This was our first stay at Beachwalk, and overall, we had a great experience. The house was clean upon arrival with two minor issues—a slow-draining sink and missing hand soap, that were addressed promptly by the management team.Having a golf cart to drive to the beach was a great convenience. The house features a screened-in porch, which could use some attention (dirty cushions, cobwebs, and could benefit from a fresh coat of paint), as well as a charming front porch with rocking chairs. The kitchen was amply stocked. There was plenty of space for three couples, and the outdoor shower was a nice bonus.I was especially impressed with the management team throughout our stay—from check-in to check-out, everything was handled professionally. A special shoutout to PJ, who stood out with excellent people skills, knowledge, and a friendly, professional demeanor.

I usually never consider booking resort properties, but the Bella Beach house was better than we could have imagined! The house was clean and comfortable, and the golf cart was a plus.  The best part was a vintage Schwinn tandem bike that we found in the garage! Overall, it was an amazing vacation for our family.

The location of this house is fantastic and the beachwalk resort is great. Unfortunately this home is filthy. It’s dingy and needs a deep clean and a power wash. While the listing says it is “newly renovated,” nothing appears to be updated. The refrigerator is broken and maintenance had to come and fix a broken sink while we were here. One of the bathrooms did not have cold water rendering the shower useless.The listing also says there is space for 14 people here but on our first night we weren’t even able to set the table for our family of 7!! There isn’t enough silverware and the kitchen is minimally stocked. A pot missing a handle and a frying pan with peeling Teflon coating are meant to pass as “luxury.” Luckily we were able to borrow pots, pans and silverware from the resort. There is little to no storage except a pantry that doubles as a “junk”  closet, housing the owner’s garbage. And the house is over run with fruitflies. It’s clear that the owner is trying to make as much profit as possible while providing a very rustic experience. Even a laundry basket would have felt like a small luxury here.After visiting beachwalk many times and staying in many homes, this is absolutely the worst home we’ve ever stayed in. I would not recommend.

This house was perfect for our group! The bedrooms were spacious, the living area had plenty of seating with a comfortable sectional AND another couch, which was great for our group of 12. The screened in back porch and patio was a great place for morning coffee. The kitchen was spacious and easy to prepare food- although it would have been nice to have some larger pans to use!  The location was perfect- right in the middle of everything! Pool, pier, and a golf cart to ride to the beach. And the home was decorated beautifully. We were very comfortable here!

This home is perfectly located within the community. Pool and other amenities just short block area and a beautiful, green space/park behind the home. The front porch and outdoor shower was a fantastic bonus. The kitchen was fully equipped that even a gourmet cook would be impressed. Oh wait... did I mention how comfortable the beds were and how the space is beautifully decorated. The golf cart was another added bonus. 

Beachwalk Vacation Rentals Renter's Agreement



CANCELLATIONS

A cancellation made within 24 hours of booking the reservation is subject to a total refund. 

A cancellation made thirty-one (31) days or more prior to the arrival date is subject to the non-refundable booking fee plus 10% of the rental rate. 

Cancellations made 0 to 30 days prior to arrival are non-refundable and non-transferrable. A transfer to another home is considered a cancellation. 

All cancellations must be made via phone with a live reservationist by calling or via email at . A cancellation via voicemail is not valid. An updated pay statement will be emailed to you following the cancellation as proof of the cancellation. If you do not receive an updated statement showing your cancellation, please contact the Beachwalk Vacation Rentals office immediately.



ACTS OF GOD / CONSTRUCTION NOISE

Neither Owner nor Beachwalk shall be liable for events beyond their control which may interfere with guest(s) occupancy, including but not limited to; Acts of God, acts of government agencies, fire, strikes, war, inclement weather, or a pandemic. NO REBATE OR REFUND will be offered in these circumstances.



AMENITIES/ LOCAL ATTRACTIONS

Should the property you are renting offer any amenities or indicate closeness to amenities or local attractions including but not limited to the use of a pool, hot tub, basketball court, tennis court, use or access to the beach, fishing, or boating, please note that these amenities are not guaranteed as part of your house rental reservation. Amenity availability is based on seasonality, property location, weather, maintenance restrictions, and natural occurrences. 



WRISTBANDS AND PARKING PERMITS

During the months amenities are available, guests renting property within Beachwalk Resort must purchase wristbands and parking permits. Wristbands and parking permits are NOT included with the rental, both are a one-time additional purchase. Wristbands are $15 each and parking permits are $5 each. Wristbands are required for all guests ages 4 and over, signifying guests are renting within the resort and allowing admission into available amenities. Parking permits are required for all vehicles parking within Beachwalk Resort, including vehicles in driveways and overflow parking lots. Vehicles without permits are subject to tickets, fines, and towing. 

During the months amenities are available, guests renting property in the White Pine Community must pay a $15 resort fee per person (ages 5 and up). 



BPOA AT BEACHWALK RESORT

Please be aware, guests renting within Beachwalk Resort must also adhere to all Beachwalk Property Owners Association rules and regulations. The BPOA has an appointed security team that enforces these rules and regulations. For any questions regarding BPOA pool regulations, parking regulations, golf cart regulations, driving and safety regulations or quiet time, please contact our office for assistance. Guest(s) will be subject to fines and fees if rules and regulations are not followed. 



BPOA AT WHITE PINE

Please be aware, guests renting within the White Pine community must also adhere to all White Pine Property Owners Association rules and regulations. The WPPOA enforces these rules and regulations. For any questions regarding WPPOA pool regulations, parking regulations, golf cart regulations, driving and safety regulations or quiet time, please contact our office for assistance. Guest(s) may be subject to fines and fees if rules and regulations are not followed. 



CHECK-IN/ CHECK-OUT TIME

Standard check-in time is 4:00 p.m. and standard check out time is 10:00 a.m. These times are strictly enforced over the summer months.

A late check-out fee of $50.00 per half hour will be applied to those who fail to vacate the property by check-out time. During the off-season months, check-in and check-out times may be flexible. Please call our office at least 48 hours prior to your arrival at to request an early check-in or late check-out.

All properties have time activated door codes and therefore will not function upon an unauthorized early arrival or following an unauthorized late departure.

Guests renting within Beachwalk Resort must check in at the rental office at 202 Beachwalk Lane.



CHECK-OUT PROCEDURES

Do not strip the beds, leave all bedding and pillow covers on the bed.

Place dirty towels in a mutual bathroom/bathtub.

Make sure all refuse is in outside trash and recycle bins. 

Place any dirty dishes in the dishwasher and start.

Turn off all lights and fans, close and lock all windows and doors.

Report any damage or areas of importance to the office. 



CLEANING SERVICES

Standard departure cleaning and linen replacement are the financial responsibility of the renter and included in the total due for the reservation. The cleaning and linen fee is shown as a separate line item and is not included as part of the rental fee, this is a non-negotiable charge. During your stay, if you are not satisfied with the cleanliness of the home, please contact the office immediately at  Our policy is to correct cleaning issues, not to refund the cleaning fee. 



CREDIT CARD

Guest(s) providing a credit card number as a guarantee do agree to pay all rent and/or any outstanding charges and accept all terms of the lease agreement during the term of the lease with Beachwalk Vacation Rentals. Any charges incurred during the stay or additional charges added (late check out, excessive cleaning, pet fee or other violations.) may be automatically charged to the credit card given as a guarantee. 



FIREPLACES

Should your property have a fireplace please ensure the gas is turned in OFF position when not in operation. Contact the office should you need assistance with the fireplace during your stay. Do not allow the fireplace to run for extended periods of time, especially if a TV is installed above the fireplace. Use of a fireplace is at your own risk.



FIREWORKS (including sparklers) are strictly prohibited in and near all properties, AT ALL TIMES. 



GOLF CART USE

Should the property indicate it offers a golf cart for your use, please note this is a seasonal add-on and is not included during the cooler months. A separate Release of Liability and acknowledgment of the rules for golf cart use is required and provided separately. Guests are financially responsible for any damage that occurs to the golf cart during your occupancy. 



HOMES FURNISHINGS AND EQUIPMENT

All homes are privately owned, furnished, and equipped by their OWNER. As such, Beachwalk Vacation Rentals cannot make any changes to the furnishings or equipment provided by the owner. Décor, style, and color will vary and are subject to change without notice. Under no circumstances are furniture, bedding, mattress pads, utensils or any other property supplied with the rental property to be taken or transferred from one property to another. Moving furniture is prohibited, and evidence of such will result in a charge of $50.00 deducted from the security deposit to cover our placing items back to their original location.



HOT TUBS

If applicable to the property, the hot tub will be cleaned prior to your arrival. Use of a hot tub is at your own risk. NEVER leave children unattended near the hot tub. When a hot tub is not in use always have it covered and locked.



HOUSEHOLD SUPPLIES PROVIDED

A small initial supply of bath soap bars, toilet tissue (2 rolls per bathroom), dish soap, laundry pods and trash bags are provided but are not replenished. Guests are responsible for replenishing their own supplies after the initial supplies are used up. 



LINENS AND TOWELS PROVIDED

The supply of linens and towels provided is equal to the reported home occupancy. All properties include a functioning washer and dryer, bed linen and bath towels are not replaced during your stay.



LOCKOUT POLICY

All properties have time activated door codes and therefore will not function upon an unauthorized early arrival or following an unauthorized late departure. In the event a guest is locked out of a property please call for assistance. 



LOST & FOUND

Although we cannot be held responsible for items left behind, we do make every effort to locate and return items left behind. Contact our office and “found” items may be mailed back to guest(s) at the guests(s) expense. Guests that notify the office and would like lost items returned back to them will receive notification through . 



MINIMUM AGE

Beachwalk Vacation Rentals does not rent properties to individuals under 25 unaccompanied by a parent for the stay. ID's must be furnished upon request. If under 25 years of age, you will not be allowed to check into any Beachwalk Vacation Rentals property and all monies paid will be forfeited.



OCCUPANCY

Rental homes are not to be used to host any type of party or event without prior approval from Beachwalk Vacation Rentals. Occupancy in use of premises shall not be such as to infringe on the quiet enjoyment of its neighbors at ANY time during your stay. Guest(s) certify that they have read carefully the limitations placed on the number of persons permitted to occupy the premises, and will abide by such limitations; if not, guest(s) will be asked to vacate the property which will result a forfeiture of all monies paid.



ONLINE RESERVATIONS

If you make your reservation online directly through Beachwalk Vacation Rentals, it may take up to 24 hours for your credit card deposit to be processed. You will receive a reservation confirmation pay statement reflecting the charges made and future charges to be made. Rental contracts will also be sent to you when your reservation is confirmed. 



OWNER LOCKOFFS

Certain areas in each rental property are locked for the owner’s storage and are not included in the rental. These areas are prohibited for any guest use. 



PETS

Most of the Beachwalk Vacation Rental properties do not allow pets or emotional support animals. If an unauthorized pet is discovered after check-in, occupancy may be terminated with no refund. If our cleaning staff finds evidence of a pet upon departure, additional cleaning fees of $250.00 will be applied to guest(s) credit card on file. If you are planning to bring pets, please call our office to verify your rental is pet friendly. Pet friendly rentals require an additional non-refundable $25 per day on the rent and an additional $250 refundable security deposit. 



PROM PARTIES

No prom (or similar) parties are allowed without prior approval and, if approved, require additional rental fees, additional deposits and multiple adult chaperones, no exceptions. Suspected underage rentals will be investigated and if found to violate these terms, will be asked to leave without refund for unused time.



QUIET TIME

Quiet time begins 10 p.m. Please make sure the music is turned down and noise levels are kept to a minimum following this time (especially while enjoying the outdoor areas of the home). Repeated occurrences of failure to quiet down may result in fines and the termination of this contract without a refund of unused time.



RATES

All rates are subject to state and local tax and may fluctuate at any time prior to confirming a reservation.



REPAIRS – SERVICE CALLS – MAINTENANCE ISSUES

Beachwalk Vacation Rentals cannot guarantee against mechanical failure of heating, air conditioning, hot water heaters, refrigerators, ovens, televisions, cable/satellite receivers, electronic devices, modems, routers or other appliances or equipment. Please report any inoperative equipment to our office immediately. We will make a reasonable effort to have repairs done quickly and efficiently or move guest(s) to a different property if possible. Should a repair person be called to a unit and find that the equipment is in working order and the problem was due to the guest(s) oversight or neglect, the charge for the service will be the guest(s) responsibility. Guest(s) understand and agree that Beachwalk may enter the rental property at any time for the purpose of making any needed repairs. Our policy is not to refund or adjust rates for mechanical failure but to respond quickly to avoid inconveniences.



RETURNED CHECKS

A $39.00 service charge will be incurred for any returned checks. Please ensure you are providing your correct routing and bank account number when paying with a check. 



RIGHT OF ENTRY

Guest(s) agree that Beachwalk reserves the right to enter the rental property anytime to investigate disturbances, check occupancy, check for damage, to make repairs, alterations or improvements as the Beachwalk Vacation Rentals staff may deem appropriate.



DAMAGE WAIVER

Guests are responsible for any damage that occurs during occupancy. A $40.00 non-refundable damage waiver protection fee is included in the total price of the reservation. This damage waiver does NOT cover intentional damage, theft, or excessive cleaning charges.



SECURITY DEPOSIT 

A refundable security deposit is collected for all homes. Any damages, excessive cleaning, theft, or other damages not covered under the damage waiver described above will be deducted from this security deposit. All deposits, less any damages, will be refunded within 10 business days of departure by Beachwalk Vacation Rentals. Please allow additional time for the credit card processing company to credit your account.

If a pet is allowed there may be an additional fee. Properties that allow pets are clearly identified as pet friendly properties in the description.



ALCOHOLIC BEVERAGES PROVISION

No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a guest(s) or guest of guest(s) be arrested for underage drinking at the property or should Agent(s) observe a guest(s) or guest of guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated, and the Guest(s) evicted at the discretion of Management. Illegal drug use is strictly prohibited anywhere on the Property, as is smoking.



ALCOHOLIC BEVERAGES LIQUIDATED DAMAGES

Guest(s) recognizes and agrees that by allowing guest(s) to use the owner's home, the owner is relinquishing an inherently personal thing to guest(s) and, thus, the owner places a high degree of trust in guest(s) that they will treat the property with the utmost respect. To that end, guest(s) agrees that any violation of the Alcoholic Beverages provision included in this contract, including but not limited to the use of illicit drugs, is a serious violation of the owner's trust and thus causes the owner substantial damage. These violations of trust damages are inherently difficult to measure and, thus, guest(s) agree that any violation of the Alcoholic Beverages provision above shall entitle the owner to agreed liquidated damages for that violation of trust in the amount of $5,000. The owner also retains the right to pursue actual damages to the property resulting from the violation. Guest(s) further agrees that in the event it is found by a court to be in violation of the Alcoholic Beverages provision, guest(s) shall pay all of Owner's attorneys' fees and costs.



SMOKING

No Smoking is allowed inside any of our rental accommodations, including electronic cigarettes and vapes. If smoking has been detected inside of the property, a fee of $250 will be charged to the credit card on file as an additional cleaning fee.



TELEPHONES / INTERNET

Most rental homes do not have a landline. Some properties may not receive strong cellular service. If you need to call throughout your stay, please stop by the local rental office, and we would be happy to assist you.

All our properties have internet connection. We cannot guarantee an internet connection will be available due to mechanical/equipment failures. Each OWNER is responsible for the installation and upkeep of internet modems and routers. We will do our best to troubleshoot issues and contact owners/repair service as needed if your internet connection is not working correctly; however, we do not employ a technician. It is against our Policy to refund any rent because of internet related failures.

TERMINATION BY OWNER/SUBSTITUTIONS

Beachwalk Vacation Rentals strives to comply with all reservation requests for specific vacation properties. However, due to ownership changes, properties being removed from rental use, mechanical problems, or other unforeseen circumstances. Beachwalk Vacation Rentals cannot absolutely guarantee a specific rental property. Beachwalk Vacation Rentals reserves the right to change assignments without notice should the unit or property become unavailable. When comparable accommodations are unavailable, guest(s) can select from unoccupied properties at the published rate or receive a complete refund of their reservation deposit. If no substitution is available, Beachwalk Vacation Rentals will attempt to give as much notice as possible, so other arrangements can be made.



TAX EXEMPTIONS

To be tax exempt from state sales tax, you must provide a valid tax-exempt certificate prior to check-in. 



INDEMNIFICATION AND HOLD HARMLESS

Guest(s) agree to indemnify and save harmless the owner and Beachwalk Vacation Rentals for any theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with guest(s) use and occupancy of the rental property including but not limited to any claim or liability for golf cart accidents, personal injury or damage or theft of property which is made, incurred or sustained by guest(s). The terms “Agent(s)” and “Owner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The term “guest(s)” and “Your” as used in this Agreement shall include guest(s) heirs, successors, assigns, guests, invitees, representatives, and other persons on the rental property during the guest(s) occupancy (without regard to whether such persons have authority under this Agreement to be upon the rental property), where the context requires or permits.



WEBSITE INFORMATION

Every effort is made to ensure that information is accurate and complete on our website and our partner websites. However, Beachwalk Vacation Rentals will not be liable for any statistical or text errors.



You will receive an electronic version of this document that must be electronically signed within 7 days of booking. This agreement supersedes any 3rd party or online rental agreements signed. Additional instructions regarding check-in procedures will be sent to you before your arrival.  



You have 24 hours from booking to report any errors and then all cancellation fees will apply, regardless of our receipt of this signed contract.
