Summary:
Enjoy a brand new apartment designed with you in mind. Check in to 380 Forest E. This apartment boasts an amazing new kitchen with stainless appliances and granite counter tops and a dining set for unwinding after a long day. The main bedroom has a queen bed, smaller bedroom has a queen bed as well, all with premium mattresses. The bathroom is perfect with all new shower/tub, and vanity. Free parking in the lot at just outside the building. Enjoy lots of bright and clean space for your time in Columbus.

The Space:
Enter our two bedroom apartment from the courtyard.  Parking is located in the adjacent parking lot (there is plenty of parking). 

Our apartment is updated but quaint, exactly what is needed for a great short or extended stay. The main room is an open kitchen/living room. Someone can be cooking and watching TV or visiting with family. The living room is a perfect place for relaxing while streaming your favorite show. 

There is a bedroom upstairs has a queen bed and closet.  Our bathroom has a shower with bathtub as well. There is a washer/dryer set on the first floor.

Access:
Guests will have shared access to the courtyard area. The door is a coded lock.

Neighborhood:
In the heart of German Village!  Full of lively entertainment and dining options and the country’s largest resident theater company. It is further enhanced by (23 acre) Schiller Park, which has the lovely Huntington Garden, dozens of mature trees, a lake, tennis courts, picnic area, and people walking their dogs. Minutes from Downtown Columbus, Steps to German Village, 10 minutes from Ohio State Campus and Ohio Stadium, 5 Minutes to the Columbus Convention center, 10 Minutes from the Columbus Airport, 5 Minutes to Nationwide Children’s Hospital, within walking distance to Lots of 4 and 5 Star rated restaurants on Yelp!,  a large grocery store. A warm, charming, historical, and walk-able neighborhood which is also a diverse and friendly community.

Additional Notes:
Guests must provide a valid driver’s license or ID and sign our Rental Agreement after booking to receive arrival instructions. Parties & unauthorized gatherings are strictly prohibited, and hosts reserve the right to withhold arrival instructions of confirmed reservations from guests with negative or low reviews, are under 25 years old and/or live closer than 100 miles from the home at the host's discretion in an effort to ensure the safety and security of our community, (impacted guests will be notified shortly after booking, and a full refund will be provided if the guest cancels the reservation in a timely manner). 

PET FEES: Guests are required to disclose how many pets will enter the home. A one-time fee will be required based on the length of stay for the following amounts: 

$35 (Less than 5 nights) 
$50 (5 - 30 nights) 
$100 (30+ nights prorated daily, or $75 for each additional full month booked)

QUIET HOURS: SUN-THURS 9pm-8am, and FRI-SAT 10pm-8am, guests are required to keep music, Tv and conversation at normal conversation volume during those hours.

PET FEES: Guests are required to disclose how many pets will enter the home. Pet fees are required based on the length of stay in the following amounts:

$35 (Less than 5 nights)


$50 (5 - 29 nights)


$100 (30 nights, additional nights prorated daily, or $75 for each additional 30 nights booked)


PARTIES & GATHERINGS: Parties & unauthorized gatherings of any kind are not allowed and having unauthorized guests spend the night at the property is grounds for termination of the Guests right to stay at the property. Guests will be charged a fee of $500 or more for unauthorized gatherings based on severity in-addition to any damage or other expenses incurred as a result of a confirmed gathering that's not authorized by the host and significantly exceeds the number of guests approved on the reservation.

SMOKING POLICY: Smoking or Vaping is NOT allowed on the property. – please do not discard your cigarette butts in the house trash cans. If guests smoke outside near the door, please keep the door closed to avoid odor from entering the home, requiring an odor treatment to avoid impacting guests.

EXTRA CLEANING POLICY: If the house is left in a condition that requires extra cleaning, the guest will be charged $40/hour for additional time spent by the cleaning crew exceeding 2.5 hours cleaning, (this includes excess dirt caused by pets). Any biohazard mess caused by guests or pets will be charged an additional $75 minimum based on severity.

No weapons are allowed on the property!

If you break or damage something, please let us know and arrange for its replacement or repair.

Leaving food out is not allowed and may result in a fee, thank you for helping us prevent pests!

Please DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time.

Guests must notify us of any issues that might prevent them from staying in the home within 3hrs of arriving. Issues reported after 3 hours of arriving may be handled at our discretion,

guests may or may not be eligible for a partial or full refund based on severity for any issues reported later than 3 hours after arriving.

Basements, garages, sheds, attics and storage closets may be unfinished and may not be fully-cleaned & prepared as other parts of the home. Guests acknowledge that spaces not included in the listing photos or description are separate from their reserved accommodation areas, and entering those areas are considered at their own risk, (this includes areas containing the home's washer/dryer).

Guests must answer our vetting questions in a timely manner, and upon request, provide a valid government ID and sign a rental agreement to have access to the property. If we’re unable to host a reservation due to security and/or local laws, we will notify the guest immediately. A full refund will be provided if a reservation is not able to be honored on the condition that the guest cancels the reservation in a timely manner if instructed, (otherwise the cancellation policy will be applied). Last-minute reservations booked 48hrs prior to check-in for less than 5 nights are subject to review and may not be approved, and may also be subject to fares & fees if not canceled by the guest in a timely manner once notified.

Guests staying 7+ nights may be required to move trash & recycling bins to the curb for collection, (we’ll message you directly if this is a requirement during your stay).

Guests may receive text messages occasionally, such as when there’s an urgent issue at the home, or when provided special offers to book or extend as a VIP guest.

Guests agree to pay for any unauthorized time spent in the home outside of the dates and times outlined in their reservation, (the amount due will be based on a commercially reasonable rate, calculated at our discretion), as well as any costs associated with other reservations impacted by unauthorized time spent in the home, and the guest consents to allowing us to collect this amount due by charging any available payment method.

Outside visitors after 10pm or unauthorized / un-announced overnight guests are prohibited and must be requested & approved in advance. Any other person in the property is the sole responsibility of the guest.

Messages received between 12am - 11am local time may not be responded to immediately, and may require additional time for our Service Team to respond.

Guest shall allow our company and/or the owner of the property access to the property for purposes of repair and inspection. Guest must allow the Owner or their representative (including workmen) within 24 hours, with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice).

Guests are responsible for any breakage or damage costs (or related costs) in or to the property, (along with any extra costs that may result such as loss of revenue), which are caused by the guest or any members of the guest’s party. A Claim Processing Fee of $35 will be added for each claim processed, in-addition to any expenses related to additional cleaning, labor or loss of revenue.

Guests should behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners & neighborhood. Creating a disturbance of the above shall be grounds for immediate cancellation without refund.

In some cases, a fully-refundable security deposit may be required and used to cover the cost of damage to the home or furnishing, fees, etc.. (a security deposit isn’t usually required, and will be requested before arrival if required). A damage waiver fee of $59 + 2.9% payment processing charge is required for all non-Air bnb reservations.

The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. We are not responsible for the loss of personal belongings or valuables of the guest. By booking a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

Guests consent to any amount due being collected by charging any available payment method, in-addition to any fees related to Check-In/Out time violations, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, etc.
