Great place, 6 bedrooms were great for 3 families. Very clean and modern. Would definitely come back there. The online information was entirely correct to what we found and experienced. Hot tub was great and very popular. Loved the two bedrooms near the game room, terrific for the kids.  Kitchen had every appliance we needed. Two washers and dryers were wonderful for us.


Couple notes: Sauna either was not working or we failed to turn it on correctly. Not an issue for us.
                              Stools around island need some felt bottoms, they are uneven.
                               Fan control in southeast bedroom - battery dead

Wonderful stay! Clean and well maintained. Would stay again for sure!

Super enjoyed staying here! It was super close to Mt. Rushmore and Wind Cave. Also, only an 1.5 hour trip to Badlands! So we were able to get two parks and a memorial all in one trip. Loved this house as it fit our party of 10 wonderfully. Would stay here again!

The home was great for our family.  We enjoyed staying in the Custer area.  Nice to have the king beds, & very nice bathrooms.  Everyone loved the spacious kitchen & the gorgeous island.  The kids really liked the game room, pool table being the most popular.  Of course the hot tub was a hit also.  The large screen TV’s in all rooms were a plus!  Thanks for a memorable vacation in Custer!

Beautiful comfortable home, comfortable beds. Very clean. Outside amenities were great. Very quick to respond to questions. Great place for kids. They loved the outdoors and watching the deer and wild turkeys in the back yard in the mornings.

A $65 fee will be required to cover shipping costs and the time of staff/cleaners to send the item back. If arrangements are not made within 14 days, any unclaimed items will be discarded.




 THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on between the following:

Guest: {{guest_name}} (“Guest”), and

Host: {{host_name}} (“Host”).

1. THE PREMISES:The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Hos

2. LEASE TERM: The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”). The guest should read the guidebook sent prior to arrival. 

3. REFUND POLICY: The Host does not issue full or partial refunds without first investigating any concerns raised. Guests must allow the Host an opportunity to inspect and address any issues during their stay. Should a guest leave the property without notifying the Host or without granting access for investigation, no refund will be provided.

4. QUIET HOURS : Quiet hours are in effect from 10:00 PM until sunrise. During this time, outdoor noise must be kept to a minimum, and music or loud activities are not permitted, out of respect for neighbors.

5. OCCUPANCY: The total number of guests allowed on the Premises is {{number_of_guests}}. Exceeding the agreed-upon guest count may result in immediate termination of this Agreement. Please ensure all guests are included in your reservation so adequate towels and supplies can be prepared.

6. BOOKING &amp; CANCELLATION POLICY: The total rental amount is due as outlined during the booking process. If the Guest cancels, the Host will uphold the cancellation policy stated at the time of booking. For VRBO or direct bookings, any applicable credit card processing fees will be deducted from the refund amount.

7. SECURITY DEPOSIT: A security deposit may be held and will be refunded within 7 days after checkout, provided no damage or excessive cleaning is required. Deductions may be made for damages, missing items, or if the property is left in poor condition.

8. PET POLICY: Strictly no pets are allowed on the Premises. If pets are found on-site, the Guest will forfeit any security deposit and the Agreement may be terminated immediately.

9. SMOKING POLICY: Smoking is strictly prohibited anywhere on the Premises.

10. SUBLETTING: The Guest may not sublet or assign this Agreement to any third party.

11. MAIL: Maildelivery to the property is not permitted. Guests are responsible for making alternative arrangements if needed.

12. INSPECTION &amp; TERMINATION: The Host reserves the right to inspect the Premises with appropriate notice, as allowed by law. If the Guest violates any terms of this Agreement, the Host may terminate the rental immediately, and the Guest must vacate the Premises. No refund will be issued in such cases.

13. MAINTENANCE &amp; DAMAGE: The Guest agrees to maintain the Premises in good condition and will be held responsible for any damage beyond normal wear and tear. Costs for repairs or replacement will be deducted from the security deposit.

14. TRASH DISPOSAL: All trash and recycling must be disposed of as instructed in the guidebook or by the Host.

15. NEIGHBORHOOD CONDUCT: Guests are expected to act respectfully and in a neighborly manner. Loud parties, disturbances, or disruptive behavior will result in immediate termination of the stay without refund.

16. HOST LIABILITY: The Guest assumes full responsibility for any injury or loss during the stay. The Host is not liable for accidents, injuries, or loss of personal property. Guests are encouraged to carry their own insurance coverage if desired.

17. USE OF PREMISES: The Premises may only be used for residential, short-term vacation purposes. Commercial activity of any kind is strictly prohibited.

18. ILLEGAL ACTIVITY: Any illegal activity—including drug use, violence, or inappropriate behavior—will result in immediate termination of this Agreement without refund.

19. LEFT BEHIND ITEMS: The Host is not responsible for personal items left behind. If items are found, reasonable efforts will be made to return them. A $65 fee will be required to cover shipping costs and the time of staff/cleaners to send the item back. If arrangements are not made within 14 days, any unclaimed items will be discarded.

20. SECURITY AT CHECKOUT: Guests are required to secure all windows and doors upon departure. Failure to do so may result in financial liability for any resulting damage or loss, including theft, water damage, or weather-related events.

21. GOVERNING LAW: This Agreement shall be governed by the laws of the state and jurisdiction in which the Premises are located.
