Pet-Friendly Accommodations: 
We welcome one dog only (up to 60 lbs) for a fee of $150 per stay. This fee helps cover the additional cleaning required for pet hair. If any waste beyond hair (such as urine or feces) is found, an additional $200 cleaning fee will be charged. Guests are responsible for cleaning up after their pet, and dogs should not be left unattended in the home, as barking may disturb neighbors. Please note: Dogs are not allowed in the pool. Please let us know if you are traveling with a dog

Hot Tub: 
The hot tub is included in your nightly rate and can be easily heated using the backyard controls. Please allow up to 2 hours for it to reach 100-102~F, depending on the outside temperature. If you’d like the hot tub warmed up before your arrival, feel free to message us in advance, and we’ll be happy to turn it on for you!

Pool Heater: 
The pool requires a lot of natural gas to heat, so using this will incur a daily fee of $125 (Plus Tax). This will be billed prior to your arrival if you request it. Our pool cleaner comes only on Tuesday and Friday; he comes and go through the side gate and will not worry you throughout your stay.

Desert Living: 
This home, like many in Palm Springs, is located in the desert, so it's natural for sand to be around. On windy days, some sand and leaves may blow into the pool. While our pool cleaners do their best to keep it clear, there may occasionally be some debris in the water. We provide skimmers for your convenience if you'd like to remove any leaves or sand yourself.

Bachelorette Parties: 
Given the design of our home, it is a popular choice for bachelorette celebrations. In collaboration with West Coast Bach, we provide enhanced services such as balloon arches, photo backdrops, marquee letters, bubbly/tequila bars, fridge stocking, charcuterie boards, and even cabana boy services. Our goal is to streamline your preparations and create a dreamy setup for your event. If you're booking for a bachelorette party and require assistance with these services, please inform us upon booking!

However, rest assured that the property offers a private, peaceful retreat, perfect for social gatherings without concerns about noise. While the neighborhood lacks many sidewalks, it’s ideal for those who prefer a more relaxed environment, though it may not be the best for long walks with dogs. The home is particularly suited for adults looking to enjoy the lively, diverse energy and the unique charm of Palm Springs. Please consider this when planning your stay, as it may not offer the conveniences typically sought for family visits.

We had a wonderful stay at this Elissa’s place  in Palm Springs! The home was spotless and well-maintained, offering everything we needed for a comfortable stay. The pool was a definite highlight, perfect for relaxing and enjoying the beautiful desert weather. It truly felt like the perfect desert getaway—quiet, scenic, and peaceful. Highly recommend for anyone looking for a refreshing escape!

Loved our recent stay at Elissa’s place in Palm Springs.  Spent a few amazing days with my husband and girls (4 & 9), my mother and our Frenchie.  Hard to tell if my kids were happier or the dog - the massive backyard was totally secure, relaxing, a wonderful heated pool and hot tub, fire pit and grill.  Plus groovy bean bag chairs for lounging in addition to the chaises and umbrellas.  Ten mins drive to downtown and the shops and restaurants and mins away from the Aerial Tram.  Very comfortable beds and linens and cozy living room.   Perfect decor.  We just had the best escape from LA. Will be back!

Rather Be Properties, LLC Rental Agreement
This Short-Term Rental Agreement is entered into and made effective as of the signing date by and between the Property Owner/Operator Rather Be Properties, LLC and the Tenant {{guest_first_name}} {{guest_last_name}}. Terms not specified in this Agreement shall be in accordance with the House rules or the Reservation policies which are provided separately by the Owner to the Tenant at the time of initial bookkeeping, and prior to check-in date.
The parties agree to the following terms:
<ins>Accommodation Terms:</ins>
<ol>
<li style="text-align:left;">The Property located at: 262 W Sunview Ave, Palm Springs, CA 92262 </li>
<li style="text-align:left;">The rental period will be valid from {{checkin_date}} to {{checkout_date}}. Any extension to the agreed dates of stay will have an associated payment for the said extension. The said extension can only be granted once terms have been agreed to by both parties, via an execution of a lease-extension contract.</li>
<li style="text-align:left;">Tenant agrees to the following check-in/check-out times: Check-in time will be at {{checkin_time}} on the day your lease begins, and check-out time will be no later than {{checkout_time}} on the morning of the last day of your lease, as listed above.</li>
<li>The tenant agrees to vacate the property promptly upon checkout at the checkout time on their reservation. Failure to do so may lead to a late fee up to $150.</li>
<li style="margin-left:1.5em;">The Primary Renter must be at least 25 years of age, sign a rental agreement, and provide a valid photo ID. &nbsp;</li>
<li>The tenant agrees that the applicable cancellation policy is the one outlined in the booking confirmation from the booking channel through which the reservation was made.</li>
<li>Tenant agrees to abide by all rules and regulations set forth by local municipal code relating to Short-Term Rentals. Tenant also agrees to abide by all ordinances found on “<a href="https://www.palmspringsca.gov/home/showpublisheddocument/75981/637763932315100000" target="_blank">Good Neighbor Brochure</a>."&nbsp;</li>
<li>Tenant shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenant shall then immediately vacate the premises.</li>
<li>Tenant acknowledges that at no time, even with written consent or otherwise, is NOT permitted to sublease the property OR rent the property on behalf of others. The Tenant listed on this lease agreement and in the booking confirmation is required to be present at the property for the duration of the stay.</li>
<li>Tenant agrees that Weapons, including but not limited to, Firearms shall not be allowed on the premises, regardless of whether or not a guest holds an active CCW Permit by any state. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.</li>
<li>Tenant shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner. Tenant(s) shall pay for maintenance and repairs should the premises be left in a lesser condition.</li>
<li>Tenant is responsible for any breakage or damage costs (or related costs) in or to the property which are caused by the Tenant or any members of the Tenant’s party. Tenant agrees to satisfy any balance of debt owed to the Owner within 3 business days of the initial request by Owner to Tenant.</li>
<li>Tenant agrees to abide by all local, County, and State laws. Breaking of any local, County, and State laws are grounds for immediate eviction and termination of lease with no refund.</li>
<li>Tenant agrees that parking is limited to designated parking areas only; in the garage, on the driveway, or directly in front of the property. This property offers 2 slots on the driveway and 2 slots in the garage.</li>
<li>Tenant must not hold events (such as parties, celebrations, or meetings) at the property without the advance written consent of Owner. Any of these cases will allow Owner to terminate the Agreement without providing a refund of any payment Tenant has paid for the booking and Owner will not be legally responsible to find any alternative accommodation.</li>
<li>Tenant must allow Owner or their representative access to the property at any time during their reservation in the event of an emergency arising, in which the Host feels that the guest's safety is directly at risk, due to such events as, but not limited to, a gas leak, a water leak, etc. Host will make best efforts to contact the guest prior to access, but understanding that the guest's safety is our #1 priority.</li>
<li>Tenant agrees that the outdoor firepit, BBQ, and indoor fireplace must be used and operated by a responsible adult only.</li>
<li>Tenant agrees that the pool/spa may ONLY be used by children under the age of 18 with adult supervision.</li>
<li>Smoking is not allowed inside; this includes the use of cigarettes, vaping, and weed. Any costs incurred as a result of smoking inside the premises will be passed onto you as the primary guest on the reservation. Tenant acknowledges that Owner and Manager are not responsible for items left behind. Manager will attempt to return lost or forgotten items within a reasonable time, and Tenant agrees to reimburse any associated costs. Tenant agrees to indemnify, defend, and hold harmless Owner, Manager of the property, and their respective officers, directors, beneficiaries, shareholders, members, partners, agents, and employees from all fines, suits, procedures, claims, and actions of every kind, and all costs associated therewith (including attorneys' and consultants' fees) arising out of or in any way connected with any outdoor OR indoor amenity offered to the guest for use, whether at an additional cost OR being offered for inclusive use under the nightly rental fee, that occurs during the term of this Lease, at or from the Demised Premises, or which arises at any time including without limitation, any accidents or injury to the Guest, Guest’s visitors, and associates.</li>
<li>By agreeing to these Terms &amp; Conditions, as acknowledged by signature below, Tenant shall indemnify, defend, and hold harmless Owner, Owner’s Mortgagee, Manager of the property, and their respective officers, directors, beneficiaries, shareholders, members, partners, agents, and employees from all fines, suits, procedures, claims, and actions of every kind, and all costs associated therewith (including attorneys' and consultants' fees) arising out of or in any way connected with any use of the pool/spa, outdoor firepit, outdoor BBQ, and any other outdoor or indoor amenity offered to the guest for use.&nbsp;</li>

Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules which will be communicated by the owner.
