We provide all of our guests a starter kit of consumables such as toilet paper, paper towels, laundry pods, dishwasher pods, etc. Guests can purchase any additional consumables from nearby grocery stores that you think you might need during your stay beyond what's included in the starter kit.

Uriah consistently impresses with his attentive hospitality and dedication to ensuring a pleasant stay, receiving high praise for his responsiveness and genuine care for guests. While many appreciated the charming decor and scenic views, there is an opportunity to enhance the overall cleanliness and maintenance of the accommodations for an even more enjoyable experience.

First, let me say, Uriah was an outstanding host!  He responded quickly to every message, did his best to rectify the situation when I shared about the problems, and apologized profusely for all of the issues.  I have no problems with Uriah at all.  He truly tried his best.

The unit:  
PROS - Cute decor and beautiful view, easy to access, came with washer and dryer
CONS - Very dusty, dirty bed linens with stains and pet hair everywhere, unusable oven with thick sticky stuff everywhere inside, fridge needed repaired for excess condensation, dishes and utensils in cabinets and drawers were dirty, shower was very dirty and full of spider webs, mattress was covered in stains and food, no mattress cover at all, trashcan was so dirty on the inside that the lid was stuck on it, and we were only given one towel total.   
Again, Uriah had new sheets and towels delivered from Walmart to try to rectify. But I asked to leave as it was just overwhelming.

Uriah is absolutely a 5 star host, I honestly can not say enough good things about him and his accommodations

<h2>Terms and Conditions for Fresh Stays</h2>
HOUSE RULES: Guest agrees to follow all House Rules provided by the Host. A full list of House Rules is provided in the listing description and/or displayed at the property. Violation of House Rules may result in additional charges, cancellation of the reservation, or immediate removal from the property without refund.
<ol>
<li>Check-In and Check-Out: Check-in begins at 4:00 PM. Checkout is no later than 10:00 AM unless otherwise specified in the listing description or house rules. Instructions for accessing your property will be sent upon receipt of a signed Guest Confirmation Agreement. Unauthorized late checkouts incur a $75/hour fee, charged via your booking platform or the credit card on file. Guests must vacate the property in good condition, free of personal belongings, or additional cleaning fees may apply. Most properties use a keyless entry system. For properties with keys/keyfobs, a $250 charge applies for unreturned items.</li>
<li>Payment: For payments made directly to Fresh Stays, full payment (100% of the total) is required upfront to hold reservations. Fresh Stays will charge the credit card on file. If payment is not received immediately, the booking may be canceled without notice. If funds are not available, the reservation may be canceled under the cancellation terms below. For long-term rentals, a security deposit and first month’s rent may be required, with subsequent monthly payments due on the first of each month.</li>
<li>Property Inspections: All problems, including inadequate cleaning and damage, must be reported in writing to Fresh Stays within 24 hours of check-in for prior guests to be held responsible. Fresh Stays may access the property with at least 24-hour notice for inspections, repairs, or maintenance, except in emergencies requiring immediate access.</li>
<li>Security Deposit and Damage Protection: For short-term rentals, a Vacation Rental Damage Protection plan covers unintentional damages up to $1500. For long-term rentals, a refundable security deposit (amount specified in the listing) is required, refunded within 30 days of move-out, less deductions for damages, unpaid rent, excessive utility usage, or other charges, per state law. A detailed accounting will be provided. Any damages exceeding the plan or deposit will be charged to the credit card on file.</li>
<li>Notification: Licensee is responsible for inspecting the property upon arrival, including smoke detectors, to ensure it is free of hazards and properly equipped. Licensee assumes all risks of injuries arising from property use. Licensee must ensure secure shower or bathtub mats and take reasonable measures to prevent slips in bathrooms, staircases, steps, balconies, and throughout the property. A higher degree of care is required due to the age of some structures.</li>
<li>Occupancy: Maximum registered guests: 1-bedroom apartment, 6 guests; 2-bedroom apartment, 8 guests. Children over 2 are counted. Overcrowding or misrepresentation is grounds for immediate revocation of the license and removal without refund. Only the number of people stated in the reservation is allowed. A $20/person/day fee applies for additional guests, charged to the credit card on file. Visitors require written consent from Fresh Stays, must not exceed the maximum occupancy, and must vacate by 10:00 PM. The Licensee must occupy the property, be present during the reservation, and take full responsibility. Parents may not book for children. Small children are the Licensee’s responsibility. Some properties are not child-safe due to older structures, delicate furnishings, or balcony railings. Use is at Licensee’s risk. Licensee is responsible for all lost, broken, or damaged items.</li>
<li>Restrictions on Property Use: Licensees are prohibited from engaging in unlawful activities, hosting parties, or conducting photoshoots/filming without written consent. Violations result in immediate eviction without refund, and Licensee is liable for damages to the property, contents, and grounds. Fresh Stays rents only to legally and financially responsible persons over 25. Violators will be removed and prosecuted for damages.</li>
<li>Pets: No pets are allowed without prior written consent. Unauthorized pets incur a $75/night fee, charged to the credit card on file, and may result in immediate removal without refund.</li>
<li>Smoking and Fire Prohibition: Smoking (including vaping and marijuana) and use of fire (e.g., candles, incense, sage) are prohibited. Violations incur a $250 fee per incident, charged to the credit card on file, unless actual remediation costs exceed this amount.</li>
<li>Repairs and Alterations: Guests may not perform repairs or alterations without prior written consent. Unauthorized repairs or alterations may result in additional charges or eviction.</li>
<li>Personal Property Loss: Licensees are solely responsible for personal property. Fresh Stays is not liable for damages, loss, theft, vandalism, or injury. Found items are held for 48 hours; unclaimed items are donated or disposed of. Returning items incurs a $100 minimum handling fee plus shipping/packaging costs, charged to the credit card on file. Items over 20 lbs or requiring special handling are not returned. Items deemed dangerous or illegal are not returned. Fresh Stays is not responsible for the condition of returned items. All local laws apply.</li>
<li>Returned Checks: A $50 fee applies for each returned check, charged to the credit card on file.</li>
<li>Cancellations and Changes in Reservations: Cancellations 14+ days before arrival receive a full refund in writing. No-shows (not arriving within 24 hours of scheduled arrival) or cancellations within 14 days forfeit all payments. No credits for early departures or inclement weather. Changes requested 14+ days before arrival may be accommodated, subject to availability and fees. New reservation dates must occur within 90 days. Changes within 14 days resulting in a shorter stay are non-refunded. For long-term rentals, a 30-day notice is required for cancellations.</li>
<li>Security Systems: Tampering with safety or security devices incurs a $250 fee per occurrence and may result in cancellation without refund.</li>
<li>Subletting and Assignment: Licensee may not sublet, sublicense, or assign the agreement without Fresh Stays’ written consent.</li>
<li>Property Use: The property may not be used for activities violating local, state, federal laws, or insurance regulations in the property’s state.</li>
<li>Attorney’s Fees: If Fresh Stays or the Owner consults legal counsel or collection services for amounts due, Licensee is responsible for all litigation/collection costs, including actual attorney’s fees.</li>
<li>Limitations on Rental: Fresh Stays and the Owner are not liable for circumstances beyond their control (e.g., appliance failures, weather, utility disruptions). No relocation, pro-ration, or refund is provided for such events. If the property is unavailable due to sale, owner decision, fire, evacuation, eminent domain, or acts of nature, Fresh Stays’ sole liability is a full refund of payments tendered. In case of double booking or owner occupancy, Licensee is entitled only to a full refund. If relocated, Licensee pays any rental difference. Fresh Stays is not liable for incidental or consequential damages.</li>
<li>Tenancy: For short-term rentals (30 days or less), this is not a tenancy, and the property is treated as transient occupancy. Licensee must vacate by 11:00 AM on the checkout day or face removal as a trespasser, with Fresh Stays authorized to remove Licensee and possessions and seek damages. For long-term rentals (exceeding 30 days), a separate lease agreement may be required, governed by state landlord-tenant laws. Any holdover beyond the departure date without written agreement will be charged at 1.5 times the normal rental rate. Extensions require mutual written agreement; this agreement serves as notice of non-renewal unless otherwise agreed.</li>
<li>Indemnification: Licensee releases and indemnifies Fresh Stays and the Owner from liability for injuries during occupancy, except for willful gross negligence by the Owner or Fresh Stays. Fresh Stays is not liable for disruptions due to construction outside the property boundaries.</li>
<li>Owner Changes: Fresh Stays strives for accurate information but is not liable for errors, omissions, price changes, or owner changes in furnishings, equipment, or accommodations.</li>
<li>Construction: Fresh Stays is not responsible for failing to disclose construction outside the property boundaries.</li>
<li>Parking: Licensee must park in assigned spaces (if applicable) and is responsible for fines or towing costs. Fresh Stays is not liable for parking fines.</li>
<li>Relationship with Owners: Fresh Stays acts as the Owner’s agent, forwarding information and acting per Owner’s directions. All rentals are subject to Owner confirmation. Fresh Stays is not liable for Owner decisions.</li>
<li>Effective Date: This agreement is binding upon Licensee’s reservation, with no signature required. To terminate due to lack of assent, Licensee must notify Fresh Stays within three days of reservation.</li>
<li>Governing Law: This agreement is governed by the laws of the state where the property is located, with disputes litigated in the property’s county. All terms are subject to local, state, and federal laws; state law prevails in conflicts.</li>
<li>Attorney’s Fees: In any action, the prevailing party recovers all costs, including actual attorney’s fees.</li>
<li>Invalid Provisions: If any provision is illegal, invalid, or unenforceable, it is severable, and the remaining provisions remain in effect. A legal, valid provision as similar as possible replaces the invalid one.</li>
<li>Entire Agreement: This agreement is the entire understanding, superseding prior agreements. Amendments must be written and signed.</li>
<li>Waiver: Waiver of a breach does not waive subsequent breaches or other provisions. &nbsp;</li>
