This was such a great home! The location was ideal for exploring all over the Outer Banks. Too many fun things to do in the area to name them all but we loved the Wright Brothers memorial, Jockey State park kite fest, and we had a great day exploring Corolla. My kids loved Holy cow creamery for their ice cream fix, and Bernie’s had great service and they also loved Vinny’s pizza. Lots of great eatery options and cute local shops. The house was well stocked for making any meals you want at home and the hot tub was great for evening relaxation. The game room was an awesome bonus and my kids loved it. Super comfortable and clean rooms and furnishings. We will come back when the weather is warmer to enjoy the pool as well.

No detail was spared at this Airbnb! The living room was big enough to host my family with 2 large couches and big TV. We gathered around the giant dining room after dinner to play games. The kitchen has all your cooking and food prep needs from dishes, silverware, pots and pans, and even a dedicated coffee stand. can't speak highly enough to the game room downstairs. It has a pull-out couch, a large TV and even three arcade games. The pool and Hot tub were  absolutely amazing addition. It's so relaxing to come back from long hot day at the beach to cool down in the pool and relax in the hot tub. in the storage shed there was plenty of beach chairs and other beach necessities. overall I'm highly impressed with this Airbnb and will choose this location every year for our trip to the outer Banks. thank you for hosting us! wish we could give you more than five stars!

Stayed at Somewhere on a Beach over a long weekend for my mom’s 60th birthday with my two sisters and a four month old and it was perfect! The interiors are even better than the pictures. The pool and hot tub were used multiple times a day by us and we loved the set up on the ground floor. The beds and linens were super comfy! And we appreciated so much having coffee pods, ample kitchen utensils, and so many little things included. It’s seems they thought of everything to have included (especially for a baby!). Only wish is that we stayed longer! Thank you!!

Comfy bed and furnishing, provided lots of things you might need during your stay, and nice location walkable to restaurants, coffee shops, and attractions that are family friendly. The pool and got tub were great as the ocean was too cold the time of year we went.

Home was nice and clean. Location was walking distance from the beach. The pool and jacuzzi was a plus. Having the grill with propane was also a plus. Overall, very pleased with the stay and will stay at the property for future visits if it occurs!!

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT (NCGS 42A). THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.
 Tenant is responsible to ensure Agent, acting for and representing the landlord, has received required payments. This contract represents a real estate transaction and constitutes agreement between the Tenant and Retreat Properties, LLC as agent, to rent the premises described in this agreement. Agent shall conduct all brokerage activities in regard to this agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any party or prospective party to this agreement.&nbsp;&nbsp;


THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

&nbsp;

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

 If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.

Vacation homes are rented to responsible GROUPS only. NO HIGH SCHOOL OR COLLEGE GROUPS ARE PERMITTED, REGARDLESS OF AGE. Any group whose behavior creates a disruption or interferes with their neighbor’s peaceful enjoyment of their property will not be allowed to stay and no refund of rents will be made. Any group misrepresenting themselves may be denied occupancy and no refund of rents will be made. Any use of the premises for purposes other than family vacation must be preapproved by the Agent/Landlord.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

&nbsp;

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

&nbsp;

SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:

&nbsp;

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.

&nbsp;

PETS. The Host does not allow any pets: If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.

&nbsp;

SMOKING POLICY. Smoking on the Premises is prohibited.

&nbsp;

SUBLETTING. The guest does not have the right to sublet the Premises.

INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

&nbsp;

MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings. It is agreed that Agent and their employees, for the purpose of clean-up and repair, may enter the premises at 10:00 a.m. on the day of departure and may remain on the premises until 6 p.m. on the day of arrival if necessary. Agent will make every effort to have the leased property available by 4 p.m. Tenant acknowledges that Agent’s representatives may need to access the property during the leased period for general repairs and maintenance. 

&nbsp;

TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.

&nbsp;

QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

&nbsp;

HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.

&nbsp;

ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.

&nbsp;

USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

&nbsp;

ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent. Tenant understands that he may not sublet or assign this Agreement. Tenant agrees that he will not use, nor permit the use of the premises for any unlawful or disorderly purposes, nor commit or permit a nuisance to be committed therein. NO FIREARMS, EXPLOSIVES OR FIREWORKS PERMITTED ON ANY LEASED PROPERTY. 

&nbsp;

POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

&nbsp;

GOVERNING LAW. This Agreement shall be governed and subject to the laws located in the jurisdiction of Premise’s location.

 

CONDITIONS. Tenant understands that the condition, as well as the furnishings, will vary in each home according to the owner’s taste. All properties or units are equipped for housekeeping with dishes, cookware, silverware and glasses. Locked areas such as owner’s personal storage areas are exempt from this Lease and are off limits toTenant. Entry into these areas is prohibited and can result in charges to Tenant. Tenant is responsible for all internet activity, where applicable, and agrees that no illegal copyrighted materials may be downloaded. Tenant understands that no refunds will be given for Internet connectivity issues or lack of service. Tenant is not allowed toupgrade any utility services or order movies on owners account. Any charges associated with such transactions will be billed to the tenant and their credit card charged. 

 

HURRICANE REFUNDS - There are no refunds to inclement weather including hurricanes. TRIP CANCELLATION and INTERRUPTION INSURANCE IS AVAILABLE.
