hour after.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.
&nbsp;
SECURITY DEPOSIT. The Guest shall be obligated to pay the following security deposit as follows:

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest understands that if they booked via Airbnb, a payment method must be added to the Guest Portal before check in. The security deposit will held via pre-authorization hold on the card. The Security Deposit shall be returned to the Guest within the State's requirements (14 business days) after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.
&nbsp;
PETS. (UNLESS OTHERWISE STATED) The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited unless otherwise specified by Host.&nbsp;
&nbsp;
SMOKING POLICY. Smoking inside the home is prohibited. Smoking inside will result in a $500 charge.

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
&nbsp;
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
&nbsp;
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host. Trash left in home will result in extra fees.&nbsp;
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
IMDEMNIFICATION AND ASSUMPTION OF RISK : The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guest shall indemnify and hold harmless The Host, the Owner, and any of The Hosts’s affiliates, employees, agents, representatives, sub-contractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever arising from, related to, or in connection with the Guest’s use of the Rental Unit and/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damage or loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period. &nbsp;

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

RENTAL RULES. Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any Visitors tot he Rental Property shall:
1. Maintain the Rental Unit at all times in good and tidy condition.
2. Not smoke inside the Rental Unit and shall dispose of any cigarette butts outside of the Rental Unit in a safe manner. 
3. Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building in which the rental unit is located. 
4. Not bring pets or other animals into the Rental Unit without the express advanced consent of the Host. 
5. Not move or rearrange any furniture or appliances inside of the Rental. 
6. Comply with all Applicable Laws. 
7. Leave the Rental in the same condition of cleanliness in which they found it. 
8. If the rental grants access to a pool, ther is no running, swimming, smoking, or glass allowed in the pool area. 
9. If the rental grants access to a hot tub, any extra cleaning or draining of hot tub due to negligent misuse will be at the expense of the guest.
