POINT B EXCLUSIVE - This classic extended Cape has gotten a complete modern makeover with a chic coastal transformation inside and out.

The first-floor of this reimagined Coastal Cape features a modern layout with open Living, Dining, and Kitchen Areas. The light-filled Living Area has vaulted ceiling with beams and skylights, and is framed on either side by two walls of glass windows and French doors. The sofa and chair seating is anchored by a fireplace with built-ins, professional artwork, and large screen TV. 

The open Dining and Kitchen space features white-washed beams, designer lighting throughout, plus French doors that open out to a large screened porch with lounge seating and TV. Doors from the porch lead to a pair of mahogany decks on either side. On one side, there is a large granite patio with teak dining table, umbrella, and seating for 10. There is also a Grilling Area. The other granite patio has a pair of Adirondack chairs. 

Back inside, the custom Chef's Kitchen has a center prep island/breakfast bar with stainless sink and cabinet-fronted Bosch dishwasher. There is a cabinet-fronted Fisher & Paykel refrigerator, Wolf induction range with oven/convection oven, microwave, white-veined quartz counters, open shelving, Moroccan-style subway tile, custom cabinets, a beverage bar with wine refrigerator, plus a separate built-in pantry. 

Just past the Kitchen is a newly designed Powder Room with Laundry Area and a French door that opens out to the deck. Across the hall, there is an Office/Den with desk and work area, plus day bed sofa for additional sleeping space.

The Primary Bedroom has its own private wing at the end of the first-floor hallway. It is framed by a wall of shiplap with two matching concealed doors that reveal a large custom walk-in closet with built-in drawers, shelves, and several clothes hanging areas. A sliding barn door opens to the Primary Bath with double vanity, large glass walk-in shower, and a French door that opens out to the back deck, and nearby outdoor shower.

The other two Bedrooms are upstairs and share a deluxe bath with tub and shower. Bedroom #3 has a large walk-in closet that expands to an open Bonus Room area. All Bedrooms are outfitted with the luxurious, super comfortable Avocado Green organic mattresses with high-end linens.

A new lower-level TV Room with sofa and chair seating has also been added. There is a high-speed wifi network throughout, plus a Sonos sound system on the first floor. All TVs are streaming.

In addition to the screen porch, decks, and back granite patios, there is also a covered mahogany front porch off the Living Area -- perfect for morning coffee or relaxing with a book as the sun rises over the eastern horizon.

Professional landscaping and gardens have been designed and added throughout the property. From its quiet, central Katama location, Edgartown Village is less than a mile and a half away, while South Beach is about two and a half miles away, and easily accessible by Meeting House Way.

POINT B EXCLUSIVE - Quietly set back on four private acres in the prestigious Oyster Pond area of Edgartown, this stunning architect-designed modern farmhouse is designed for indoor-outdoor living and entertaining at its finest. A deluxe Party Barn anchors the outdoor spaces with open Living and Dining Areas, fireplace, and bar. Sliding screen barn doors open out to the large heated pool and hot tub, granite patio, and several outdoor sunning and seating areas. 

Inspired by classic New England barn shapes, noted architect Dudley Cannada designed this modern farmhouse with three main interior living pods that are connected by a beautiful Great Room. The room is anchored by a floor-to-ceiling fieldstone fireplace and framed by two walls of glass French doors, plus vaulted ceiling with beams. The open Living Area has refined sofa and chair seating by the fireplace at one end of the Great Room, while the Dining Area and Kitchen anchor the other end.

The fully-equipped Chef's Kitchen has a large prep counter/breakfast bar, commercial stainless and cabinet-fronted appliances -- including three dishwashers and wine refrigerator -- quartz counters, walk-in pantry, plus a separate prep area with sink that can be closed off with pocket doors. Just off the Kitchen is a sun-filled TV/Family Room. It has sectional sofa seating with large screen TV on one side, and a casual Dining Area on the other, that is framed by two walls of windows that look out over the Pool Area. There is a half bath with a door that opens out to one of two enclosed outdoor showers, and a French door that connects to the Party Barn.

On the other side of the house, the Primary Bedroom encompasses the entire first floor of the western pod. The bedroom has sleeping and sitting areas with French doors that open out to pool area by the hot tub. The deluxe Bathing Salon has two walk-in closets, dual vanities, soaking tub, large glass walk-in shower with multiple shower heads, steam shower, and built-in bench. A French door opens out to a large private outdoor shower. There is pool area access from the shower.

Above the Primary Suite on the second floor, two Bedrooms share a full bath with glass walk-in shower. The other two Bedrooms are upstairs above the pod with the Kitchen and TV/Family Room. Both Bedrooms have private en suite bathrooms.

There is a Fitness Room located on the lower level. The room has a wall of floor-to-ceiling mirrors, padded workout floor, high ceiling, and natural light from a large window well. The equipment includes a Peleton bike, TRX, Bowflex Max Trainer, Sole treadmill, hand weights, and a large-screen TV and Sonos speaker.

Summer living centers around the Party Barn and pool area. The Party Barn has a Living Area with sofa and swivel chair seating, a wood-burning fireplace, Dining Area with large table, a Bar Area with sink and beverage refrigerator with ice machine. There are two walls of sliding barn doors and sliding barn screen doors, for various combinations of open-air enjoyment and entertaining.

The 16 by 34-foot heated saltwater pool has a French Grey Pebble Sheen finish and is a "sport-style" pool with three-and-a-half-foot depths at each end, and five-feet in the middle. There is a west-facing sun bench in the pool, and the 8 by 8-foot hot tub spills over into the pool. There is a large granite surround with sun loungers, and a Provençal-style garden. On the other side of the Party Barn, there is a grilling area and several outdoor dining tables. There is a large grass backyard that is fenced in and edged by privet hedge around the entire area.

The Farmhouse property sits across the street from the boat launch on Oyster Pond. Unlike the other Great Ponds of Martha's Vineyard, Oyster Pond only has private access. Renters have access to the pond -- which is great for standup paddleboarding or kayaking -- as well as access to the private association barrier beach at the far end of Oyster Pond. There is a beautiful sandy beach that has easy access to the calm waters of the pond side, as well as the surfy south shore ocean beach.

NOTE: Access is by boat only. Point B can help you rent small watercraft. Oyster Pond is usually opened up to the ocean once during the summer to flush and refresh the pond water. The water level drops about 10 feet. During that time, boat access is limited or not available. Typically, it takes about two - three weeks to refill. The timing depends on shorebird migration and pond water levels. The process can be as early as June or as late as early August. Boat rental should be planned for accordingly.

POOL HEAT: Pool is heated to 81 degrees and spa is heated to 94 degrees. During July and August, the rent includes a $200/week propane allowance. Heating usage above that level will be pro-rated and charged to the renter. Pool heat surcharge of $500/week is applied in May, June, September, and October, if the pool is open. Please inquire.

FIREPLACES: Great Room fireplace use is not permitted but the wood-burning fireplace in the Party Barn is available for guest use.

NOTE: Two-week minimum in July and August. Agent has owner interest. Caretaker lives in separate Guest House on the property.
