Enjoy Knoxville in this cozy cabin themed duplex within walking distance of Historic Happy Holler. 1/2 mile down N Central Ave to Food truck parks, Breweries and Restaurants, and 1 mile from  Downtown Knoxville.

The home is thoughtfully designed for guests seeking an East TN experience while staying in close proximity to Downtown Knoxville.

Key travel amenities include high speed internet, oversized deskspace with computer monitor, Washer/dryer, smart TV, and outdoor picnic area with grill.

The home is made of up 2 (1br/1ba) apartments, each themed with a classic East TN flair as a nod to the Smoky Mountains (just 45 minutes away).

Ideally setup for 1-2 people in town for a quick visit, or longer term stays that are needing work amenities as well as convenience to downtown Knoxville. However, there is an air mattress available for groups of 3-4 if you have additional guests.


Note: If bringing a pet, please make sure to read the pet fee information under additional rules. The pet fee is a separate charge from the reservation.

We will be sure to give guests their space, but professional management provided by Halo Hospitality should any issues arise during your stay.

Historic Happy Holler is home to several shops, restaurants, pubs, and venues, and grocery, serving as a hub for North Knoxville Residents. 

The City of Knoxville has made incredible improvements to N Central street including sidewalks leading all the way downtown, street scaping, and on-street parking in several areas.

The house itself is not in a neighborhood, but rather directly on N Central street next to other businesses. This does provide some convenience, but does not offer the neighborhood feel should that be important to guests.

You may encounter homeless individuals nearby due to the proximity to downtown. Please note that we do not offer refunds for encountering members of the homeless population during your stay.

Guests can easily walk to Happy Holler, and most can walk (0.5 mile) to Food Truck park, Breweries, Coffee Shops, and more businesses along N Central. If going further downtown, we would recommend a bike, or $5 Uber ride!

Other: You agree that the pet fee charge is a separate charge than the reservation fee. More details in the House Rules.

If there is a chance you would need to cancel your reservation it may benefit you to purchase travel insurance to insure you receive your desires reimbursement. 

For 30nights stay and longer. There is a mandatory bi-weekly surface cleaning included in each stay amounting to $65 to ensure guests have a clean place to stay throughout the duration of their reservation. This will be scheduled with the guests after the reservation has been made.

Experience a warm and welcoming atmosphere at this cozy, clean property, where attentive communication from the host and thoughtful touches such as snacks create a memorable stay. Enjoy convenient access to downtown Knoxville and nearby attractions, making it an ideal retreat for both relaxation and exploration.

The immediate location wasn't for me but the place has what you need. Halo was great to work with.

To begin with, my fianceé and I stayed here for a month. It's located in a very noisy neighbourhood, near an extremely busy intersection just a few blocks north of downtown. Ambulance, fire truck & police sirens, cars, trucks & motorcycles with very loud, or non-existent, mufflers at all hours! A lot of homeless transients meandering around. My fianceé didn't feel safe when I left for the grocery store. The dilapidated, rundown house next door, apparently undergoing much needed renovations, is quite a shock when you pull in to the rear parking area. Not to mention the porta-john, which is frequented by the aforementioned homeless, and the roll-off box. Counter space in the kitchen is virtually non-existent. Other than that, it's stocked with just about everything you'd need; pots and pans, dishes, cutlery, coffee maker, etc. We both woke up with sore backs from the mattress.

My wife and I came to Knoxville on a last minute trip. We brought our three small dogs. We drove in very late, I communicated this with the property manager. We arrived at 2:30 am and as we drove up the block we some an encampment of homeless people in the lot directly beside this property. The duplex was not marked or labeled which unit was which. I tried the code in the first unit  and it didn’t work. Thinking I may have put it in wrong I tried it again. At this point I realized that it may be the other unit so I tried that door and it worked. Within 5 minutes the police arrived and questioned me about why I was there. This neighborhood is not great for tourists.  As for the interior of the unit. The unit is very small but generally fine. The trim is unfinished and looks like it was put up as a diy project. The ceiling above the bathtub has black stuff where the wall and ceiling comes together. I assume it is just messing grout work because the tile grout is black but at first glance it looks like black mold. There was visible dust and dirt on the base boards. Surprisingly the bed was comfortable. At 7:30 in the morning the last day of our stay, while waiting in the car for my wife to come out, a homeless women walked on the property within three feet of my car staring me down with a hatchet in her hand. She walked past me and went into the porta potty. If we could have found any other place to stay with our three dogs on short notice I would have. I would not suggest anyone stay here.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on April 1st, 2021 between the following:

Host: {{host_name}} (“Host”).

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”
&nbsp;
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
&nbsp;
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

PETS. {FOR PET FRIENDLY RENTALS, CHECK YOUR LISTING} We are happy to have pets. Pet fee charge separate from reservation fee for $50/night per pet fee for up to $250." Under no circumstance should pets be allowed on furniture or beds. All pet messes should be addressed immediately. Pets should not be left unattended, and crated if need to be left at home alone. Additional cleaning fees may apply.
&nbsp;
SMOKING POLICY. Smoking on the Premises is prohibited.
&nbsp;
SUBLETTING. The guest does not have the right to sublet the Premises.
&nbsp;
INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
&nbsp;
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.

ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
Host Specific Rules:

We are happy to host you for your stay with us! Please keep the following rules in mind during your stay:

1) Local guest reservation requests are subject to further review and questions. Please provide full name, # of guests, and reason for booking.
2) Reservations should include the correct number of guests staying. Please ask the host for permission to bring visitors over to the property.
3) Noise should be kept to a minimum after 10:00pm.
4) Please be courteous and respectful of the other neighboring residents and guests. Any behavior that results in a complaint by a neighbor, building resident, or HOA is considered violation of this rule.
5) If you have any issues during your stay, please notify us immediately. At check-out please leave the place as you found it upon your arrival. Any costs to repair or replace an item, fixture, or furnishing found damaged after your stay must be compensated by you. All damage and replacement costs include a labor charge.
6) SMOKING, VAPING, and PARTIES of any kind are strictly forbidden. In the presence of any evidence of these things, including odor, a $300 “Wear &amp; Tear” fee will be applied in addition to any specific damage or cleaning that is required.
7) Before check-out, we ask guests to begin dishwasher with used dishes (if applicable) and start washing machine with used towels.
8) Please do not leave any doors propped open for any reason. All windows and doors should be closed and locked when not present at the property.
9) Guests agree to follow the cancellation policy at the time of booking, and agree to any cancellation fee that may apply in the event of a cancellation. Guests agree there are no exceptions to the policy including illness, travel restrictions due to weather, and reasons related to COVID-19.
10) Guests should inspect the property upon checking-in and notify Management of any issues, damage, missing amenities, or unsatisfactory conditions. Should there be an issue, guests will allow a reasonable amount of time during business hours for Management to address or provide a solution for any reported issues, or unsatisfactory conditions.
11) It is the responsibility of Guests to complete all check-out instructions for the property prior to 10:00am Checkout. This includes putting trash in the trash bin, washing any dishes that were used, and starting a load of any used towels in the washing machine.
12) Guest agrees that if they have not checked-out by the designated checkout time they authorize the Host to charge the guest for the Hourly Rental rate of $50/hour to the credit card on file.
13) Failure to comply with any of these rules will result in a fine up to $500 at the hosts discretion.
14) It is the guests' responsibility to ensure they have all their belongings before checking out. If guests would like an item shipped to them, there is a minimum of $50 shipping and handling fee which is collected prior to shipping. We will hold items for 1 week if guests would like to coordinate a pickup of an item.
