You’ll be just a 5-minute drive to Gulf State Park, placing you close to all the area’s top attractions, dining, and outdoor adventures.

Additional amenities include outdoor barbecue grills conveniently located at the flagpole between buildings 1 and 2, as well as access to both an outdoor pool and a kiddie pool. Guests can also use the pools in buildings 1 and 2, which feature heated pools during the winter months from November to March on an alternating annual basis as maintained by the HOA, providing comfort during the cooler months and offering more options for relaxation and fun.

BENDER VACATION RENTALS, Inc., its employees or independent contractors accept no responsibility whatsoever for the health of any persons choosing to occupy or make use of unit interiors, elevators, pools, stairway rails, and other exterior common facilities which may be exposed to others, due to COVID 19 virus' propensity to remain live and invisible on any/all surfaces.

RENTAL PERIODS are for a minimum of four (4) nights during peak seasons, except for certain units which require a seven-night minimum. Please note: your online reservation for less than seven nights is subject to seasonal restrictions and minimum booking guidelines. Please call us with reservation requests when outside our normal booking guidelines. Often we are able to accommodate your requests. No minimum during off seasons. All reservations are subject to a departure housekeeping charge. Housekeeping charges and Vehicle tags are in addition to published rental rates and are also subject to lodging tax. Housekeeping charges are due and payable with unit rental fees. Monthly reservations are subject to one housekeeping charge only.

DEPOSITS. A booking deposit of $200 plus a $99 non-refundable reservation processing fee is due within 5 days of making your reservation and will be applied to the total rental amount due. Credit cards or personal checks may be used for the deposit and processing fee. Deposits not received within 5 business days of booking will cause the reservation to be cancelled. Reservations made 14 days or less prior to the arrival date require the payment to be made in full with a credit card.

CANCELLATIONS. If you must cancel, change dates or properties please call us or email us ) as soon as possible. All cancellations are subject to a $50.00 cancellation fee, in addition to the $99 non-refundable processing fee.  If you cancel 14 days or less prior to your arrival (60 days for monthly guests), you will forfeit your deposit and prepaid rent.  If you choose NOT to purchase trip insurance, no refunds will be issued inside the cancellation date range for any reason, including illness, hurricanes and similar events.

EARLY DEPARTURE. EARLY DEPARTURE. SORRY, THERE CANNOT BE REFUNDS FOR EARLY DEPARTURES OF GUESTS.  However, if you purchase trip insurance a partial refund may be available through CSA TRAVEL PROTECTION.

FURNISHINGS. All units are furnished. Furnishings vary from unit to unit due to individual taste of owners. All equipment in units should be in working order. Please report any inoperative equipment to our office promptly. We will make every reasonable effort to have the problem corrected. Under no circumstances will there be a reduction of rent for any mechanical failure of air conditioning, dishwasher, washer, dryer, TV, DVD, blender, toaster or other appliances.

LINENS. Linens are provided in the units when you arrive. NO LINENS WILL BE EXCHANGED DURING YOUR STAY. Initial supplies of bath soap and toilet tissue are also provided in unit. Other than the initial supply of bath soap and toilet tissue, NO ADDITIONAL PAPER PRODUCTS OR SOAP WILL BE PROVIDED. We suggest you bring beach towels or blankets, as we do not permit linens to be taken out of the units. Linens are NOT provided for winter monthly rentals, but are available for an additional fee.

SMOKING. Absolutely no smoking is allowed in any unit. Violation of this policy will result in eviction and forfeiture of rent and deposit.

DRONES. Drones are not allowed. Use of drones on any property will result in eviction and forfeiture of rent and deposit.

PETS. SORRY, ABSOLUTELY NO PETS ARE ALLOWED IN ANY RENTAL UNIT WITH THE EXCEPTION OF DESIGNATED PET-FRIENDLY UNITS FOR WHICH A NON-REFUNDABLE PET FEE WILL BE APPLIED. Violation of this policy will result in eviction and forfeiture of rent and deposit.

RISK & LIABILITY. By renting this property, you are assuming all risk and liability for damage or excessive wear and tear to the unit. Any damage will be charged to the rental guest. We ask for your help to maintain the property in good condition for your enjoyment and those guests who follow.

CAUTION. Severe cross draft may occur when both entry door and balcony doors are open. ENTRY DOOR CAN CLOSE ABRUPTLY.

SUBSTITUTION. We reserve the right to substitute comparable accommodations without notice or liability should the unit become unavailable for any reason. When comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund of the reservation deposit.
 
RENTAL PAYMENT. Your total rental payment is due 14 days prior to arrival. (60 days for monthly guests). We accept cash, travelers checks, money orders, cashier's checks, certified checks, personal checks with proper identification, MasterCard, VISA, American Express or Discover. The name on the credit card must match the name on the reservation, and this person must sign in at check-in. Credit card payments can be accepted for monthly rental initial payment only. There will be a $25 charge for returned checks.

STUDENTS. ABSOLUTELY NO UNIT WILL BE RENTED TO VACATIONING STUDENTS WHO ARE NOT ACCOMPANIED BY A PARENT. Parents must be staying in the unit with the students the entire length of the reservation. Failure to comply will result in parties being asked to leave the property with forfeiture of deposit and rent. NO ONE UNDER 25 YEARS OF AGE WILL BE ALLOWED TO REGISTER!!

TRIP INSURANCE. Bender Realty has partnered with CSA TRAVEL PROTECTION to provide you with optional insurance coverage, benefits and 24-hour emergency assistance to take care of you while traveling and protect your hard-earned investment. This optional coverage is 6.95% of your total trip costs. Trip Insurance may be purchased up until the time of your final payment. OCCUPANCY. MAXIMUM OF FOUR (4) PERSONS PER 1-BEDROOM UNIT. MAXIMUM OF SIX (6) PERSONS PER 2-BEDROOM UNIT. MAXIMUM OF EIGHT (8) PERSONS PER 3-BEDROOM UNIT.

WITHHOLDING DEPOSITS. This property is privately owned and managed and WE RESERVE THE RIGHT to withhold deposits, refuse rental or discontinue occupancy if in our judgment your occupancy of the unit is detrimental to the property. BENDER REALTY, INC. reserves the right to alter reservations of units in the event of scheduling conflicts, repairs/maintenance, or other circumstances beyond our control. A comparable substitution will be made whenever possible. We reserve the right to enter the premises at any time for the purpose of inspection, repair, management or showing to prospective buyers.

DAMAGES. If during your stay any breakage or damage occurs in the unit, please contact our office immediately. Any cost for damage repair or breakage replacement will be collected at time of departure and is the responsibility of the guest. DO NOT MOVE FURNITURE INSIDE THE UNITS OR MOVE ANY ITEMS (PARTICULARLY KITCHEN ITEMS) FROM ONE UNIT TO ANOTHER.

LOSS OR THEFT. BENDER REALTY, INC. will not be responsible for loss or theft of money or valuables of any kind.

KEYS. When applicable, two (2) keys per rental unit will be issued to rental guests. If a key is lost, guest will be charged $35. If you become locked out, there will be a $35 service charge if a Bender Realty employee is called after hours to assist in entry.

PARKING. Please inquire about parking policies prior to arrival. Vehicle registration tags must be purchased and displayed in each vehicle. Some properties only allow one (1) vehicle regardless of unit size, and a maximum of two (2) vehicles will be allowed at all other properties. Vehicles without vehicle registration tags are subject to towing at owner's expense. No boats, trailers or RVs allowed.

RATES. ALL RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE. Rates are subject to lodging tax. Failure to vacate a unit by check-out time may result in an additional day's rent being charged.

TENTATIVE ADVANCE RESERVATIONS. We are able to make tentative advance reservations for future time periods. All advance reservations are subject to rates applicable at the time of actual reservation arrival and the availability of units year to year. No future-year reservations will be honored at previous-year rates. Subject to owner's reservations.

UNIT FOR SALE. In the event that the condominium you are renting is on the market for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time and not interrupt your vacation.

PRINTING ERROR. Although every precaution is taken by Bender Realty, Inc., errors in price and description can occur in printing. We reserve the right to correct such errors; however, we cannot give refunds and are not responsible for changes in furnishings and equipment by the owners.
