Guests have access to all areas of the home and yard except for any locked doors (the basement and a few closets)

There is a mostly flat driveway with ample parking. The driveway is plowed in the winter and shoveled to the entrance.

We are only an email or phone call away and are available as needed.

Please remember that you are staying in a house, not a hotel.  If any problems arise we will do our best to take action as soon as possible but there is no one living on-site.

This is just an extremely cool place in Walton. Furniture store run by architects, opening a gallery next door. They also sell bread and snacks sometimes. Must visit for anyone who likes design.

Bear Spring Mountain: 6.4 miles 
Large park/wildlife management area 10 mins from the house. Can swim/boat and hike.

Right around the corner from the house, where we get our eggs! Drop by the farm stand for eggs/chicken/produce, they also do tours from time to time.

Check out the website to Great Western Catskills for all the up to date info for shopping, restaurants and activities.   Groceries stores, gas stations, shopping, farmers markets and more are all located with 15 to 20 minutes in Walton, Delhi, Hamden and Oneonta.

A vehicle is necessary to get around. There is no or limited Uber  or transportation services in the area. 

In the winter months when snow is likely (October through April) AWD or 4WD is recommended along with all weather or snow tires with good tread.

Cell service is limited in the area. Please enable WiFi Calling on your phone to make and receive calls.
To ensure a smooth arrival, write down or save the address, door code, WiFi details, and host contact info before traveling, in case you lose signal.

~ Noise & Neighbors
We love our quiet surroundings—and our neighbors! While the home is private, sound carries easily in the country, so please respect quiet hours after 9 PM, especially outdoors.

~ Pet Policy
We welcome one well-behaved dog with prior approval and a pet fee.
No cats, unfortunately—though we love them too!

~ Guests & Gatherings
No parties or large gatherings.
The number of guests at the property must match the reservation.

~ Water & Septic System
The home uses a private well and septic system. To keep everything running smoothly:

Be mindful of water use, especially in dry months
No sprinklers, kiddie pools, or water slides
Only flush toilet paper—no wipes, paper towels, or hygiene products

~ Smoking Policy
Smoking is allowed outside only
Please do not discard cigarette butts on the lawn, deck, or driveway
Smoking indoors will result in a $500 cleaning fee

~️ Winter Travel Tips (Oct–Apr)
Delaware County is beautiful but can be snowy and icy in colder months. For safe travel, we recommend:

AWD, FWD, or 4WD vehicles
Winter or all-season tires with good tread
Avoid 2WD or RWD vehicles in poor conditions
The driveway is plowed and shoveled to the door, and we provide a shovel for clearing paths as needed. If you’re new to winter driving, check out safety tips from resources like AAA.

Relaxing Rural Retreat for Family & Friends

The place is very nice with a great view from the deck.  We had both At&T and Verizon cell phones and had no issues with serivice at the house or in the town of Walton.  We did lose service for about 10 minutes driving into the area.  

We had 8 people staying (6 adults and 2 kids) and the house did not fell cramped.  The deck and large front yard helped.  The dining room table does only has 4 chairs.

Overall, it was was a great house, great trip, and a great town of Walton.  We would stay here again.

What a pretty place . Great place to
do yoga and meditate . Every thing was available in the house . There were fun board games . Fire pit and huge field to play .

House was as described. Beautifully setup. Everything you need in the kitchen.

Awesome stay, beautiful house with lots of space for everyone. Lots of amenities, highly recommend.

A great spot for a relaxing break with friends. We really enjoyed the deck, with a great open view. We'd love to come back!

This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date agreed by and between the undersigned person(s) or renter(s), (the “Guest”) and the undersigned host, owner, manager or agent (“Host”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein. &nbsp;1.Within 48 hours of the end of the rental period, a representative of the Homeowners will inspect the house to check for damage, missing items and overall condition of the house and property. If the house, the surrounding structures, and their contents are found to be in their original condition, the security deposit (as applicable) will be refunded in full in the same manner in which it was received within 7 days of the last day of the rental.&nbsp;

&nbsp;

2. In the event of damaged, missing items, or if the house and property were not left according to the checkout requirement, the security deposit will be used to make repairs and/or replace the missing items, and to cover the cost of additional cleaning. If the amount required to do so is greater than the security deposit, Guest agrees to promptly render payment for the balance.&nbsp;

&nbsp;

&nbsp;3.The Host will have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.&nbsp;

&nbsp;

4.The home you are renting may not have cell service or a landline phone. Calls can be made and received through WIFI Calling. Check your phones carrier settings for details or reach out to your carrier.&nbsp;

&nbsp;

5.The Tenants shall maintain the premises in a good and clean condition and use the premises only in a careful and lawful manner. The tenants shall leave the premises in the same condition as at the time of their arrival. Tenants shall pay for maintenance, repairs and additional cleaning should the premises be left in a lesser condition. The tenants agree that the Host shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.&nbsp;

&nbsp;

The cleaning fee covers a standard turnover of the home, not deep cleaning. Guests are asked to do the following prior to check out:

- Remove your food from the fridge. You are welcome to leave unopened and unused food or drink.

- Wipe down counters and stove top. 

- Wash all dishes by hand or load into the dishwasher and start.

- Pick up garbage throughout the house and property, bag and place in trash location as instructed in the online guest book.

- If any furniture was moved, place it back in its original location.

-  Leave a note if anything was damaged during your stay or if any supplies are running low.

- Make sure stovetop, oven, and fireplace/wood stove/pellet stove (as applicable) are off/out.

- Turn off all lights, close and lock windows, and doors**.

- Linens may be left on beds, put used towels in the bathroom. If laundry is soiled, please treat and wash in hot water.&nbsp;

- Put heat back to 60 (winter) and AC (if available) to OFF in summer

- If you have brought a dog, please walk the yard, and make sure all waste is removed!

- Make sure that the pool (if available) is covered.&nbsp;

- If there are any smokers in your party, make sure no cigarettes have been thrown on the property.

- If used, the grill should be wiped down outside and the grates inside scraped after use. If food has fallen between the grill grates, make sure it's been removed as soon as the grill has cooled down. Cover after use.

- It is recommended to take pictures of each room as you left in addition to a picture of the pool temperate setting and the deck showing the pool was covered. You can email me the photos at checkout through the rental site email. Additional charges may be incurred for additional cleaning needed due to how the home was left. 

- *** Guests are responsible for shipping costs plus a $35 fee for shipping forgotten items. Payment can be made through Venmo or PayPal and must be made before shipment.

- ** If doors or windows are left open in the winter, the heat could run continuously. The Tenant may be held responsible for additional heating costs and/or damage should water pipes burst as a result of windows and doors being left open.

&nbsp;

6. The Tenants shall dispose of all waste material generated during the rental period in the manner described in the welcome package. Tenant is cautioned not to leave trash outside for long periods of time because it attracts animals.&nbsp;

&nbsp;

7. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.&nbsp;

&nbsp;

8. No animals or pets of any kind will be brought onto the premises without Host approval and pet fee. If pets are allowed at this property a full list of pet rules are in the house manual.&nbsp;

&nbsp;

9. The Tenants shall not sublet the property.&nbsp;

&nbsp;

&nbsp;10. The tenants shall have no more than the number of persons booked on the reservation visit, reside or sleep on the premises without Host approval. All overnight guests must be accounted for on the reservation. Inform Host of changes in overnight guests and daytime visitors. This property is not suitable for events or parties. An event or party is considered any more persons on the property than the number on reservation or that have been approved by the Host for daytime visiting. Holding an event or party on the property may be grounds for immediate termination of reservation with no refund of unused time and additional fee's may be incurred.&nbsp;

&nbsp;

11. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises with no refund of unused time. Quiet hour starts at 9 PM and outdoor noise should be kept to a minimum.&nbsp;

&nbsp;

12.There shall be no smoking inside the premises. Smoking is permitted outside the home with proper disposal. No cigarettes should be disposed of on lawn or driveway.&nbsp;

&nbsp;

&nbsp;13. Host shall provide towels, linens, cups, knives, forks, spoons, dishes and other items as commonly used by the Landlord's family. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them.&nbsp;

&nbsp;

&nbsp;14. The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from their acts or omissions with respect to the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.&nbsp;

&nbsp;

15. Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.&nbsp;

&nbsp;

16. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.&nbsp;

&nbsp;

&nbsp;17. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.&nbsp;

&nbsp;

18. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.&nbsp;

&nbsp;

19. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.&nbsp;

&nbsp;

20. No firearms shall be allowed on the premises.&nbsp;

&nbsp;

21. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.&nbsp;

&nbsp;

22. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits&nbsp;

&nbsp;

23. Tenant agrees not to access locked areas, which contains cleaning supplies and chemicals that could be hazardous to children and adults.&nbsp;

&nbsp;

24. The property has a fire extinguisher. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform Host immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies.&nbsp;

&nbsp;

25. The property has smoke and carbon monoxide alarms installed and they are believed to function properly at the time of rental. Tenant will notify Host without delay if a fire alarm “chirps” or has a low battery condition.&nbsp;

&nbsp;

26.Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.&nbsp;

&nbsp;

27. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months’ they shall become the property of the Host. The Host shall not be held liable for condition of said items.&nbsp;

Tenant is responsible for paying the shipping of returned items plus a $35 fee to cover time.&nbsp;

Payment can be made through PayPal or Venmo and must be paid before items are shipped.&nbsp;

&nbsp;

28. Internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences regarding internet service.&nbsp;

&nbsp;

29.Tenant agrees that heat shall not be set above 72. Doors and windows shall be closed when heat is in operation.&nbsp;

&nbsp;

30. Tenant agrees that if the property may have a water feature/pool/pond/river/hot tub. Tenant and Tenant’s guest will use at own risk. Tenant understands water feature/pool/pond/river is not to be used for ice skating. Full rules for use of water feature/pool/pond/river/hot tub are in the house manual if applicable. Ask Host if operation or use is not understood.&nbsp;

&nbsp;

31. If the property has a fireplace, firepit or grill, Tenant understands that the use of the fireplace, firepit or grill is at the Tenant's own risk. Full rules for use of fireplace, firepit or grill are in the house manual. Ask Host if operation is not understood.&nbsp;

&nbsp;

The Tenant(s) also agrees to indemnify, defend, and hold harmless the Host, landlord, managers, employees, personal and agents from any and all claims, liabilities, suits, damages, costs (including without limitation reasonable attorney fees and and costs).&nbsp;

&nbsp;

GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
