Positive: beautiful facility and amenities

Awesome and great hosts.
Positive: It's a beautiful penthouse property with outstanding ocean view from a luxurious lanai. Private entrance with easy access to the parking. Highly recommended for a party of four or more.
Negative: I ended up renting snorkeling gears for my kids then realized there was a closet full of boogie boards, masks, fins, and beach toys. The host supposedly described the closet during the initial orientation, but I was parking at the time and the rest of the family do not understand English thereby missed out on the information. 

So, don't bother to rent snorkeling gears before checking the closet. All you may need is a fin that fits you.

Beautiful location
Positive: Beautifully maintained facilities, friendly staff. Plenty of Pool chairs and not crowded like the Disney resort. Parking spots were easy to access and we liked the semi-private  elevators. Apartment is quiet and set back from the street, was clean and had adequate kitchen equipment for cooking.
Negative: Description says three bathrooms, but it is really two full bathrooms with showers, and a half bath with just a toilet and sink. It would be very crowded with eight people in this apartment, unless two are infants. The room with twin beds is very small, and there is no room for cots in the living room.
We wish there was a dining table on the lanai, because the view really is great. Would also be nice to have a few more towels available.

Wonderful place to stay to feel at home.
Positive: Great amenities, ocean view, full kitchen, safe, and quiet.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) is made on{{reservation_date}} between the following:

Guest: {{guest_name}} (“Guest”), and
&nbsp;
Host: {{host_name}} (“Host”).
&nbsp;
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”
&nbsp;
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).&nbsp;&nbsp;
NOTE: If you are renting at the Ko Olina Beach Villas, the minimum stay is six (6) nights per the House Rules. Our other properties do not have a minimum stay requirement.
CONTRACTING AGE REQUIREMENT. We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent. &nbsp;
INCLUSIVE/NON-INCLUSIVE FEES. -Our rates include a one-time linen-towel setup, starter supplies only. Local phone calls and internet access are complimentary but not guaranteed. Lost key and lock-out fees are NOT included and will be charged to the Guest, accordingly. &nbsp;
MAID SERVICE, UNIT TOWEL USE. Maid service is not included in the rental rate, however, it may be available for an additional charge directly with housekeeping or through your rental agent with at least 7 days advance notice. You may use the beach towels at the pools and beach, but must return them to the unit. Under no circumstances are bath towels or linens to be taken from the units.&nbsp;
HOUSE RULES. Guest(s) must abide by the condominium HOUSE RULES and any violation by Guest(s) or their invitees are the sole responsibility of the Guest. A copy of the House Rules was provided with this agreement.&nbsp;
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be in accordance with the Condominium House Rules for the property. Typically, it is a maximum of four (4) persons per studio/one-bedroom unit, six (6) persons per two-bedroom unit, and eight (8) persons per three-bedroom unit.
If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.
BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.
Cancellation / Change Policy. Cancellations must be made in advance in writing via email or through the booking platform. The cancellation becomes effective upon receipt by Starts International Hawaii, Inc. Any cancellation or changes received in writing after 12:00 PM (Hawaii Standard Time) may be subject to penalties, depending on the terms of your booking.
Our cancellation policy follows the terms and conditions of the booking platform used. Please refer to the cancellation terms specified on the respective booking site.

CREDIT CARD TEMPORARY HOLD AMOUNT (IN LIEU OF SECURITY DEPOSIT). Guests shall agree to a temporary hold on their credit card for seven (7) days after check out in the following amounts: $500 per two-bedroom unit, and $1000 per three-bedroom unit, or as detailed in the booking process. The HOLD is for the faithful performance of the Guest under the terms and conditions of this Agreement. The HOLD shall not be credited towards any Rent unless the Host gives their written consent. The HOLD shall be released provided that the following provisions are met. (a) No damage is done to the unit or its contents, beyond normal wear and tear. (b) No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay. (c) All debris, rubbish, leftover food, and discards are placed in a trash chute outside the unit, and soiled dishes are placed in the dishwasher and cleaned, as applicable. No excessive mess that requires extra cleaning or carpet shampooing. (d) All keys returned to Front Desk at check out as applicable and the unit is left locked. (e) All charges accrued during the stay are paid prior to departure. (f) No linens or towels are lost or damaged. (h) NO late check-out unless preauthorized (i) The renter is not evicted by the owner (or representative of the owner), the local law enforcement, condominium management, or security company. (j) No House Rule violations. (k) Unit is returned in the same condition it was found and the furniture in the same place it was found.&nbsp;
NO PETS ALLOWED. The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and the credit card hold amount shall be forfeited.
 NO SMOKING POLICY(Including E-cigarettes). Smoking on the premises is prohibited. A violation of this rule will result in a forfeiture of your security deposit

AS IS, WHERE IS. – Renter agrees to accept property “As Is” and “Where Is”.&nbsp;
NO SUBLETTING. The guest does not have the right to sublet the Premises.
INSPECTION. The Host has the right to inspect the Premises with prior notice in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready-to-rent condition (other than normal cleaning) at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition other than due to normal wear and tear. The Guest agrees that the Host shall deduct costs of said services from the Credit Card Hold prior to its release if the Guest causes damage to the Premises or its furnishings.
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host and its employees and affiliates against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss that the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase their own insurance for their guests if such coverage is desired.
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
HURRICANE OR STORM POLICY. No refunds will be given unless: (a) The National Weather Service orders mandatory evacuation in a "Tropical Storm/Hurricane Warning area" and/or (b) A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: (a) Any unused portion of rent from a guest currently registered, (b) Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and (c) Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period HURRICANE OR STORM POLICY.
GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of the State of Hawaii.

LIMITED LIABILITY: All reservations are subject to strikes, acts of God, and failure of guests to vacate as scheduled or other conditions beyond the control of Starts International Hawaii, Inc. Rates and cancellation policy are subject to change without notice. All funds are to be paid in U.S. dollars. Starts International Hawaii, Inc., its officers and employees specifically disclaim all legal liability and responsibility for any losses, damages, injuries, or risks to person or property, incurred as a direct or indirect result of occupying The Beach Villas. Management highly recommends that guests obtain insurance that covers against such occurrences.&nbsp;&nbsp;
