Bring your family to relax at this beautiful condo! Ride the elevator to the top then spread out in any of the 3 bedrooms, large living space, or the balcony that over looks the water. A king sized dining table gives plenty of room to eat as well as play puzzles or games! Take a dip in the pool, cast a line off the fishing deck, or take advantage of the unit’s boat slip. Need more adventure? Rent a golf cart and head down to one of the nearby beaches then stop off at one of our local restaurants.

Check in is 4pm. 
Check out is 11am. 

Guests will have access to the entire unit, pool (by the use of a key) and the fishing/deck area. There is no boat slip for this property. 

Guests are provided with a starter set of consumable items such as toilet paper, paper towels, laundry soap, trash bags, and hospitality soaps. For longer stays or more intense use of these items, consider pre-packing some from home. 

This home features a queen bed in the master bedroom, a double bed and single bed in one guest room, and two single twin beds in the third bedroom. This home sleeps 7 guests. Occupancy cannot exceed 7 per city permit. 

This is a single story unit on the 3rd floor. There is an elevator on site at the property. There is also a community pool and fishing deck. Grilling is not allowed per HOA. 

Things to pack: 
-Beach towels (we do not provide those)
-Coffee (we do provide a coffee maker though!)
-Extra blanket if you are cold natured

Things to remember: 
-Animals are NOT allowed
-Parties are NOT allowed
-Guests should be 21 to book
-Smoking is NOT permitted
-Trailers cannot be parked on site (you can park them on the street or rent a space from Marker 37)
-Open parking, so there is no assigned parking

Rental Agreement Terms and Conditions
Seascape Properties
Your payment of money is evidence of your acceptance of the Rental Agreement Terms and
Conditions.
The property owner of the property has assigned Seascape Properties as their agent to
conduct business as the property manager. Seascape Properties is thus the Agent in the
rental relationship representing the owner of the property and Seascape Properties.
Cancellation Policy: A deposit of 50% is due at the time of booking. The remaining 50% will be
due 30 days after the initial booking or 30 days before arrival, whichever comes first. In the
event you need to cancel your reservation the following policy will apply: 0-7 days before
arrival, 0% refund
8-14 days before arrival, 50% refund
15-30 days before arrival, 75% refund
30+ days before arrival, 100% refund
Inclement Weather: In the event of a named storm that threatens North Padre Island and
evacuations are ordered, the unused balance of the rental will be refunded. Refunds will not
be issued for other weather conditions as they are an Act of God no human can control.
Occupancy: Reservation holder must be 21 years of age and acknowledge they will occupy
the property during the entire stay. We do not charge per guest and we do not require that all
guests be listed on the reservation. However, the person responsible for the reservation will
be held responsible for all damages should they occur. Additionally, the number of guests
should NOT exceed the maximum occupancy allowed for the property or face a $150 fee.
Additionally, house parties are not allowed. Should one occur, we will terminate your
reservation with no refund.
Smoking and Vaping: Smoking and vaping indoors is NOT ALLOWED. Smoking and vaping
outdoors is permitted, but it is expected all waste will be properly disposed of. Evidence of
smoking or the smell of smoking will result in a $100 charge applied to your credit card. The
fee may be increased depending on the severity of the odor.
Pets: Pets are not allowed in units not noted as pet friendly. If evidence of a pet is found, the
tenant is in breach of the rental agreement and can be asked to leave the property and pay
$100 per day the pet was present on site.
For units that are pet friendly, a $90 fee must be paid PRIOR to arrival. Units that do allow
pets will require pets to be properly taken care of. Waste must be cleaned up outside, pets
should not be left alone to park and disturb neighbors, and pets should NOT be allowed on
beds or other furniture to include couches and chairs. Renters will be required to pay for any
damages or extra cleaning fees associated with any pet damage, smells, or extra cleaning
required. d/or damage to property arising from negligence of renter or renter’s guests.
Parking: Many properties may have a limit of one or two spaces. Please check the vehicle limit
before booking the property. Details about where to park and where extra parking may be
available will be in the Welcome Binder at each property.
Noise: Renters must comply with city ordinances and may not make excessive noise after
property posted quiet hours.
Utility Work and/or Construction: Seascape Properties cannot control utility work and/or
construction occurring outside the rented property. There are no rebates or discounts given for
utility or construction work occurring near or adjacent to the property.
Maintenance and Repairs: Proprietor does not guarantee air conditioners or other appliances
will be in working condition during the entirety of rental. All equipment is regularly serviced and
maintained, but unforeseen problems may occur. In the event an appliance does not work,
please contact Seascape Properties and we will arrange repairs as soon as possible. Guests
should allow for a reasonable amount of time for the service to take place as a third party
agency may need to be contacted. Refunds for inconveniences of inoperable appliances will
not occur.
Property Substitutions: In the event the property stated on the Agreement becomes
unavailable for any reason, Proprietor/Agent obligations are limited to notification to the
tenant, a full refund if all monies received for unavailable property, and a good faith effort
made by Proprietor to reasonably find a comparable replacement. All efforts will be made to
find a reasonable and comparable property, but if one cannot be found, monies will be
refunded.
Mandatory Evacuation: If state or local authorities order a mandatory evacuation that includes
the location of the rented property, the tenant shall comply with evacuation orders. Upon
compliance, tenants shall be entitled to a refund.
Damages: Renter will at the end if rental period surrender and deliver premises, without
demand, in as good order and condition as when entered upon. Any damages will be billed to
the credit card on file.
Violation of Agreement: It is further understood and agreed between the parties hereto, that if
the renter violates any of the conditions of this agreement, the renter waives all rights of notice
to vacate said premises, and the proprietor shall be entitled to reenter and retake possession
immediately of demised precis and retail balance of any rental payment remaining.
Disclosure: Agent has a contractual relationship with the homeowner of the properties we
manage. The relationship employs us to act as their Agents and treat all parties, both tenants
and owners, honestly, fairly, and in good faith.

Indemnify and Hold Harmless: Renter agrees that proprietor shall not be held liable for damage of property or personal injury to anyone occurring on the premises elsewhere on the proprietor’s property and save proprietor harmless from and against any and all claims, actions, damages, counsel fees, fines, penalties, liability and expense in connection with loss of life, personal injury and/or damage to property arising from negligence of renter or renter’s guests.
