Our light and airy home will immediately persuade you to slow down, breathe deeply and relax. Nestled amongst palms, palmettos, and pines reminiscent of “Old Florida,” this vacation home is unparalleled. This tranquil retreat awaits on 2 ½ acres of pristine coastal property!

This rare single-level home is the perfect getaway for small families or two couples looking to rejuvenate and re-energize themselves by the beach and the bay.

Spend your days at Twin Gables exploring the water or casting a line for premier fishing year-round with easy access to the bay. Work on that Florida tan while floating in the bayfront pool. Get some exercise by swimming against the swim jets in the pool. Pool heat is available for an extra fee of $50/day. The pool is heated from 84-86 degrees. The pool heater may not be able to fully heat the pool if the weather conditions are below 65 degrees. Please add this fee when you are checking out. Depending on what platform you are booking through, you may need to send a message to have it added manually.

Inside, the open floor plan features walls of windows, a well-appointed coastal-designed living space with ample seating, chef-suited kitchen, dining for 8, and a screened-in porch that spills out from the great room, making it easy to take advantage of the gulf breezes in any weather. The alfresco dining area and comfortable lounge seating is where you’ll find yourself enjoying the magnificent Cape San Blas sunsets, because let’s face it…a glass of wine tastes better with a view!

When it’s time to retire after a long day at the beach or swimming in the pool, comfortable bedrooms for the adults and a separate tree-house style bunk room for the kids offers plenty of peace and quiet. From the inside-out, this home offers luxury features that will elevate your vacation experience to new heights.

We do include 6 beach chairs, an umbrella and a cart for the beach. If you would like to rent Bikes, Kayaks, or Paddleboards, there are several places that you can rent from and they will deliver, just make sure to order well in advance. We also partner with Going Coastal Cabanas if you would like to have Beach Chairs and Umbrella set up for you at the beach each day. Their service sets up and removes chairs and umbrella each day (weather permitting) Let us know and we will provide you with their contact information.

We are dog friendly and our dog fee is $175 for up to 2 dogs. Please do not allow your dogs on the furniture.

If you want to book a massage during your stay, please let us know at time of booking and we will provide you with the number to make a reservation.

Would you like to hire a Chef to come in and make a gourmet dinner for the family one night? Let us know and we will get you the contact information when you book. This service is booked up several months in advance so please ask for this information right away. If you would like groceries delivered and put away before your stay there are several available. Vacation Prep Squad, Ready to Relax Grocery Services, LLC, and Riley Brown's Forgotten Coast Food Taxi all do a wonderful job.

For those looking to explore the nearby towns and local shops, Port St Joe and Apalachicola are both within easy reach of Twin Gables, offering additional dining, shopping, and entertainment options. Travel Insurance which can include cancel for any reason. If you are traveling between the months of June-November Travel Insurance is highly recommended for Hurricanes. Airbnb does offer travel insurance at check out.

Guest will have access to the entire home and pool. There is a shared dock at the bay and is also used by the guests at our sister property Bay Hammock. They access from the back of the property. The dock leads out to the marsh and from there you can carry your kayak or paddleboard to the water. Please be mindful and don't let your pets run loose outside the fenced area.

We are available via the messaging app. We are happy to answer any questions you may have.

Twin Gables offers a private elevator to make your stay a little easier. While we’re happy to provide this feature, please keep in mind that it may occasionally be out of service, and repairs can take time. For safety, children should not use the elevator alone. If an outage does occur, we’ll do our best to get it fixed as quickly as possible, but we recommend having a backup plan for accessing the home without it. Refunds aren’t issued for elevator or appliance outages. Thank you so much for your understanding — we want your stay to be as smooth and enjoyable as possible!

Our stay at Twin Gables was nothing short of perfect. Michelle was great to communicate with & the home itself is stunning. Peaceful & private, stocked with everything we needed for our stay! We will absolutely be coming back to stay again! 10/10, recommend!

We didn't get to enjoy the home for very long as we were evacuated for hurricane Helene, but for the time we were there it was as described.  It is a nice home in a great location.  I would like to compliment Michelle as she was most helpful in communicating the details about the approaching hurricane.  She was always at the ready with updates and worked with us to move on ahead of the storms.  It was unfortunate,  but she was the brightspot of our trip.  I wish we could have continued our planned stay.

We have already decided that this will be our vacation home next year. Highly recommend!

&nbsp;Vacation Rental Agreement&nbsp;

This is your short-term vacation rental agreement. This agreement outlines everything you need to know about our rental policies for our property. Our goal is to ensure that your stay at our property is wonderful and meets all of your expectations. Please let us know if you have a technology or equipment issue during your stay and we will get it resolved. If you have any questions, please email or call us. 

Rental Agreement: This Agreement (agreement) constitutes a contract between the Guest (you, your) and Owner (us, we, our) of the Vacation Rental Property (property). By signing this agreement, you and your guests are agreeing to all terms and conditions listed in the rental agreement. Your vacation rental is a transient rental under state law. This means that your tenancy is temporary for the stated time period only. At no time is the property to be sublet or assigned to another individual. Please do not make any repairs, alterations, or improvements in or about the property. 

Confirmation of Reservation: Your reservation is confirmed when we receive your electronically signed rental agreement and an advance payment equal to 50% of the rental rate. The name on this agreement must be an adult who is at least 25 years old and will be staying at our home, and will be the responsible party for the reservation and all rental obligations. 

Payment: An advance payment equal to 50% of the rental rate is required at the time of booking. The advance payment will be applied toward the rent. Please make payments via credit card or personal checks. The advance payment is not a damage deposit. The balance of rent is due 60 days before your arrival date. Reservations made less than 60 days prior to arrival require full payment at the time of booking. 

Security Deposit: A security deposit is required at our discretion. If damage exceeds the security deposit, you agree to pay any and all damage charges above the security deposit with the credit card on file. The property is inspected before and after every tenancy. While you are here, we ask your cooperation in reporting any damage. The security deposit, less any charges incurred where applicable, will be refunded after your departure. Your security deposit will be fully refunded after your departure, providing the following provisions were met: (1) no smoking if prohibited by us; (2) all check-out procedures were followed; (3) no damage to the property or its contents beyond normal wear and tear; and (4) the number of guests did not exceed the agreed upon number of occupants. 

Cancellation: Cancellations made more than 60 days prior to your arrival will receive a total refund of any advance payments minus credit card fees. 

Cancellations made within 30 days of the check-in date will receiveno refund and you will forfeit any money paid in advance. If you aretraveling during hurricane season we highly encourage you to purchase travelinsurance. &nbsp;

Minimum Stay: A minimum stay is required at our discretion. 

Occupancy: If you are found in breach of this contract, you will be evicted and no money will be refunded. Only people who have registered with us as a guest may stay overnight on the property. 

Property Furnishings: You agree to return all furniture items in a similar good condition, with normal wear and tear expected, as it was prior to the beginning of the lease term. 

Getting Here: The confirmation email will state the timeframe in which we will send you details about the property, including: how to access the property, check-out procedures, community rules, and names/phone numbers of emergency contacts. 

Arrival Inspections + Damages: Please complete an arrival inspection on your day of arrival and report any broken items, damage or issues to us immediately. Any damages that occur during your stay must be reported immediately to us. In the event that damage occurs to the property, whether reported by you or found after departure, the cost of repair and/or replacement will be held from the deposit. If the amount of repair and/or replacement exceeds the deposit amount, you will be responsible for any additional costs. Additional costs for repair or replacement will be charged to the credit card on file. 

Arrival and Check-in: Check-in is 4 PM local time on your scheduled arrival date. Check-in before 4 PM is not guaranteed. Once we receive full payment and a signed rental agreement, we will send you detailed check-in instructions 3 days prior to check in. 

Departure and Check-out: Check-out is 10 AM local time on your scheduled departure date. Check-out is strictly at 10:00 AM. We will provide you with check-out procedures in advance of your arrival. 

Cleaning Fee: A cleaning fee is included with your reservation 

Cleaning &amp; Check-Out Responsibilities Guests are expected to follow all check-out instructions provided in the property guide. If the property is left in exceptionally dirty condition, or if check-out procedures are not followed, the guest authorizes the manager/owner to charge additional cleaning fees as necessary to restore the property to its original condition. 

Utilities: The cost of normal utilities usage is included with your stay. 

Maintenance and Repairs: Even the best or newest equipment occasionally malfunctions and cannot be guaranteed 100% of the time. We have an excellent maintenance team that promptly addresses problems. Authorized personnel may enter the premises during business hours for purposes connected with repairs, care, or maintenance of the premises. Expect lawn care and pool personnel on the property at least once a week. 

The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.&nbsp;

Community Rules: You agree to abide by all rules governing the community where the property is located. The rules are posted inside the property and/or at the community office. These rules are subject to change at any time. 

Parking: You must park in designated parking areas only. If parking passes are required, they will be located inside the property along with any additional instructions. 

No Smoking or Open Flame: No smoking is allowed on the premises. No candles or open flame of any kind are allowed inside the property. Upon departure, if the cleaning company detects any evidence of smoking on any porches and/or open flames, you will forfeit your deposit, and additional fees may apply. 

 No Daily Housekeeping: There is no daily housekeeping service. While linens and bath towels are included with the property, daily maid service is not included in the rental rate. 

Criminal Activity: You agree not to engage in any criminal conduct on the property, including but not limited to the following: usage of illegal drugs, committing a felony, violating any law or ordinance, disturbing the peace, or engaging in conduct for unlawful purposes. We are not liable for any damage or injury you cause to yourself or a 3rd party while engaging in criminal activity. 

Indemnification: We shall not be liable for any damage or injury suffered by you, your family, guests, invitees, agents or employees or to any person entering the property. You agree to indemnify, defend and hold us harmless from any and all claims or assertions of every kind and nature. 

Governing Law: This agreement shall be governed, construed, and interpreted under the Laws of the State chosen by us. 

Severability: If any part of this agreement is held to be invalid, such invalidity shall not affect the validity or enforceability of the rest of this agreement. 

Falsified Reservations: If you provide false information concerning your identity or other aspects of the reservation, you will automatically forfeit the reservation and will not be granted access to the property. In addition, you will not be refunded any money paid in advance. We have a right to report the fraud to the appropriate authorities. 

Acknowledgment: You have read and agreed to the terms and conditions of this agreement including the vacation rental property rules, community rules, and weather/pet/smoking/cancellation policies. The credit card supplied at the time of reservation will be held for security purposes only.
