Welcome to this very comfortable, yet spacious town home in one of the best locations on James Island! Very cute and safe neighborhood with walking trails and a beautiful pond. Just a 10 minute drive to Folly Beach and Downtown, and walkable to the local Walmart and nearby restaurants. Remote work or learning? We have high speed internet access and a perfect workspace area for everyone. Also, enjoy the nice fenced in backyard area with a patio and gas grill.

The entire home showcases brand new flooring, furnishings and bedding. Nice open dining space, with a large dining table, connected to the galley kitchen. Two private bedrooms with Queen beds, each with their own connected full bathrooms. Master suite also comes with a big walk-in closet. Large yet cozy living room with two couches and a 50" flatscreen TV. We also offer YouTubeTV with dozens of live channels during your stay. Sliding doors from the living room go out to the private fenced in yard. Relax with your morning coffee or happy hour beverage at the table surrounded by fresh landscaping or use the gas grill during all the beautiful evenings in Charleston. Property also includes a washer and dryer and attached driveway for 2 vehicles.

Pet Policy:
1. This is a dog friendly rental, but we do have some guidelines to protect our home from damages. 
2. We can only accept mature, well behaved dogs, and they MUST BE 2 YEARS OF AGE or older. Preferably crate trained if on the younger side. If the dog is much older, then we understand a crate may not be necessary. 
3. We also prefer just one dog, but depending on size and their ages, we might be able to make an exception.
4. There will be a pet fee of $75 per dog and it will be collected separately after booking.
5.  Please plan to make your dog a big part of your activities when you are outside of the home so your pup isn’t home alone very often.

We have a driveway fit for two cars. But Uber and Lyft are also popular means for transportation around Charleston.

This charming condo offers a cozy and clean retreat, perfectly situated near beautiful walking trails and just minutes from Folly Beach and downtown Charleston. Very cute, tidy, and immaculately clean - we really enjoyed an extended stay at this home!  5 minutes to the beach, and 10 minutes from downtown it is perfectly placed.  We stayed here with our French Bulldog and had a blast!  Would definitely would recommend and stay here again!

Sara’s condo was exactly what we needed. Great location and we loved the walking trail behind the house.

Sara was an amazing host and the place was very clean. We very much enjoyed our stay and would love to stay here again. Perfect layout for a small family or two couples with each bedroom having an en-suite bathroom. 

The 2/2 townhome is conveniently located 15 min to downtown Charleston or 10-15 minutes to Folly Beach. Quiet + safe neighborhood with a walking path.

Sara was a good host, very responsive and did the best she could for us to be comfortable during our stay. My husband and I stayed for a couple months and my mother in law stayed with us for the first week. This place is in a great location (12 minutes away from Folly beach, three to four minutes from grocery shops. There is a nice trail in the back of the house, which I really enjoyed. The kitchen is well equipped and we really enjoyed using the grill. The place is beautiful, bright and very clean.  I love the lay out of the house. The only reason this was not a five star experience in our opinion is because the mattresses are extremally uncomfortable and the bedding on both bedrooms was very worn out and with many yellow stains. I oftentimes stay in Airbnb rentals and this was the very first time we had an issue with mattress. My husband has lower back issues and he could not sleep the entire night, I never had back issues and would wake up with my entire back in pain, specially in the lower back. When we brought this issues to Sara`s attention she was very understanding and responsive, telling us we could buy mattress tops, new pillows and new sheets and that she would reimbursed us for the purchases. We first bought two regular mattress tops sold at Department Stores, but they didn`t really help, so we ended up returning one and buying a better quality, thick mattress top by Viscosoft for the main bedroom, as my mother in law ended up staying in the guest bedroom for only one week, we only worried about the main bedroom. The mattress top turned out to cost much more than Sara was expecting and we appreciate the fact she honored the reimbursement. After we bought the Viscosoft mattress pad, my husband started sleeping much better. Unfortunately, I had to buy a second mattress pad of the same type (which I didn`t charge Sara for) to put on top of the first one because I would still wake up with back ache. The second mattress pad solved the issue for me. If it was not for this inconvenience of having issues with the mattress, this place would be a five star stay. I hope this will not bean issue for the next guests who stay at this place.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

PETS. The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.
&nbsp;
SMOKING POLICY. Smoking on the Premises is prohibited.
&nbsp;

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
&nbsp;
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
&nbsp;
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
&nbsp;
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
&nbsp;
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
&nbsp;
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
&nbsp;
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
&nbsp;
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.
