The spacious master bedroom is beach front with entry to the private balcony. Another entry is from the living room area. The beauty of the emerald coast can be admired from the dining and kitchen areas as well. The kitchen is fully equipped so meal prep is made easy. For your laundry needs a washer and dryer can be found in this beach front condo as well. Unit has a 58 inch SMART Flat screen television.  A festive vacation awaits you both inside and out. Gulf Dunes Resort is just a Few Minutes from Downtown Destin. You will be within walking distance of several Restaurants, and souvenir shops. On one side of the condo, you will have the Beach Lover's Paradise, and on the other, you will experience the convenience of local everything. Grocery stores, and specialty shops are only minutes away in Fort Walton Beach. The Fishing Pier is within walking distance, as is the famous Crab Trap and Gulfarium Complex. Of course, you could enjoy the beautiful drive to Destin to shop the Outlet Malls, stroll the Fishing Harbors, thrill the family at several theme parks, and choose from endless Dockside Restaurants for the family. This Beach Front Property is accented with Tennis Courts, a Private Gym, two Seasonally Heated Pools, and Protected Natural Dunes. There is 426 feet of Gulf Front Privacy, two private dune walkovers with showers, and relaxing lush tropical landscaping. Though Destin and its attractions are only a short drive away, this stretch of Powder White Beach is much more secluded. The sleeping arrangements in this unit are as follows: master bedroom - 1 king bed, 2nd bedroom - 1 king bed, 3rd bedroom with bunk beds ,  NO CLOSET IN THIS ROOM. This unit sleeps 6.

We first want to start with: We love booking with Brooks and Shorey! The team is professional and polite! However, the condo we stayed at this year was lacking what we are used to.  The trip started out with finding a bathing suit, from the previous guest, hanging on the master bath door. (Staff immediately retrieved this bathing suit but this made us really question the cleanliness). In the kitchen, we found dirty silverware (particularly the knives that had a cover over them in the drawer). The doors in the unit were very dirty. One of the elevators was broken, we had to wait a crazy amount of time each time we had to use the elevator. We hate to complain, but just expected a little more for what we paid! 

Very nice condo. Plenty of dishes and silverware. The balcony has nice patio furniture. The toilet in the master bath was kinda wobbly. The toilet seat in the guest bath was broken, maintenance came straight out and fixed it. I would return. 

The rental was nice and clean but needed some updating. The living room chair was bad on our backs, cushion kept sliding off. Couch cushions sagged back and had to be reset each time of use. Balcony furniture was old and not comfortable at all. The taller sets are much nicer.  Beds were very comfortable and kitchen stocked pretty good. Could use more mixing-plastic bowls and a hand mixer would be nice. Our first week there we had no internet, it was fixed as soon as Cox could get there. All in all a nice unit with a few glitches. Owners should be aware of this. Front desk gal, Marianne was a sweetheart and very understanding.  

We had a great stay at Gulf Dunes. We have stayed there several times and have always loved it. We will be back.

RENTAL TERMS & CONDITIONS

Advance Payment Required For Reservations
At the time of booking, a credit card advance payment will be required equivalent to fifteen percent (15%) of the total due. An optional travel insurance, which protects you from unexpected events such as hurricanes (see “Vacation Insurance Protection” below), is available for a fee of 6.95% of the reservation total, and if taken is also due at the time of booking. Reservations for condominiums made less than 30 days prior to arrival require payment in full immediately. All advance payments will be held in an interest bearing account with all interest going to the management company.

Full Payment Due
If you are renting a condominium, your remaining balance is due 30 days prior to your check-in date. IF WE HAVE NOT RECEIVED A CHECK OR MONEY ORDER 30 DAYS PRIOR TO YOUR CHECK-IN DATE, YOUR CREDIT CARD WILL BE CHARGED AUTOMATICALLY. This balance includes the remaining eighty-five percent (85%) of the listed rental rate and all taxes. All taxes are subject to change. The guest is responsible for payment, deposits, and other responsibilities detailed in the confirmation correspondence.

Family Rental Only
Reservations made for teenagers or young single groups will not be honored without an accompanying adult couple staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statue 508-141 with forfeiture of all monies.

Check-In Time
Check-in time is after 4:00 p.m.; checkout time is 10:00 a.m. Due to our high standards for cleanliness, not all units will be ready for check-in promptly at 4:00 p.m. We ask for your patience and suggest that you have alternate plans available between 4:00 p.m. and 6:00 p.m. in case the unit is not yet ready.

Damage Deposit
All guests are required to pay $69 for the damage protection plan which is automatically included in the rental charges. The damage protection plan costs $69.00 and covers up to $1,500.00 of accidental damage that is reported to the office. Brooks and Shorey Resorts will handle all claims and replacement of damaged items. Please note any damages to the property upon your arrival and report it immediately to your rental manager to avoid possible liability. Please notify us immediately if any loss or damage occurs during your stay.

Unit Assignments
We reserve the right to change unit assignments. We try to accommodate your request; however, a specific unit cannot be guaranteed. It only happens on rare occasions due to ownership changes, properties being removed from our rental program or a need for extensive repairs.
If comparable accommodations are not available, or not suitable for your stay you will be able to cancel and receive a full refund of your reservation payment paid to Brooks and Shorey Resorts. 

Occupancy
The maximum number of guests per apartment is limited at most properties to four (4) persons in an efficiency or studio, six (6) persons in a one bedroom, six to eight (6 to 8) persons in a two bedroom depending on the unit and eight (8) persons in a three bedroom. Other restrictions may apply.

Age Requirements
The individual making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the reservation.

Falsified Reservation
Any Reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted to check in.

Monthly Reservations
AMENITY PACKAGES ARE NOT AVAILABLE FOR 30 DAY OR LONGER RENTALS.

Absolutely No Pets Are Allowed
If evidence of a pet(s) is found in your unit or on the premises, you will be evicted immediately with no refund of rent. You will incur an additional charge for cleaning if any evidence of pet(s) is found in the unit during your stay or after your check out.

No Daily Maid Service
Housekeeping fee includes departure clean only. Linens and bath towels are included and are not to be taken from the unit. An initial setup of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest. Beach towels and hairdryers are to be provided by the guest.

Utilities
No compensation will be given for temporary outage of pool, electricity, elevator, gas, water or cable. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Brooks and Shorey Resorts, Inc.

Rules and Regulations
All Guests, as well as Owners, are required to conform to all rules and regulations which are provided for each property. Guests are subject to eviction, according to Florida Statue 509.141 with all monies lost.

Non-Smoking Units
Smoking is strictly prohibited inside all rental units. You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in all units.

Agency Disclosure
Brooks and Shorey Resorts, Inc. is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for the acts of theft or vandalism or damages to the guest’s property of items left in the unit.
