Come and stay at our cozy, fully renovated first condo on the mountain at Bretton Woods Ski Resort and Forest Cottages. Whether it's summer, winter, fall, or spring; our lovely home in Bretton Woods is perfect for a change of scenery and a break from the daily grind. 

Our location is unmatched as the first Ski In & Ski Out condo on the mountain and in the perfect spot for skiing, snowshoeing, hiking, fishing, biking, and golfing. Or you can just hang out with your family or friends for a much-needed change of pace from busy city life. 

Children are welcome! If you have to take turns skiing to watch your child or you are putting your child in lessons, the beginner trail is in the front yard, thus offering the very best new skier experience. Experienced skiers will love skiing to and from the lifts. We are steps away from the gondola and Lodge Après ski (post skiing party at the Lodge). All of this is nearby so you don't have to worry about a thing. 

Due to its convenient location as the first condo on the mountain, this 2100 square feet vacation rental offers sweeping views of the trails, lifts, gondolas, and mountainside all from the kitchen and dining area windows. No matter the season, the home is always flooded with light and sunshine. Since we just put in an HVAC in May 2021, our home is now centrally air-conditioned so you don't have to worry about getting too warm if you visit during the summer.

There are two entrances to this gorgeous luxurious condo.
The main entrance to the condo is from the deck which opens into the beautiful living space on the main living level. Another entrance leads to the basement ski room and is ideal for getting right onto the ski slopes that are outside the front door. 

This listing is for the 3 levels of the condo which includes 3 bedrooms and 3 full bathrooms and a basement that includes a fully equipped game room and an attached ski room. The main entrance of the condo is through a private deck that includes a spacious sitting area fitted with a picnic table for you to enjoy the delicious food you make on the brand-new Weber gas grill provided on the deck. 

Enter through the newly installed sliding glass doors into the main living area and relax in the living room in front of the elegant wood-burning fireplace. Or watch your favorite shows on the 55 inches curved Samsung television in the top bedroom. 

Enjoy your breakfast, lunch, and dinner in the dining area while gazing through the window at the spectacular views of the skiers, the gondola, and the ski area footsteps away!

If you prefer to make your own food, the home includes a brand new, fully functional, and complete kitchen with 100% new stainless steel appliances and granite counters with full granite backsplash. 

As you end your adventures of the day, your party can enjoy sleeping in any of the 3 bedrooms each of which comes with a full bathroom. 

* Bedroom One - Level 1* 

The main bedroom is accessible through the living room and is also located on the 1st level. This generous room has a new king-size Kirkland Signature Series Plush bed with luxury hotel sheets and bedding. Like the rest of the house, this room was also fully renovated in 2021, with classic grey paint, restoration hardware sconces and overhead lighting, new carpeting, a desk, blackout blinds when opened allow the sunlight to pour in, and a view of a mountain stream and Mountain Washington through the trees. 

* Bedroom Two - Level 2 * 

The second bedroom is on the upper level and features twin bunk bedrooms (4 beds), all-new mattresses, and a full-size futon sleeper so a total of 5 people or children can sleep in this room. Like all the other rooms, this room also features central heat and air, temperature control, a new carpet, new paint, a brand-new bathroom, and a lovely, bright skylight. Because this bedroom is on the upper level and has a full bathroom, it is the perfect space for easily separating the kids when the adults want to stay up later and hang out. 

* Bedroom Three - Lower Level *
We have recently added a brand new bedroom with a queen bed that sleeps two and a bathroom.

The finished basement with steel beam construction features a game/living room with a large sleeper couch and 55-inch curved flat-screen television. The lower level also features a new kitchenette with basic facilities and a full laundry room with a washer and dryer.

Missing your gym? You don't have to. We have provided dumbbells from 10-60 pounds on-site and a Rogue flat bench for you to keep up with your daily reps. This lower level is a fabulous family game room where our family has enjoyed everything from billiards to ping pong to watching movies! We hope your family has as much fun as we do! 

It also has a ski room! You can ski from the trail to the basement entrance to enter and exit this space. Since the condo is a true ski-in/out location, you can just put on your skis and trudge out the door and onto the slope. The entrance uses rubber matting so snow in this room isn't an issue, custom ski racks, benches to get your boots on, plenty of hooks and shelves for all your gear, and an awesome boot and glove dryer, so you can have a warm welcome home on your return. This area also includes a bathroom and a newly installed full laundry room. 

Amenities include guest wifi, ski locker, foyer with refrigerator, washer & dryer, microwave, coffee maker, linen and towels, benches, hooks, full bath, brand new carpet, new classic grey paint, plush king-size bed, Pottery Barn headboard, private balcony, brand new television, bedside sconces for reading, new light fixtures & black matte hardware. This townhouse has two entrances: one from the front which leads to the Single Suite and another one from the deck which goes to the beautiful living space in the main living level. This listing is for the three levels of the condo which includes 4 bedrooms and 4 full bathrooms (minus the basement). The main entrance of the townhome is through the front door or basement.  The deck includes a spacious sitting area fitted with a picnic table for you to enjoy the delicious food you make on the brand-new Weber gas grill provided on the deck. 

Enter through the newly installed sliding glass doors into the main living area and relax in the living room in front of the elegant wood-burning fireplace. Or watch your favorite shows on the 55 inches curved Samsung television in the top bedroom. 

Enjoy your breakfast, lunch, and dinner in the dining area while gazing through the window at the spectacular views of the skiers, the gondola, and the ski area footsteps away! 

If you prefer to make your own food, the home includes a brand new, fully functional, and complete kitchen with 100% new stainless steel appliances and stone counters with full  backsplash. 

As you end your adventures of the day, your party can enjoy sleeping in any of the 4 bedrooms each of which comes with a full bathroom. 

* Bedroom One - Level 1* 

Bedroom one is a single-suite bedroom and is accessible from the main entrance via the door to the foyer and also by the side entrance. We have a washer, dryer, microwave, coffee maker toaster, and fridge in the foyer that leads to this room. This area of your rental home is wonderful for a second family due to the ability to have lock-out features, a medium-size refrigerator, microwave, toaster, coffee maker: basically a mini kitchen. 

This bedroom features a king-size bed and a plush Kirkland Sealy Signature Series mattress. The entire room was remodeled in 2021 & the bathroom was refreshed. The king-size bed has Pottery Barn headboards, hotel plush king-size pillows, fancy bedding, and sheets so you feel as special as you truly are in this luxurious home. This single-suite room also has a private balcony so you can enjoy a quiet evening with your partner or watch the birds as you discuss the day's plan. 

* Bedroom Two - Level 1* 

The second bedroom is accessible through the living room and is also located on the 1st level. This generous room has a new king-size Kirkland Signature Series Plush bed with luxury hotel sheets and bedding. Like the rest of the house, this room was also fully renovated in 2021, with classic grey paint, restoration hardware sconces and overhead lighting, new carpeting, a desk, blackout blinds when opened allow the sunlight to pour in, and a view of a mountain stream and Mountain Washington through the trees. 

* Bedroom Three - Level 2 * 

The third bedroom is on the upper level and features twin bunk bedrooms (4 beds), all new mattresses, and a full-size futon sleeper so a total of 5 people or children can sleep in this room. Like all the other rooms, this room also features central heat and air, temperature control, new carpet, new paint, a brand new bathroom, and a lovely, bright skylight. Because this bedroom is on the upper level and has a full bathroom, it is the perfect space for easily separating the kids when the adults want to stay up later and hang out. 

* Bedroom Three - Lower Level *
We have recently added a brand new bedroom with a queen bed that sleeps two and a bathroom.

* Basement *
The finished basement with steel beam construction features a game/living room with a large sleeper couch, 55-inch curved flat-screen television. The lower level also features a new kitchenette with basic facilities, a full laundry room with a washer and dryer.
New in 2022, Full bedroom with queen size bed, kitchenette and full bathroom. 

Missing your gym? You don't have to. We have provided dumbbells from 10-60 pounds on-site for you to keep up with your daily reps. This lower level is a fabulous family game room where our family has enjoyed everything from billiards to ping pong to watching movies! We hope your family has as much fun as we do! 

Ski room! You can ski from the trail to the basement entrance to enter and exit this space. Since the condo is a true ski-in/out location, you can just put on your skis and trudge out the door and onto the slope. The entrance uses rubber matting so snow in this room isn't an issue, custom ski racks, benches to get your boots on, plenty of hooks and shelves for all your gear, and an awesome boot and glove dryer, so you can have a warm welcome home on your return. This area also includes a bathroom and a newly installed full laundry room. 

We take great pride in maintaining our home and have made every effort to make it as enjoyable and relaxing for you as we would for ourselves. Our Forest Cottage is newly upgraded with all the amenities that you might need in your home away from home.

The entrance to this suite is located separately from the main house and is completely private. It opens into a foyer that is fitted with a kitchenette, a microwave, washer, and dryer. This opens into a hallway that leads to the bathroom and bedroom. 

The spacious bedroom features a king-size bed and a plush Kirkland Sealy Signature Series mattress. Everything is new in 2022. The bed is a Pottery Barn headboard, hotel plush king-size pillows, fancy bedding, and sheets to give our guests the true feel of a luxury hotel stay with the comforts of home. 

Wouldn't it be nice to not have to spend an excessive amount of time in the car? Well, don't you fret! That is exactly what you get when you stay at this perfectly located suite. This vacation rental is the first condo on the mountain and the front yard is touching the beginner slope! 

Put your skis on and a few pushes get you to the lifts and gondola; at lunch and the end of the day, ski to the front door and walk to Apres skiing. 

In the summer walk out your door to begin a hike to the summit of Bretton Woods to visit the new Rosebrook Lodge and expansive views of Mount Washington or walk to the Mount Washington Hotel for coffee in the morning or biking and hiking on the many trails. 

Due to its unique location as the first condo on the mountain, this vacation rental suite offers sweeping views of the surrounding ski slopes and the gondola. For ski lovers, this suite is perfectly situated right next to the ski lifts - you can even see it skiing down the mountain.

In addition, this level includes a King bedroom and a pass-through bedroom with a Twin over Twin bunk bed, plus a bathroom with walk-in shower, and a lovely deck overlooking the award winning ski slopes of Bretton Woods. Laundry is also available for your convenience. 

Upstairs, there are two separate wings. The first includes the kitchen, a dining area with seating for 8 (in addition to the bar area that sits 7!), and the upper deck, complete with picnic table, grill, and more fabled views of Bretton Woods. This wing also includes a Queen bedroom, a bedroom with 2 Twin beds, and a bathroom with shower. On the other side, the North Wing includes a very private Full bedroom, and an additional small bathroom with shower.

WHAT TO EXPECT
Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. 
-Dogs are allowed (maximum of 5 dogs); any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Respectful Noise Levels: Let's keep the peace! While the house is quite secluded, noise carries. Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities:
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 4 cars. 

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
-Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.
