Step into a spacious, open floorplan with an expanded outdoor living area, ensuring all the comforts of home in this Seascape villa. The welcoming dining area features a large, beautiful dining set and hutch, fully stocked for both cooking and dining. The living space is bright and airy, with a sofa, three chairs, and an LED flat-screen TV. The updated kitchen, equipped with all modern appliances and amenities, opens to the breakfast bar area.

Upstairs, the Master bedroom offers a King bed, flat-screen TV, and large floor-to-ceiling windows with room darkening curtains, allowing you to control the amount of natural light. An ensuite bath with a shower/tub combo is attached. The guest bedroom features two Full Beds, a flat-screen TV, and an additional bathroom just across the hall.

Outdoor living is abundant, with a double-sized sunshade umbrella, outdoor dining table, gas grill, and additional seating for a delightful experience.

Seascape complex includes two on-site swimming pools, one just steps away from the front door or back deck of the Villa. The naturally landscaped grounds feature trees, bushes, shaded pathways, and several bridges over a lagoon. Cascading water at pond fountains attracts wildlife, creating a private outdoor setting. The community also has its own private beachfront cabana with restrooms and outdoor showers.

Situated next to South Forest Beach Drive, the Hilton Head Island bike path provides easy access to nearby enjoyable activities, including shopping at Coligny Circle, miniature golf, bike rentals, tennis, a movie theater, and fantastic restaurants—a short bike ride or stroll away.

3236 Seascape Villas

Can't beat the location! Had a great trip! Beds were comfortable and condo was well stocked with cookware. Big plus on the propane grill. Only issues were floors had obviously been patched and were loose in places. Wasn't a big deal. Turntable in microwave didn't spin and ice maker was super slow. Didnt mention any of those things to the company because wasnt a big deal to us. One of the best features of Seascape is having the private bathroom at the beach. Very convenient! Also, loved having the bikes and beach chairs that were provided. I got there Saturday and didn't get in a car until Friday. Would stay there again for sure. Is the 2nd time we have booked through Island Rentals and highly recommend! Already planning our trip for next year and hoping to make 2 trips workout.

My adult daughters and I decided to make a last minute beach trip over Labor Day. The villa was as promised and all instructions were very clear. The bike thing was confusing as you should use bikes with the unit number..not in our rack. We did not visit the pool. It wasn't far from the beach. Easy walk. 

This home was perfect for us, and our two grown daughters. Everything looked exactly as pictured. And everything that we could possibly need was provided! It was a quick walk to the beach and and wonderful to have bicycles provided. We will definitely be back, and we would recommend to friends and family..

Our family visits Hilton Head every year and this was our first time to stay in this rental. It is one of our favorites! The  location is perfect, just a short walk to the beach and a quick bike ride to all Coligny destinations. The condo was clean and very well-equipped (bikes, wagon, and beach chairs included). If you're coming in the off-season, be aware that the pool is not heated -- our kids didn't seem to mind though! The property management was excellent. They answered any questions I had promptly. We will definitely stay here again. 

The condo is beautifully decorated with all the kitchen equipment needed to make dinners at home. It’s also close by restaurants that are close enough to ride your bikes on. This was such a great location, we will definitely book this condo again! Thank you!

EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.
WE SUGGEST THAT ALL MEMBERS OF GROUP RENTING & STAYING IN THE HOME/VILLA READ THIS LICENSING AGREEMENT SO ALL UNDERSTAND THE TERMS AND CONDITIONS OF THIS AGREEMENT.


The property will be ready for occupancy at 4:00 PM local time on the beginning date of the License Agreement and must be vacated by 10:00 AM local time on the ending date of the License Agreement.

If you arrive before CHECK-IN TIME please do not come directly to the premises. Our cleaning staff only has a few hours to clean their assignments on "changeover day" and we are meticulous when it comes to cleaning. Additionally, we try to address any maintenance problems (e.g., air conditioning, bathroom and kitchen repairs, etc.) during that time so that you are not disturbed during your stay.

A Keyless Entry System with a Touch/Combination Lock requiring a code will be on the front door. The code will be sent to you along with other Hilton Head Island information when your final payment has been received. To open the front door, use the combination, which will be given to you in your access information.

Housekeeping: The Property is cleaned before you arrive and when you depart. You will be provided with bath towels and bed linens. A vacuum cleaner is stored inside. Guests supply their own Beach Towels Please do not use our linens and bed covers and blankets at the Beach. Violation of this policy will result in an additional charge being charged to your Credit Card on file.

Damages: Damage: Peace of Mind Coverage is included with your stay. Coverage of up to $2000 in accidental damages allows our guests the peace of mind knowing we realize accidents may happen, and we're here to help. Should any issues arise please let us know as soon as possible so that we may address any issues. Malicious damage to property will still incur charges and all guests accept responsibility for any egregious damage that occurs.

Vacation Rental Insurance - Guest Protect Plan
CSA Vacation Rental Insurance has been offered with your reservation. Vacation Rental
Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. View a Description of Coverage/Policy at 
Please note, Vacation Rental Insurance may only be cancelled within 10 days of adding this to your rental. Even if you cancel your rental within the allowed cancellation period by Island Rentals, if it has been more than 10 days since Vacation Rental Insurance was added, this charge is non refundable.

Cancellation Policy: Reservations that are canceled more than 30 days prior to the start of your stay will receive a full refund. Cancellations made between 30 and 15 days prior to arrival will receive a 50% refund of the total cost of your stay. No cancellations are allowed 14 days or less prior to your arrival. Travel Insurance is recommended if you feel a situation may occur where you have to cancel within 30 days of the start of your stay. All Reservations made for a duration of 1 month (28 Days) or longer are non refundable. Travel Insurance is highly recommended.

The Booking Agent may cancel this contract at any time and provide a full refund to the Guest should this contract become unable to be honored due to any unforeseen circumstances with the rental property. Booking Agent will try to the best of their capability to relocate Guest to suitable accomodations, but is not required to do so.


Weather Policy: There are NO REFUNDS due to weather related incidents, including Tropical Storms and Hurricanes.
WE HIGHLY RECOMMEND TRAVEL INSURANCE, ESPECIALLY DURING STORM SEASON. IF YOU DO NOT OBTAIN TRAVEL INSURANCE, YOU ARE BOOKING AT YOUR OWN RISK.

Returned Checks: A $50 service charge will be levied on any returned checks.

Owner/Booking Agent is, by South Carolina law, allowed to enter property at any time if he/she suspects any actions that might breach this contract. Owner/Booking Agent may also enter home to check A/C filters and for any other reason necessary to maintain, security and comfort of tenant.
If property is for sale, renter must cooperate with the owner or realtor to arrange convenient times to
show said property if given at least 24 hour notice.

Community Rules: Guest agree to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.

Cleaning Fee: There is a one-time linen setup and cleaning service fee. There is NO DAILY MAID SERVICE.
A starter amount of toilet paper, paper towels and laundry soap is provided. After they are used up,
Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners is also provided. Extra items needed are the responsibility of the guest. (i.e. Bring your tooth paste, laundry detergent, soap, beach towels, extra toilet paper etc.)

Utilities: The landlord will provide water, heat, electric, and trash removal.
Restrictions: Generally, no trailers, boats, jet skis are allowed. However, please call to discuss special arrangements.

Occupancy: Our property has a maximum number of occupants, posted on our digital brochures on our web sites. As guest, you agree not to exceed the maximum occupancy by this property as described on the web. Person signing the contract must occupy the premise the entire length of stay. We do not rent to minors. Penalty for violation of the Agreement is outlined in Penalty for Violation of this Agreement at the end of this section.

Noise/Disturbances: Any disturbance resulting in neighborhood complaints or police action, other illegal activities, damage to the vacation rental, or violation of this agreement of rules and regulations
governing the vacation rental, will be considered sufficient cause for immediate termination of your
stay, and all monies paid will be forfeited. This agreement does not create a tenancy for the vacation
rental; you can be removed from the vacation rental without process of law if you do not depart at the
appropriate time.

In the Town of Hilton Head Island, South Carolina, it is unlawful to unreasonably disturb the peace and quiet of those in their homes and public places.

Quiet hours are between 10 pm and 7 am, though town noise regulations are in force twenty-four 24 hours each day.

Indemnification of Agent by Guest: Guest agrees to indemnify and save Booking Agent, its employees and Agents, as well as property owners, free and harmless from any claim or liability for any loss or damage whatsoever arising form, related to, or in connection with rental of the Dwelling, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by any Guest or any Guests invitee. This includes any accidents or injuries while using any bikes provided with the rental.

Release and Waiver of Liability: I understand that swimming is an inherently dangerous activity, which can result in illness, serious bodily injury or death. I further understand that I and my entire family and all of my guests are being permitted to use the swimming pool at the property we are renting and that we are aware we are swimming at our own risk. I, on behalf of myself and my entire family and all of my guests, do hereby release and forever discharge Island Rentals of Hilton Head, LLC and all owners of said property, from and against any and all liability or responsibility for claims, damages, causes of action, or other suits, whether based in law or equity, or in tort or contract for any illness, bodily injury, personal injury, death or as a result of the use of the swimming pool or on the premises on which said pool is located. By signing this rental agreement you are agreeing to a release and waiver of liability concerning any and all injuries, illness or death which occur during your stay at any of our properties and also while you or your family or guests are being permitted to use the swimming pool at the home or villa complex where you are renting and that you swim at your own risk. *Properties are not equipped with any pool or hot tub safety equipment.

Damages: Damages must be reported by the guest before departure. Guest agrees to surrender
property in the same condition as at commencement of the rental period. In case of abuse and
malicious damage to rental property, guest will reimburse Agent and Owner the amount of all damages including reasonable attorney’s fees.

Smoking: All of our properties are non-smoking units. There will be a $500 fee charged if any smoking occurs inside of the unit. 

Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of
advance deposit and/or rental money and the party will not be permitted to check-in.
Guest assures the Booking Agent that the tenants will observe all conditions and terms of this
License Agreement as to maintaining the premises in good order and appearance and will conduct
themselves in a manner inoffensive to neighbors. Guest assures the Booking Agent that any tenant who violates any of the terms of this License Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s). Guest agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.

Guest agrees that during the term of this License Agreement and such further time as he/she occupies the premises, he/she will keep the Booked premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the License Agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception.

Guest agrees that he/she shall not paint or make alterations to the property, including changing
existing locks or adding new ones, without the Booking Agent's written consent. Upon not less than 24 hours notice, Guest shall make available to Booking Agent or his agent for the premises of entering to make necessary or convenient repairs and to show the premises to prospective guests. In an emergency, Booking Agent or his agent may enter the premises at any time without securing prior permission from Guest.

Guest may not let, sublet or assign this License Agreement for all or any part of the premises without prior consent of the Booking Agent. If Guest abandons or vacates the premises, Booking Agent may at his option terminate this License Agreement, enter the premises, and remove all property. In the event that any action shall be commenced by either party arising out of, or concerning this License Agreement or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.

Either party may terminate this License Agreement in the event of a violation of early provision of this
License Agreement by the other party in the manner and as provided by law. The Policies and
Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.

Guest assumes full responsibility for fulfilling the terms of the License Agreement for the period stated and assure the Booking Agent full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the Guest.

Credit Card Authorization: I understand and consent to the use of the credit card provided without
original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after Booked premises are vacated. Charges may include: unauthorized long distance telephone and cable TV Special Events Charges; damages beyond normal wear and tear, parking violations and parking passes.

Trust Deposit Agreement: Guests are advised that their reservation deposit must be placed in a S.C.
Trust Account as required by SC Real Estate Law. Guests authorize Island Rentals of Hilton Head LLC, a duly authorized corporation of South Carolina, to receive any and all interest that might be earned from the Island Rentals of Hilton Head LLC Escrow Account monies that are being held for their benefit.

Pet Policy: Many of our properties are pet friendly. An additional pet fee is required and varies based on length of stay. We request that all pets are crated when left alone in the property, or that gates are brought to confine pets to proper areas of the home. New environments may cause even the most well-behaved animal to cause damage and act out. Please do not allow pets on any furniture in the property. Pet hair and pet stains are much more time intensive and costly to remove from upholstered furniture, and should the furniture need steam cleaned, additional charges may occur.

Pets in non-pet friendly properties: Should you bring a pet to a property that is not pet friendly, a fee of $500 will be charged on top of the cost of any damages caused by the pet. Guests may be subject to relocation to a pet friendly property at their expense.
