Guests have full access to the entire home, pool, yard, and garage. Nothing is shared with anyone outside your party.

Guest Interaction:
Your entire stay is private. Other than us periodically checking-in by text or phone, you will not be bothered. We will NOT visit the property unless 1) you request us to or 2) there is an obvious emergency that requires immediate, on-site attention. We will always give you as much notice as possible if we need to stop by.

Access:
Guests have access to the entire home, front yard and back yard. Nothing is shared with anyone else not in your party as the entire home is private.

When you book, you'll be contacted by our 813 concierge number. This number is monitored 24/7 by our staff and is the best means of communication including for receiving instructions.

Prior to booking, we ask that you review our entire listing including amenities and house rules. If you have any questions, concerns, or special requests please do not hesitate to ask! We do not issue refunds for problems with the house rules, rental agreement, or rental agreement identification provisions after booking.

Every reservation includes our Damage Waiver Program — you’re covered for up to $500 in accidental damage during your stay. Just relax and enjoy your trip knowing little mishaps are taken care of. (Note, this is not insurance and does not replace travel or liability insurance; this self-funded protection covering up to $500 in accidental damage to contents only. *** Must be 25 years or older to book and check-in. A rental agreement must be signed and completed prior to arrival. This includes providing a legal photo ID along with an accompanying verification photo (selfie). Check-in information cannot be shared until this is completed. This is a very basic agreement covering house rules, state laws, and anything necessary for your stay. Should you have any concerns or would like to see the terms prior to booking, please let us know *** 
House rules : ✔ Quiet hours: 11pm and 7am, this means no loud noise of any kind including music. We have neighbors and want to remain respectful. This certainly isn't a bed time and we encourage our guests to enjoy the property as they see fit, but to just be mindful :) 
✔ Parties: Parties are NEVER allowed. Max occupancy is 8 people. If you intend to have a guest by, they're only allowed at the property outside of quiet hours (i.e. 8AM - 10PM) and you must notify us in advance and receive written permission. Any parties will result in the immediate cancellation of the remainder of your stay with no refund and a penalty of up to $500 determined at our sole discretion. 
✔ We're happy to accommodate extended stays (minimum of 10 days) for families or groups aged 30 or older (you can always request for an exception, subject for approval) 
✔ POOL USE: Enjoy the pool – but there is NO DIVING in the pool. Children should not be left unattended. If you remove the vacuum before swimming, please try to put it back so that the pool can stay clean. PLease let us know if you need additional instructions.
✔ SMOKING: No smoking of any kind allowed inside the property including vaping. If cleaning determines that smoking has taken place, whether by observation or smell, we reserve the right to charge a $250 penalty. If smoking is observed during the course of an active reservation, we reserve the right to cancel the stay without any refund and charge a $250 penalty. -If you'd like to smoke, we ask that you do it outside and at least 10 feet from the house and pool. Do not discard cigarette butts or cigars on the grass. If we have to clean any up we reserve the right to charge a $25 penalty for each one we find in the grass or on the ground. 
✔ PETS: Pets are not allowed. An exception for service animals but we need to be notified in advance and a written approval from the manager. Supporting documentation are required to be presented. A $100 pet fee applies. Pets are not allowed on beds or couches. Unauthorized pets incur a $250 penalty per pet and possible reservation cancellation without refund. Guests must clean up after pets; failure to do so results in a $50 penalty. Regular household pets are not allowed. Manager reserves the right to remove any pet for inappropriate behavior.
✔ CHECKOUT/CHECK-IN PROCESS. Unless otherwise stated in the listing, all check-in times are 4PM EST and checkout times are 10AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 10:45AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in, late checkouts are NEVER allowed. For early check-in requests, the fee is $20 every hour must be approved in advance and paid before check-in. 
✔ Grill use: BBQ on the concrete patio. Please make sure to Clean the grill and cover after use and move back to the side of the house. Please be sure to shut the gas after each use and before you leave. DO NOT GRILL IN THE SCREENED AREA.
-Please ensure you turn the grill dials completely off when done cooking and use the brush to clean the top of the grates. Do NOT leave any food sitting on the grill and do NOT leave the grill unsupervised when it is on. A dirty grill can result in an additional charge of $50. 
✔ Fees: - Cleaning fee (maintenance and housekeeping) - Service fee helps cover the cost of secure transactions, product development, and 24/7 customer service. - Resort fee usually covers the cost of providing certain amenities to guests, such as the pool or fitness center, Wi-Fi, toiletries, and other property maintenance costs. -Taxes such as VAT, city and sales tax.

 * Please note that fees may not be included in the total when booking through third-party platforms. We reserve the right to collect these fees separately "IF" they are not reflected in the initial booking total. * ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable. 

✔ LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200. 
✔ ITEMS LEFT BEHIND. If any personal items have been left by the Guest, it is the responsibility of the Guest to pay a $15 service fee and all costs from the packaging and shipping of those items should the Guest request the items be returned to them. We do not accept responsibility for any loss or damage of items that may occur once the item is left and the guest has departed.
✔No firearms allowed on the property unless otherwise permitted by us in writing, the firearm must be licensed and properly stored at all times. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. 
✔ We reserve the right to approve date changes requested outside the full refund window. If approved, a "date change fee" of 10% of the total reservation (including fees and taxes) or $100—whichever is less—will apply, with a minimum fee of $35. This applies only to stays of 5 nights or less. Longer stays may have different fees and restrictions.
*For safety and security of our property and guests, there are 3 security cameras on the front facing driveway and street, one backyard facing side fence and the ring doorbell. These cameras monitor the exterior only and does not capture any areas inside the rental. 

✔ NOISE POLICY:
Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding.

✔ A/C Instructions:
Please keep the thermostat set to “AUTO” mode and do not set the temperature lower than 71°F to prevent system issues.

The resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $500 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver.

ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed.
